12.01.2022 Just because you've got investment properties doesn't make you an expert. This is the reality that is hitting home hard with lots of investors I see these days. I recently noticed that I've had a few people join my program who already have commercial properties in their portfolio.... One, in particular, has over $25Million in commercial property... And while he enjoys the income from those deals... He realised that he was buying them without a lot of strategy or planning... he was just buying based on the passing net income *(Jargon Translator: the net income at the time of purchase). What he wasn't doing was factoring in upsides, hidden growth opportunities or potential exit strategies. That's why he came to me... that's all my wheelhouse. Talking to some of these new members, I was able to see that this is a fairly typical story. I was chatting to my letting agent the other day about this very thing... (This guy's a legend and makes all other letting agents look like lazy rip off merchants - don't know what I'd do without him!) ...and he was telling me that he gets clients all the time who have commercial properties that turn vacant, and they have no idea how to handle it... because they bought without having the background knowledge. The reality of not having the right knowledge and support is this: All of these guys (my new members and my letting agents clients) are leaving massive amounts of money on the table. I'd imagine (even without seeing their portfolio) that there is a full-time job for someone just implementing all these strategies to generate more cash flow and equity... ... and if your portfolio is big enough, then you could literally hire someone to take this on and still make a brilliant profit. ***Now it occurs to me that not everyone on my list has a massive portfolio... so what's the solution there? It's the same as if you do have a sizeable portfolio - precisely the same... it's this: Get educated... get supported (by me and by creating your own A-Team) and Get Busy!
