Landlords need to start working harder than ever to retain tenants in today's highly competitive rental market, there's a growing supply of houses and apartments in many of Australia's capitals. According to the Domain Group, Brisbane has a vacancy rate of 2.7% for houses and 3.1% for units. Andrew Staehr, director at Archers the Strata Professionals, has said that "in a very competitive apartment market, it is not good enough to simply lure renters in. Industry professionals and landlords must now ensure they are doing everything they can to retain tenants after the lease is signed." The majority of landlords choose to make their rental properties 'no pet' zones, even when they are likely to be pet owners themselves. Many would cite the lack of insurance cover as making the risk too great, said Sharon Fox-Slater, executive general manager at EBM Insurance Brokers. She also argues that not considering pets could be inimical to the value of the investment, and it could be costing landlords money. As there is a high demand for pet-friendly properties in Australia, prospective tenants who are looking for pet friendly homes are most likely to be high-quality long term tenants. Fox-Slater said "two out of three tenants may not even consider your rental." Research indicates that pet-friendly properties will receive twice as many prospective tenants than any other types of housing. A larger tenant pool means faster re-letting periods and lower property vacancies.
