22.01.2022 NATIONAL CABINET STATEMENT 29 March 2020 Prime Minister Commercial and residential tenancies... As part of its work on helping businesses hibernate, National Cabinet agreed that short-term intervention is needed for commercial tenancies. Work on this has begun, but there is more to do, including for residential tenancies. National Cabinet agreed to a moratorium on evictions over the next six months for commercial and residential tenancies in financial distress who are unable to meet their commitments due to the impact of coronavirus. Commercial tenants, landlords and financial institutions are encouraged to sit down together to find a way through to ensure that businesses can survive and be there on the other side. As part of this, National Cabinet agreed to a common set of principles, endorsed by Treasurers, to underpin and govern intervention to aid commercial tenancies as follows: - a short term, temporary moratorium on eviction for non-payment of rent to be applied across commercial tenancies impacted by severe rental distress due to coronavirus; - tenants and landlords are encouraged to agree on rent relief or temporary amendments to the lease; - the reduction or waiver of rental payment for a defined period for impacted tenants; the ability for tenants to terminate leases and/or seek mediation or conciliation on the grounds of financial distress; - commercial property owners should ensure that any benefits received in respect of their properties should also benefit their tenants in proportion to the economic impact caused by coronavirus; - landlords and tenants not significantly affected by coronavirus are expected to honour their lease and rental agreements; and - cost-sharing or deferral of losses between landlords and tenants, with Commonwealth, state and territory governments, local government and financial institutions to consider mechanisms to provide assistance. National Cabinet will meet again on Monday 30th March 2020.

20.01.2022 MORATORIUM ON RENTS IS NOT A FREE RIDE REIA president Adrian Kelly said he welcomed the Minister for Housing Michael Sukkars words which were a clarification... on what a moratorium on evictions means. A moratorium on evictions doesnt mean rent is not payable, it is. If circumstances mean that payment in full is not possible it is a holding off from payments, not a cancellation, said Mr Kelly. It is for people who cannot pay at this time not for those that can. If you can pay your rent now, you pay it. If you cant pay your rent now, you have been given grace for six months, but will have to catch up when you are able to pay it again. Mr Kelly said the Minister for Housing reiterated what the REIA has advised recently, that you should be paying your rent. 18.01.2022 Despite COVID-19 shutdowns, Australians are maintaining a keen interest in property. New data shows search activity across the Buy and Rent sections of realestate.com.au has increased over the past week and is considerably higher than it was a year ago. Search activity for rental properties on realestate.com.au lifted by 7.9 per cent and is now 14.6 per cent higher than this time last year. The 14.6 per cent year-on-year increase is the largest jump since early August of last... year. The weekly increase marks the second successive week in which the year-on-year increase was higher than the previous year. 17.01.2022 The Property Investment Professionals of Australia joined forces with the Property Investors Council of Australia - PICA to conduct a short investor survey in mid-May 2020, which attracted 1877 responses from across the nation. The survey found that 72 per cent of investors were confident about the markets short-term prospects down only 10 percentage points from the investor sentiment survey conducted in September last year. More than 70 per cent of property investors sa...y it is a good time to buy residential property with the majority also believing it is business as usual. The survey results also found that the coronavirus crisis had not changed the investment intentions of 80 per cent of investors over the next six or 12 months. The survey showed that investors were overwhelmingly optimistic about the property market over the next year. Nearly 60 per cent of respondents indicated that the pandemic had not made them change their investment plans over the next six months. 05.01.2022 AN UPDATE FOR THE REAL ESTATE INDUSTRY FROM ADRIAN KELLY Today I have had a telephone conversation with the Federal Housing Minister, Michael Sukkar. An ass...istance package relating to the real estate industry is being finalised today and will be announced by the Prime Minister tomorrow. This package will be largely related to our tenants in order for them to be able to continue to pay their rent should they become unemployed. This is particularly the case for low income earners and those that are likely to be subject to loss of employment in the coming weeks. The assistance will be as large as it can be in order to tide people over until the current crisis has passed and while the package will be reasonable in size it obviously wont be able to help every person. I impressed upon the Minister the importance of keeping rent payments flowing so that estate agents can continue to trade and in so doing our property owners will continue to receive their rent and meet their mortgage repayment commitments. No forced evictions measures may be announced. I conveyed to the Minister that we are very mindful of the need for all Australians to have a roof over their heads at this time. I reminded him that in Australia we have 3,000,000 rental properties and the vast majority of those properties are managed by our members. The long term timing being worked towards is three to four months as an initial crisis phase and the government is aiming for the industry to come out of this crisis as unscathed as possible. I conveyed to the Minister that we stand ready to provide leadership at this time and that we will be very supportive of him and the government. He was very appreciative and will convey this to the Prime Minister today. I have also offered the Minister the ability to convey whatever messages they might wish to provide at very short notice to the industry including to our tenants and property owners. This offer was also very much appreciated. The Minister and I will have a further telephone conversation tomorrow after the package has been announced. He will be looking for further guidance from REIA as to whether we feel that the package is likely to go far enough or whether there are further measures that should be implemented.
