23.01.2022 IS A CUSTOM BUILT HOME MORE EXPENSIVE? Generally, yes, they are marginally dearer, however when you understand why, you will most likely agree with me when I tell you that the slightly dearer cost is well worth it. Our subcontractors such as electricians, plumbers, plasterers, painters, tilers and truss manufacturers quote every home separately. This means they allow themselves the correct amount of time to complete their works to your home. They are not doing a rush job and they are using the best materials for your job. This is what we expect of our trades. They should be able to take pride in their work and deliver a finish that you will love rather than a rushed sub standard effort. The benefit of the trades working to higher standards means that your home won’t be showing signs of age after only a short time. Quality workmanship and superior building materials means that your home will be standing straight, not cracking, peeling or leaking for many years beyond some of the rushed homes we are often asked to repair. No one wants to move into their new home only to find shortly afterwards that the tiler didn’t waterproof the shower walls correctly and now the shower has to be re-done. Or perhaps the frame was built to the maximum tolerances and now the trusses are sagging and your ceiling has a bow in it. Often the plasterer is working on the cheap and rather than installing ceiling battens your ceiling plaster was direct fixed to the trusses. You’ll no doubt discover in a few years when your home naturally moves that the trusses will push through the cornice. We’re seeing this problem quite often now in older homes. We’re the one’s fixing up all the cheap homes which are now falling apart. These are just a few things we see regularly and are the result of cost saving measures in order to offer you a cheap home. The problem is, cheap now is going to be costly later. Weigh up what you really want in your home and think about the inconvenience you may endure when things start to go wrong. That little bit extra paid now may well be worth it if you are not faced with a barrage of problems in 10 years time. 19.01.2022 White Ant/Termite warning. Local conditions this evening mean that termites are quite active. Before termites settle they are airborne with wings. They are attracted to the light, so we always close our curtains and turn off any outdoor lights in order to make our home less attractive to the termites. Remember to be wary of termite activity around your area and do visual checks of your home to avoid infestation.



18.01.2022 The boys had been busy framing the top of this building for cladding. Now the cladding is on the new entrance is taking shape. It will be an early start for tiling tomorrow.

17.01.2022 You get what you pay for, yet very few people remember this when building a new home. Cheap homes are exactly that. Corners cut at every opportunity and here’s just one area your home foundation and slab. Victoria recently saw the fold of a large project building company Many new homes in progress were deemed to NOT MEET STANDARDS. This building company cut corners at every opportunity. We worked with a local couple who had a frame stage home. When an independent insuranc...e assessor reviewed their home the slab and frame were found to be below standard. Yes, that’s right BELOW STANDARD. The slab exceeded the tolerances for being out of level by over 50mm. This home was at frame stage and the base stage had already been PASSED. It had to be demolished and replaced. Unfortunately, due to the wording of the contract, the owners were left considerably out of pocket when it came time for another builder to step in and finish off (or start again as the case was for this couple). 16.01.2022 Our clients are so excited to be getting 2 new bedrooms on top of this slab. Just waiting a few weeks for the slab to cure and then we have all the trades lined up to have this finished before Christmas. It's so good to be a part of a new addition for a growing family.

11.01.2022 A recent renovation transforming a late 1970's dark brown brick into a modern fresh home. Including rendered front, western red cedar to garage, Eco ply cladding to rear with cypress pine posts and Merbau decking. A Merbau screen fence was also built.

11.01.2022 I WANT A CUSTOM BUILT HOME BUT HOW LONG WILL IT TAKE Of course the answer depends on the type of home you want to build but also whether or not you have already undertaken any of the included steps below. We suggest the whole process is a minimum of 10 months long but in most instances people can spend this long just with their draftsperson/architect. ... Take a look at these suggested time frames. Finalising Plans (minimum) 4 weeks Soil Testing 2 weeks Engineering & Energy rating 2 weeks Discussions/Selections with Builder 2 weeks Quote 4 weeks Building/Planning permit 4 -6 weeks Construction 22 weeks TOTAL (approx. 10 Months) 42 weeks Of course, sometimes people have already done the soil testing on their land, some have already been to the draftsperson with plans drawn (hopefully only to concept stage before visiting the builder) and sometimes people have already been to council regarding planning. Time frames vary incredibly so if you’re just at the beginning, be prepared for a long road ahead. The important thing is to make sure you feel comfortable working with those you select. In particular, your draftsperson and your builder will be those in charge of creating and building your dream home. It’s a great idea to meet with each of them first to see how it feels to deal with them. You want to be sure you can communicate and feel understood. This is so important. Be sure to take the time to feel you will be happy to deal with these people because the next 10 or more months will be spent relying on their suggestions and craftsmanship. 09.01.2022 Check out the construction of this lovely building which was voted the most beautiful building in British Columbia. We visited the Birds Eye Cove Farm on our holiday and had a beautiful farm fresh lunch in their custom built function building. The workmanship here was outstanding. Built by the same builder who repaired Windsor Castle in the 1990's and featuring Douglas Fir Timber including curved trees to install beautifully shaped trusses.

HERE'S HOW TO BUILD A HOME WITHIN BUDGET: Meet with your selected builder we offer an initial meeting. It’s a chance for you to spend some time with us, hear about our set building journey processes, chat about your ideas and decide if we can all work together. Next you can decide if you would like us to help you prepare for your visit to the draftsperson. We can help you plan the ideas for your new home which you can present to the draftsperson as a guide to ensure your home is drawn to meet your budget. We help you consider your building design, materials such as external facade types, internal fixtures and finishes, and overall size of your home. Then, you choose your draftsperson and have your concept plans drawn(remember to take some time to get to know them too before you lock yourself in to be their client). Once you have some concept plans, bring them back to the builder and ensure they still look like they are suited to your budget. If so, they can be finalised and you can take the next step. Next, your builder can prepare a quote for your new home. 07.01.2022 I WANT TO BUILD...BUT HOW MUCH WILL IT COST? The best thing to do when you want to build or renovate is to be up front with your budget. Know exactly how much you can afford to spend and create your plans to meet your budget. Be clear on the things that are a MUST (you can't be without) and have a list of things you would love (but aren't essential). Meet with your builder and let them help you find the best approach to be able to build what you want. Be wary of builders... who offer a low price upfront. You may find a scary list of extras as the job progresses. Understand what the costs will be for your style of home and don't be afraid to ask questions about what's included and what's not.
