18.01.2022 2020 is not likely to be year a of seasons but instead months of consecutive selling. With international travel off the agenda, what people may have spent on an overseas holiday is quite likely to be spent on upgrading their existing home or buy their first home. People have been sitting at home with more time on their hands to look at property. This coupled with phenomenally low interest rates, meant April appointments got us more qualified buyers that were ready to do a dea...l or transaction. When it comes to method of sale, just because we now have the ability to do open homes again doesn’t mean it is time to drop buyer appointments in our opinion. Open houses can create laziness in an agent and relationships are not built due to too many people there. One-on-one has a higher strike rate and this was proven over the last 6 weeks. A lot of people are re-evaluating their relationships, their work arrangements and their home life. 09.01.2022 "The Sunshine Coast property market continues to remain one of the prime spots in Australia, with quarterly growth of 1.8 per cent with a median house price now $620,000," reports Antonia Mercorella, REIQ Chief Executive Officer. The Coast also posted strong results with the second highest median unit price for the quarter of $445,000 with speculation this was being driven by a pandemic-triggered southern investment spree. According to the Australian Property Investor website... the Australian Bureau of Statistics reported Queensland had a net gain of more than 22,000 people in 2020, nearly double its 10-year average of 12,409. Rural retreats, beachside abodes and suburbs with room to move are tipped to be the hottest property markets in a COVID-wary southeast Queensland in 2021. Despite a tumultuous year for the country's economy and housing sector, experts say strong capital gains are on the cards for certain locations across Brisbane, the Gold Coast and the Sunshine Coast. Research from property portal Realestate.com.au reveals a surge in demand among potential buyers for southeast suburbs close to the coast or those featuring bigger homes on large land parcels. Even with the Christmas holiday period there were 26 sales written by the Amber Werchon Property team between the 21st of December - to the 31st December.
