25.01.2022 ‘The Hamptons’ style is continuing to make waves across the Pacific based on homes built by the rich and famous in the renowned townships on long island, New York. For a while now, this exclusive beachside community on the other side of the world has had a significant influence on the design, look and feel of Australian homes and it seems there's no end to this trend, which is fine with me as I am a die hard fan. What we create in Australia has evolved into a mix of traditi...onal American North East Coast style - a cross between modern American, Hamptons, Colonial New England, Cape Cod and Nantucket-Style. Here are some of my photos from an incredible trip I made to East Hampton as part of my one month New York experience in December 2018. A Hamptons Style home has become quite an expansive term in Australia and quite a few are appearing now in our very own Mt Eliza and surrounds. A cool, classic look, with a relaxed feel. We have put our own twist on this iconic traditional style with our interpretation often a contemporary one, taking the traditional American vibe and turning it on its head . In America the colour palette is muted featuring blue accents, and in Australia it is bolder, often bending the rules when it comes to colour. A sophisticated design marrying rustic with casual beach vibes - derived from the romance and glamour of a summer home. Cladded walls, colour-bond roof, and beachy feels, large windows opening outside to in, shaker-style cabinetry, timber floors and classic furnishings to create an elegant feel. The ‘Modern Hamptons’ style is about putting your own individual spin on a proven trend. Add in images of cocktails by the pool and you're almost there. Australia is graced with an abundance of prime property locations, attractive climate and a steady feed of beautiful Hamptons visuals via movies, magazines and other media so maybe it’s the timeless sensibility, maybe it’s nostalgia, or maybe it’s the movies. It's certainly a convenient connection to the light and breezy Australian lifestyle. A sophisticated yet beachy feeling shines through, creating an effortless coastal vibe. Are you a fan?

Start Early It takes time to sort through an entire house, so start early and give yourself a realistic timeframe a month prior is a good timeframe, taking it one room at a time. If you aren’t in a rush, it will be less stressful.... Start with smaller projects. Start with a smaller room such as a laundry or linen press where there is less emotional attachment. If you are moving into a two bedroom home, 4 sets of sheets is sufficient. Eliminate rooms that will not be in your new destination If there is no garage in your new residence or you are going from a double to a single, nearly everything in this space will need to be sold, donated, thrown away or relocated to another room. Let go of duplicates The most commonly rings true in the kitchen. Multiple spatulas, oversized pots, an overflow of baking tins. If there are items you only use at Christmas, consider giving them to a child/grandchild who can bring it over for the holiday season. Yes or No piles no maybes You will have to be ruthless or you will find that you will struggle to make progress. If you use it regularly, keep it. If not, sell or giveaway. There’s no point paying to move or store things that have not been of regular or any use. You can sell items yourself on various website. It’s a good way to go to your new place with some extra cash. September $1,311,666 8.8% median price increase from Aug '19 - Aug '20 According to Domain, the Mornington Peninsula has become a key area of activity for people likely to buy, and this is evident by the volume of buyer enquiry and activity we are experiencing. Both houses and units on the Mornington Peninsula made the top 10 most in-demand areas, and the area also recorded some of the steepest annual increase in activity. While the lockdown has forcibly introduced working from home, the concept is likely to stay for businesses able to transition permanently. Once lives return to near-normal, the commute to the office will play a less crucial role in deciding the location we reside. This is one of the reasons for a shift in demand to the Mornington Peninsula, while others are considering a holiday home purchase as overseas travel will be unlikely for the foreseeable future and remain undesirable for some. 14.01.2022 In 2014, Mount Eliza’s Canadian Bay Beach was the selected location for filming part of an eight-hour TV mini-series Gallipoli, that screened on the Nine Network in 2015 to coincide around the time of the 100th Anniversary of the landing at Gallipoli. It's a strip of seafront once made famous when Hollywood came to town in 1959 to shoot On the Beach starring Gregory Peck, Ava Gardner and Fred Astaire (See past post). The 25 April 1915 landing at Gallipoli and the brutal bat...tle for the Turkish Heights was recreated on Canadian Bay Beach. The headland shares a passing resemblance to the rugged Turkish peninsula where the amphibious landings were made 100 years ago, but with a little post-production digital mastery, it was transformed into a convincing representation of Anzac Cove. The Nine Network drama tells the story of 17-year-old Thomas "Tolly" Johnston, played by Kodi Smit-McPhee, who lies about his age to enlist with his brother Bevan, played by Harry Greenwood. 09.01.2022 Real Estate does have a terminology of its own which can seem complex or difficult to navigate. For example, what is a sunset clause? The sunset clause is a statement in the contract of sale that effectively puts a time limit on the contract's validity. If settlement or a specific condition has not taken place by the end date included in the clause, both parties are legally entitled to walk away from the contract. Existing Properties & Sunset Clauses... A sunset clause is a condition of sale that effectively places a time limit on the buyer, and if they do not finalise the conditions on which the sunset clause is based by the specified date, then the property becomes available to other buyers. A sunset clause also allows the vendor to continue marketing the property, with them often providing the original buyer a specified timeframe to match or beat a higher bid. For example, a buyer can make an offer subject to the sale of their own home allowing them the time to sell their existing home. When there are many buyers vying for a property, an owner is likely to steer clear of a subject to sale condition, especially if there other attractive unconditional offers or offers with conditions that may be more easily and quickly satisfied - for example, subject to building and pest inspection or subject to finance. Developments/Off the plan & Sunset Clauses Sunset clauses have been most common in off the plan sales allowing developers to end contracts. Sunset clause provisions are commonly found in off-the-plan contracts to allow developers to cancel the contract where the plan of subdivision has not been registered by a specified date. The Victorian Government passed new laws that no longer permit developers to use sunset clauses that intentionally delay building projects and exploit buyers. The new laws protect buyers, who have raised concerns about developers deliberately postponing the completion of construction work in order to cancel signed contracts using an existing sunset clause, and then re-sell the property at a higher price. Under the Sale of Land Amendment Act 2019 (the Act), developers are only able to exercise a sunset clause with written consent from the buyer, or permission of the Supreme Court of Victoria.The new laws on sunset clauses are backdated to 23 August 2018. The changes mean that a sunset clause exercised from that date, regardless of when the contract was signed, must be in accordance with the new laws. Talking about the property market is one of Australia’s favourite national pastimes, and this year there’s been a lot of this discussion including some very mixed messages about whether values are expected to fall, rise, or hold steady. If you’ve been considering dipping your toe into the property market waters, it prompts a range of questions, with one of the biggest being: is now the time to buy an investment property? Well let...’s take a little tour of exactly what’s going on The lending market Right now, Australia is enjoying its lowest interest rates in history. The cash rate currently sits at 0.25 per cent and the Reserve Bank of Australia isn’t looking to increase this until the economy is well and truly back on its feet. In the interim, the banks are proving very competitive when it comes to passing on low rates. There are currently mortgages available from 1.89 per cent for owner occupiers, and investor rates aren’t that far behind. In the meantime, the Australian Government has just announced it is looking to relax the lending criteria that the banks use to assess loan applications. And let’s not forget the property market tends to work in cycles, but at the end of each cycle, property values emerge higher. That’s why bricks and mortar is consistently seen as stable investment for the long term. Rental values Rental values have fallen over the past quarter in many capital cities, with Sydney and Melbourne among the hardest hit, especially when it comes to units. On the flipside, this fall really depends on where the property is located, it comes off the back of recent rental highs, and many regional areas are actually experiencing a tighter rental market and rising rental values. The key takeaway is, it’s a matter of doing your due diligence when it comes to what type of investment property you’re looking to buy, and the suburb where it’s located. 07.01.2022 Filled with character and charm, heritage-listed homes are like enchanting time warps on suburban streets for passers-by delivering a peek into Australia’s bygone era. Though beautiful and worth preservation, heritage listed properties come with a plethora of rules and regulations owners have to comply with, should they choose to purchase one. While these properties are often beautiful and certainly worth the work, not everyone is prepared to do what is required to restore or... maintain one. The rules and regulations surrounding the renovation and maintenance of heritage listed properties vary from state to state, council to council, so you will need to consult with your local council on any plans you have for undertaking work on the property before you begin them. You can make a heritage-listed property ‘liveable’ - You are permitted to install ‘modcons’ like phone lines, internet connections, fire alarms, and rewire or adjust to make it suitable for essential modern-day living. You can install new light fittings and fixtures provided the fixtures don’t detract or damage the original appearance, especially in the case of ornate ceilings. You can make repairs such as laying new copper pipes and replacing gutters, but you must use steel, not powder-coated aluminium. Totally rotted windows can be replaced with windows from the same era only, so you’ll need to visit a second-hand building yard or ask a joiner to build a bespoke brand new one. You can open up an enclosed original terrace balcony by removing any non-original windows, and you can also remove tiles and balustrade that haven’t worn well. You can replace the kitchen and bathrooms suitable to modern day lifestyles. You are allowed to install things such as a splash back, change the tiles, get new bench tops and new appliances. While you can renovate the back rooms of a heritage listed property after obtaining the appropriate permissions, you must preserve the original structure of the front rooms. You can’t change the street façade - the way a heritage listed property looks from the street usually has to be preserved from top to bottom regardless of who owns it. You can add-on to the back of the building. When bringing a heritage-listed property up to liveable condition, you can sometimes come across unpleasant discoveries such as hidden structural damage.
