M...y first tip would be to save a solid deposit because the banks like to see you’re a conservative saver. If you can save between 5% 10% of the property value, then you’re on your way to being a home owner. The banks will also need 2 years employment history with the same company or possibly in a similar trade for the past 2 years. The government provides a first home owners grant of $10,000 when building a new house or buying a brand new house. The new house must be moved into within 12 months and then lived in for a least 6 months to be eligble for the grant. There is also zero stamp duty on house sales up to $430,000 and then it’s discounted up to $530,000 which is another big saving of up to $10,000. Look at all of your property options because there’s some great value in established houses which are below replacement cost and also stick to your budget. So if you have a stable, long term job and have been saving away a deposit then the banks will want to lend you money. If you buy a house for $450,000 then the loan repayments will only be slightly higher than what you’re paying in rent so it makes sense to buy instead of renting. 20.01.2022 The long running Gracetown Grommets annual competition will be held on either the 14th or 15th September 2019 with the best day of surf ...chosen for the riders. The popular event will be the 23rd contest and has a long history with junior surfing in WA. Held in memory of the nine lives lost in the 1996 Gracetown Tragedy, this one day contest will be run at one of the high performance waves in the Bay or around the back of South Point. The yearly event is proudly run by the Cowaramup Bay Boardriders and generously supported by the local community with plenty of prizes and giveaways. The event is designed to provide an opportunity for junior surfers and club members to compete at an amateur level against state wide competitors. The three divisions are 12 and under, 14 and under or 16 and under in both girls and boys divisions. The start of Spring has resembled the Winter that went missing in 2019 with some strong NW winds and large 5m swells producing waves in Geographe Bay. Plenty of waves were had during fathers days at the points of Castle Rock and Meelup with lots of rain in between. Forecast: Thursday cleans up with light E winds and a 2m swell. Friday may be NE early before a NW change with a small 1m swell. Saturday looks good with a 1.9m swell and ESE winds while Sunday has a new 2.9m swell and SE winds.

18.01.2022 .... Hydrofoil surfing has becoming more and more popular recently with plenty of local riders taking ...up the revolutionary way of riding a wave. A large winged keel style hydro foil is attached to the bottom of the board which levitates the board and rider once enough speed is generated from the wave. The result is like a hovering surfboard riding through the air while the hydrofoil is still underwater. The outcome is a smooth almost flying feeling where no water chop can slow the rider down as they glide above the swell. The skilled riders can ride the wave or even a swell line for much longer than normally and then continue over the back of a wave onto the next swell which is interesting to watch but is something surreal to actually experience. Local surfers have been riding waves such as Yallingup left all the way to the beach break of Rabbit Hill, the long lefts at Smiths Point and all the way through from Meelup Point to the beach. By the end of the long waves the surfer’s legs are burning with pain but it’s all worth it to experience this new form of wave riding. Local big wave surfer and hydrofoil fanatic, Jarryd Foster is addicted to the ride and can’t get enough. The high you get is like nothing I’ve ever felt and every part of your DNA is going at 110% said Foster. Other local riders such as Justin Redman and Alfy Cater are also pushing the foil to the limits by using their jetskis to tow into the waves. The hydrofoil concept started nearly ten years ago with Laird Hamilton using it in Hawaii and has since caught on around the world. The foil keel attachment can cost over a thousand dollars plus a similar cost for the board but seems to be worth the rush of adrenalin. Forecast: Thursday will have variable winds early with a 2m swell. Friday sees the wind shift into the NW with a rising 2.9m swell. Saturday winds tend to the South with a big 4.5m swell while Sunday swings offshore with E winds and a 3.1m swell so it’s looking good. Hotspot: Injidup carpark on the weekend

09.01.2022 Yallingup surfer Claire Bevilacqua has taken a huge step towards surfing in the Olympic Games 2020 by winning the European Cha...mpionships in perfect waves at Santa Cruz, Portugal. The local charger who grew up in Western Australia is now representing Italy where her parents originate and is aiming to qualify for the first Olympics to feature surfing. The dream of competing for gold in Tokyo is burning bright along with many of the world’s best surfers who will relish the opportunity to surf in the Japanese beach breaks. The European Championships was a massive win for the talented natural footer who beat Francisca Veselko from Portugal, Rachel Presti from Germany and Peony Knight from the UK during an exciting final. Italy also won the prestigious teams title against some tough competition from the European teams. Bevilacqua has spent plenty of time in Italy over the years and is now a regular where she surfs the fun waves, immerses herself in the culture and enjoys the local food. "It’s just such an awesome opportunity to help the Italian surfing community and also reconnect with my Italian roots. Make my family proud. It’s just an awesome new chapter of my career that I’m really looking forward to" said Bevilacqua. The devoted health food yogi prepares her body for any situation in the waves by eating organic food and practising a wide variety of yoga and exercises. After many victories in the surf around the world there have also been injury setbacks which required weeks of rehabilitation to get back to the way she wants to surf - with power, speed and plenty of pop in her airs. Despite having some of the best waves in world in her backyard at home in Yallingup it is the North Shore of Hawaii that is Claire's favourite destination of choice. I love the force of the waves, the warm water and the tropics; I love the island’s atmosphere and the connection I feel to the place, she says. I found the waves to be more difficult and scary, even though the waves of Margaret River are also really challenging for surfers. For now her sights are directly set on Japan 2020 and qualifying for the biggest stage ever in competitive surfing history with just under a year until the Olympics begins. Even if she is flying the flag for Italy then she will also be doing it for Yallingup and everyone will be cheering her on. Forecast: It’s been an epic week of waves and there should be some more until Thursday with a large 3m swell and NE winds. Friday turns NNE with a 2.3m swell. The weekend shifts onshore with W winds and a new 4m swell but the winds ease on Sunday with a 3m swell. See more

08.01.2022 s Over the years there is more and more plastic rubbish being washed up on our pristine beaches which is not only a visual eyesore ...but dangerous to all sea life and the eco system. This is not only a local problem here but an internationally crisis due to the amount of waste finding it’s way into the ocean and waterways. We are very fortunate to have some of the cleanest ocean and beaches in the world but if you look closely there is a lot of rubbish washing up onto our shores especially during these winter months. Luckily we don’t have to surf amongst rubbish like in other countries and the water is still relatively clean however we need to make changes now to avoid further contamination of our most precious resource. There are so many great organizations such as ‘Take 3 for the Sea’, ‘The Ocean Clean up’ and ‘Plastic Free July’ that are helping to solve this dilemma but it just takes a little bit of effort from every individual to make the change. We can stop using lazy plastic bags from the supermarket, say no to plastic bottles, cups, straws, coffee cups and packaging. Over 8.3 billion tonnes of plastic has been produced since it began in the 1950s and only 9% of this plastic has been recycled, the other 91% sits in landfill, floats in our oceans or has been burned. It’s estimated around 8 million tonnes of plastic enters the oceans every year. Plastic contaminates our air, land, sea and can enter the human body through the food we eat, the water we drink and the air we breathe. These statistics are alarming but everyone can make the change and restrict their use of plastics every day, week, months and years ahead to solve the issue. We don’t want the ocean to be so polluted it’s dangerous to surf and after all, the ocean is home to so many amazing marine creatures that are affected by our waste. As a whole, we can make small changes that will eventually create large changes for the environment so our future generations can also enjoy the waves and ocean. Forecast: there should be some wind waves in the bay on Thursday with SW winds and a 3m wind swell. Friday looks good with SW winds and a solid 3.5m swell. Saturday drops off to 2.7m with W winds while Sunday turns NW again with a 1.9m swell. Hotspot: Bunker Bay on Friday. See more

07.01.2022 SURF REPORT by Joe Jordanoff Margaret River’s Jack Robinson and Jacob Willcox are both competing this week in Hawaii in the Volcom Pipeline Pro. The tropica...l island has experienced one of the best winter seasons in years with consistent large swells hitting the legendary reef breaks. It’s been a surfers paradise and the free surfing sessions have been all time. The West Australian riders have been right at home in the big powerful surf of the North Shore and Robinson knows how to win at the notorious Pipeline. Both riders have been progressing through the early rounds of the World Qualifying Series event where they aim to qualify for the main World Tour by the end of the year. Let’s hope the local rippers can start the year on a high and make into onto the big stage for 2020 where they could challenge for a world title. Meanwhile back in Margaret River, the WA Surf Masters Titles will see Western Australia's open age best surfers compete in a two-event series this weekend. The WA Surf Masters Titles travels to some of the best locations in the state including Margaret River and Geraldton crowning state surfing champions across multiple divisions. The WA Surf Masters Titles continues to play an integral part of the development of surfing in Western Australia. These events provide competitors with the opportunity to compete for great prizes, State Surfing Team selection for National Titles in NSW, and most importantly wildcard positions into the trials for the Margaret River Pro in May 2019. Forecast: very summery conditions this week with strong SE winds from Thursday to Sunday and a weak 1.5m swell which will finally rise to 2m on Sunday. Hotspot: 3 Bears

Sometimes I am fortunate to deal with some absolute gems like Karen and Greg in this photo.
