24.01.2022 3 out 4 not too bad! 3 of today’s 4 inspections had leaks, all from different sources. Leak 1 - AC drain blocked, water down through two levels of walls flowing inside and outside. Leak 2 - water coming through deck roof bracket penetration. Leak 3 - leaking toilet, water running into the wall and ceiling cavity below.

23.01.2022 Here’s one from a few weeks ago that has evolved following the inspection. During the inspection I noted the builder had never installed any head flashings above the windows and doors. A head flashing prevents water penetration through the gaps you can see in the photos. One area in particular had no eaves and a gutter directly above the large sliding door, this creates a very high risk area for water penetration. As it turned out when I went inside the tenant made the commen...t without being prompted that water comes in through the top of the door during really heavy rain. I discussed this issue with the buyer and explained the flashing are installed before the cladding is fitted so to retrofit in my opinion the cladding has to be removed - becomes quite a big job. The buyer pushed back and the agent contacted the builder as the property was still under its 6.5 year warranty, but only just. The builders first response was the 6.5 year warranty starts when the construction starts so it had lapsed and is no longer under any warranty. - this is wrong, warranty starts on the date of completion The builders second response then became it is built to the building code at the time and is not an issue. - this is also wrong, head flashings weren’t invented yesterday and have been around for a very long time. My response to the agent (who was actually really nice on the phone to deal with) was to let the builder know it is being lodged with the qbcc and they will provide a direction after they investigate. A few days later I get a call from the buyer saying the builder has agreed to rectify... See more

21.01.2022 Part two of the two part post! Answer: The ceiling height doesn’t comply with the NCC. The bulkhead extends to 70% of the room and is at 2.1m. The NCC (used to be know as the building code of Australia) requires 2/3rds of a habitable room to have a ceiling height of 2.4m

20.01.2022 It was pretty clear this house had subsided (sunk) over time. Then I found this! The original (no longer connected) hot water unit from 1978 wedged under the house after years of it sinking into the black soil!

18.01.2022 No evidence of termites in this place just a sagging cornice which can be common and for a number of reasons. Invasive inspection found the top plate fully eaten out under a high load point of the roof frame. I cut a hole in the wall to check the wall frame under the area only to find it completely eaten out. No live activity, just the damage left behind. When was the last time you had a termite inspection?

18.01.2022 Follow up from a post a few weeks ago, the builder (one of Australia’s biggest if not the biggest) notified the client all had been rectified and it was good to go. This is the property that had water leaking through a window and into the internal areas below. I was very interested in seeing what the solution was that they came up with so went straight back out. Turns out the repair option was to send a plasterer out to remove and replace the damaged sheeting. That’s it... no surprise it’s mouldy again already! High moisture in the area again after last nights storm

We are taking a well earned break over the Christmas/ New Year period and back to it as of the 5/1. 2020 has been one hell of a year for us with some huge highs and lows through the year. 2021 does see some change with us branching away from the Jim’s group we’ve been part of for the last 6 years and rebranding as First Choice Inspections. Nothing much changes just a change to our email address and we will be updating this page to suit the... new branding. We would like to wish everyone a happy and safe Christmas and New Year. 12.01.2022 Even away on holidays I can’t escape termites! Visiting the Dubbo Gaol earlier this week and we found an exhibit that was closed recently due to termites eating out the original padded cell room! Here’s a Building that has been here since the late 1800s and termites managed to find the only source of timber and go to town! This is in the middle of the cbd with no vegetation around!! Incredible to see for a pest inspector and a big reminder unfortunately even where you least expect it they can be found!

12.01.2022 A small bit of staining on the timber floor outside the shower didn’t quite show the extent of the leak that this shower had.. thermal imaging really picks it up below the shower just how bad it is. No easy fix for this one unfortunately
12.01.2022 General business update. The last few weeks have seen some unprecedented challenges for businesses right across Australia. For us, we’ve been able to maintain business as usual with some adjustments to our inspection process and client interactions. The number of inspections has dropped over the last few weeks but not as drastically as I had initially thought. People are still buying and selling houses, just not in the numbers we usually see leading into Easter. Easter has ...historically been a slower time of year and we had our business plan for the year based around slower months over April and May anyway. Instead of having a ‘holiday’ during these months, it will be time at home. The way we structure and operate our business has meant we will be able to receive a number of the stimulus measures recently announced by the federal government. This means even in the worst case scenarios over the coming 6 months we can remain operational, maintain our employees and be ready for when life returns to some level of normality. We have some fun things coming over the next few months to keep things ticking over so make sure you continue to follow the page. What I would like to offer in the mean time is an offer of support for advice if you find yourself wanting to tackle a project at home and you’re either not sure where to start or what to do or if somethings even possible.
