23.01.2022 DO IT RIGHT THE FIRST TIME!!!! The before picture was work of another person ‘we won’t call them a tradesmen’ who installed blue board sheets with the intent of rendering, the sheet was installed with insufficient fixings, no proper subframe behind, the windows had internal reveals facing the weather and had started to rot. It could not be saved. JJH took a different approach cladding the side in weather board to match the existing and adding the value back to the property.... Be sure you are using a licensed builder or tradesmen. Word of mouth works best, don’t just pick ‘jo blow’ from the paper, use somebody who has been recommended.
22.01.2022 BATHROOM NO. 2!!!!!!! We have recently completed this beautiful little bathroom for another happy client. As the room was quite small and the owner has children we didn't want to sacrifice the bathtub so we opted to go for a wet room essentially with the shower an bath sharing the same space. Only top quality fixtures were used supplied by Reece Plumbing which all come with great warranty and back up support if there are any issues, unlike some cheaper items on the market. ... Its also what you cant see that is more important, be sure to use a licenced builder of waterproofer for your waterproof membranes to ensure it meets the codes and standards, once you have a leaking membrane there is no easy fix and up comes your beautiful new tiles. Bathroom are not an easy tasks and there are a lot of things to consider, did you know on average there are up to 8 trades involved in these tiny rooms. I have seen a lot of people attempt them selves and get into a lot of trouble with bad finishes and crappy tile work and leaking waterproof membranes. Always use a licenced builder to co-ordinate your bathroom project. We will have some more pictures of another bathroom due for completion in a week.
20.01.2022 DEFECTIVE BUILDING WORK!!!!! JJH were recently called to this 13 year old property at Mermaid Beach. The owner had a waterfall pouring through his bedroom ceiling below. Three tradesmen had previously attempted to fix the problem with inferior solutions which had cost the owner a lot of money and disappointment. What we discovered when we pulled up the two layers of tiles was shocking to say the least. The original builder had used 15mm ply wood which cannot structurally span... the joist spacing with a 6mm fibro sheet over the top. The waterproofing was of an inferior quality and because of the weakness of the flooring the waterproofing was cracking up and letting the moisture straight through. We removed all the 6mm fibro and replaced a few rotten timbers, following this we laid 19mm thick cemintel-constructafloor sheets to the manufacturers specifications to create a solid base. After also grinding the walls back and removing some weather boards to be replaced with fibro sheeting we were ready for our two coat system of polyurethane water proof membrane, this product has hi elasticity and will last the test of time. With our waterproofing complete we finished our tiling and painting using professional trades, the owner could not have been more happy knowing he now has a watertight deck. Please remember if the fix seems too easy it probably wont work, there is generally only one way to repair water leaks, pull it all up and start from scratch, once a waterproof membrane is compromised it cannot be patched up, especially when the structure is of such poor quality.
17.01.2022 Is your deck a little tired or just missing completely, give us a call for a free no obligation quote. Beware of cheap quotations, this client had the original deck built on the cheap, decking boards laid upside down, many people think this is non slip but in fact it should face downward to help with dispersing water and airflow, inferior timber member sizes and inadequate fixings all lead to a very short life span and leaves you wishing you sourced a quality builder first time around.
16.01.2022 TERMITES, WHEN WAS YOUR LAST PEST INSPECTION???? Recently our team have done a number of termite damage repair jobs, all above $5000 value and up to $45000. These little critters can be nasty and more often than not the home owner never suspects it could happen to them. I will give you a few tips on how to prevent these little guy entering your home and what to do if you suspect you may have a termite infestation. PREVENTION... No.1 (this one is most important).. Regular pest inspections (yearly) by a qbcc license pest professional. I cannot stress enough how important this is, it cost around $500 per year an may save you thousands. No.2 (keep clean) Keep the perimeter of your property clean and dry, preferably no gardens against the house and no stacking of objects against the house such as old timbers or tiles that provide the termites with a dark entrance to your property. Clean up all timber around the home and have all your tree stumps ground away. All external surfaces should be 100mm below internal slab height or 75mm below weep holes, and kept clean with good drainage. No.3 (keep dry) Termites cant help themselves at the smell of damp timber..yum yum. If you suspect you have a leaking roof, shower or any other form of moisture issue attend to it immediately, 90% of repairs we do were caused by termite attraction to damp timber. Contact a licensed builder if you suspect you have a moisture issue with your property. No.4 (this is a do not) Do not think you can prevent termite attack by soaking your rotten retaining wall in motor oil, or using your diy pest spray, this sort of mentality is what gets people into trouble. There are more than 350 species of termites in Australia, about 30 of which achieve economic importance by causing costly damage to building structures. Due to the nature of termites, it is extremely difficult to prevent them gaining access to a building. WHAT TO DO IF YOU SUSPECT YOU HAVE TERMITES No.1 (leave them alone) Do not attempt to spray, move or get rid of the termites. Immediately call a pest professional licensed with the qbcc. They will guide you through the steps needed to get rid of the little buggers. No.2 (inspect) Once the pest man is happy the ants are gone you will require he does a thorough inspection for damage, if damage is found the pest man may suggest a more invasive inspection by a licensed builder to establish the extent of damage and repair works needed. No.3 (Revert back to prevention) Hopefully your ants are gone and no repairs needed, now you can go back to being vigilant with your prevention methods. There are also many types of barriers that can be installed by your pest man if you have had attack before or are at high risk of attack. Your house is your biggest asset, don’t let something eat it!!!!!
11.01.2022 BATHROOM NO. 3!!!!!! A lot of credit to the owners on this one for some great colour schemes and design ideas, the choice was made to remove a spa which was never used, also there was a large bay window removed, we filled in the opening with brickwork and a nice new awning window to create a large shower space.
08.01.2022 Stainless, stainless and more stainless fixings. A nice little deck we did recently for a great client in Burliegh, you must use all stainless steel fixing and bolts including hoist hangers, clouts and triple grips in the splash zone of a swimming pool, standard galvanised is not good enough. The deck we replaced had all rusted fixings, some of the brackets had rusted away completely from the harsh chemicals and salt in the pool water.
