20.01.2022 Your complete guide toSpring Cleaning Disclaimer: (I accept no liability for burns or spider bites) Wash all your windows, inside and out. Newspaper and window cleaner works. Give your barbecue a comprehensive clean so it’s free of greasy surfaces. Dust your light bulbs with a lint-free cloth to make your house brighter (do this when the bulb is switched off and cool).... Wash your walls. Sometimes a new paint job isn’t necessary just a clean! Go through all your important files and documents and reorganise them efficiently. Tackle the garage separately. Who knows what treasures you might find lurking in there? Give your outdoor furniture a clean too (and watch out for hiding spiders). Clean outdoor light fixtures and get rid of those cobwebs. Clean flyscreens and security grilles on doors and windows. Make sure all your smoke detectors are working (and clean). Clean out the tracks of your sliding doors these attract plenty of grit. Ceiling fans can get quite filthy you may need to wipe as well as dust. Clean or replace your bathroom mats, kitchen mats and outdoor welcome mat. Spring clean the outside of the house, the shed and the garden last. When finished, put your feet up and enjoy your beautiful home because you deserve a break! And remember, we live in the age of outsourcing, so if any part of your spring cleaning checklist seems like ‘just too much’ (yes, gutter cleaning, we’re talking about you), don’t be afraid to pay someone else to do it for you instead. 04.01.2022 How to Upsize: To Renovate or Relocate? Unfortunately, our homes don’t always grow with us. What may have initially worked fine for a single person, a young couple’s starter home, or a family with a newborn can quickly become too small as families expand and multiple generations live under one roof. Re-modelling and adding to your home is one option for creating more space, but it can be costly, and the size of your property may be prohibitive. That’s when moving to a bigger ...home becomes the best solution. WHERE DO YOU NEED MORE SPACE? The first thought when upsizing your home is to simply consider square metreage, bedrooms, and bathrooms. But it’s important to take a more critical approach to how your space will actually be used. If you have younger children (or possibly more on the way), then focusing on bedrooms and bathrooms makes sense. But if your children are closer to heading off to university or starting their own families, it may be better to prioritize group spaces like the kitchen, dining room, living room, and outdoor spaceit’ll pay off during the holidays, when everyone is coming to visit for big gatherings. MOVING OUTWARD If you need more space, but don’t necessarily want a more expensive home, you can probably get a lot more house for your money if you move a little further from a city centre. While the walkability and short commutes of a dense neighbourhood or apartment are hard to leave beyond, your lifestyleand preferences for hosting Christmas lunches, barbecues, and birthdaysmight mean that a spacious home in the suburbs makes the most sense. It’s your best option for upsizing while avoiding a heftier price tag. CENTURY 21 Australia Real Estate realestate.com.au/lifestyle realestate.com.au

04.01.2022 The Rental Price is Right Landlords should understand the rental climate when determining the most suitable price to charge for rent. Supply and demand drives the rental market therefore price adjustments need to be made to accommodate. Here are a few of my tips to consider when working out the right price to charge for your investment property. ... Comparison is key to determining the right rental price. Consider what your property offers in terms of size, presentation and proximity to transport, shops and schools. Comparison can then be made to other properties in your area. Extensive research will be a guiding factor in making the right decision about price. High vacancy rates in an area may indicate low levels of demand or a high supply level. Remember that in some areas, certain kinds of homes may be more desirable to tenants. For example, people might be looking for townhouses to rent in a particular area over standalone homes. If the kind of property that you are offering is in oversupply, you may have to consider lowering your asking price in order to attract a desirable tenant. Where vacancy rates are low, opportunity may exist for a price increase. In more exclusive areas renters may be more willing to pay a higher price than average to secure a property. Rental increases may not be the best decision when your property is happily occupied. Maintaining a good relationship with tenants may encourage continued occupancy. Even a simple gesture such as mowing the lawns can influence the satisfaction of your tenants. If you choose to do the mowing yourself, it may even afford you the chance to check in on the property. If the rent is increased in a competitive market, you run the risk that the tenant will leave, resulting in a vacant investment property. The financial loss from this can quickly outweigh any gain from a high rent from the next tenant. CENTURY 21 Australia Real Estate realestate.com.au Real Estate Sydney, Australia
