25.01.2022 Stitched together a few deals at Seamstress Apartments, Brunswick East

25.01.2022 Brasshouse is nearing completion. We had a sneek peek of the internal finishes of the prototype apartment this week, which will be thoroughly assessed by the project architects during next week. We loved the track lights hanging off the exposed concrete ceilings. With the internal fitting out of all apartments now at an advanced stage attention has been shifted to bringing the building facade to life. Construction is now slated for completion at the end of March or early April.

22.01.2022 Canterbury Hill Construction Update - In the month of December plastering continued on the upper levels of the Southern building with the majority of wall linings now completed and ceiling linings about to commence. The Northern building is further advanced with tiling and first coats of paint also completed. Robes have been installed with kitchen and bathroom joinery delivered ready for installation this month. The superintendent confirmed that practical completion will be ...achieved by the builder at the end of February 2017. if you have purchased an apartment in this project we recommend that you arrange your finance now in preparation for settlement in March 2017. 22.01.2022 Canterbury Hill construction update - the facade is being unravelled as I write this post. We are excited about the final transformation of the facade over the course of this week. This photo was sent to me by our site manager, Steven, this morning from site.

21.01.2022 Canterbury Hill update - mailbox feature screen completed. Do you like it? The front facade will be revealed soon. Clearly an exciting time for our purchasers (who are, mostly if not all, owners occupiers) knowing that they will soon take possession of their apartments.

20.01.2022 Brasshouse Construction update - We have made some steady progress after overcoming a few challenges with the high water table. Construction is currently slated for completion at the end of the first quarter of 2020.

19.01.2022 Brasshouse rising - We have reached another critical milestone in our construction program for this project. The roof is now poured. This is definitely a cause for celebration.

18.01.2022 Canterbury Hill Settlements We are excited to say that practical completion will likely be achieved by the end of this month with the scaffolding coming off this week. If you have purchased in this high quality project please arrange for your valuers to contact our site manager on 0414 808 173 to arrange valuation inspections now. We will be in touch with you shortly in relation to your scheduled final inspections, which will likely commence at the end of this month. We estimate that settlements will occur at the end of April following the registration of the plan of subdivision.

17.01.2022 Still a bit more touch ups to do but the lobby at Canterbury Hill is coming up quite nicely. The gold coloured wall mirrors and the black feature lights add vibrance to the entrance lobby.



17.01.2022 Brasshouse rising - Not long to go now....Brasshouse iconic facade is about to be installed, hopefully before Xmas. The builder is keen to work through the Xmas and NY period so as to achieve practical completion in early March 2020. This will be an amazing feat given where we were this time last year (depressed).

16.01.2022 Brasshouse - another week another level. Internal framing has also started.

16.01.2022 Canterbury Hill update - we received all consents from the authorities on Thursday now just waiting for our famously efficient Boroondara City Council to issue the statement of compliance. Any day now before we can lodge our plans for registration at the titles office.

14.01.2022 Brasshouse Construction - all piling works around the boundaries have been completed last week despite a serious issue with high water table at this site. As expected groundwater was intercepted at 2m below ground.You may not know this but there is an ancient river bed that runs along Gardiner's Creek. Fortunately, as we had carried out detailed geotechnical studies before commencement of construction this issue has been contained by the builder from the beginning. 12.01.2022 Canterbury Hill update - except for one or two apartments the builder has completed all defects and left each apartment spotlessly clean. The apartments have been locked up and ready for a handover once the Melbourne Fire Brigade has certified the safety aspects of the building. This process is taking agonising long but there is nothing more we can do.

12.01.2022 Brasshouse Construction Update - We are so excited to finally getting out of the ground. The builder is getting ready to pour the ground slab this weekend.

11.01.2022 Brasshouse construction update - the work to underground the overhead power lines are currently underway this week. Once this is done construction will commence soon. To all our Brasshouse purchasers, sorry for the delay but I can assure you it will be worth it in the end..nevermind the fact that it has significantly dented our bottom line.

10.01.2022 Canterbury Hill update - the plan of subdivision was registered by the titles office yesterday, which was a very fast turn around. So we now have separate titles to your apartments, however we are still awaiting occupancy permits to be issued. There are a few organisations which we have been lobbying....including the power companies, building surveyors and the Melbourne Fire Brigade. All these parties have their own programs and schedules and unfortunately we can't do much more than being nice to them. Upon the issue of the OP you have 14 days to settle your apartments. If you require early settlement please liaise with our lawyers, Royal Partners.

09.01.2022 Canterbury Hill update - occupancy permit was issued today. FINALLY! Our lawyers, Royal Partners, will be issuing settlement notices tomorrow. Please ensure that you contact your lenders, lawyers and conveyancers to arrange settlement to take place within 14 days. Thank you for your patience. We hope that you will be happy with the build quality of your apartments. Please bring to our attention after settlement if there are defects requiring rectification via email ([email protected]).

09.01.2022 Brasshouse rising - construction has progressed well over the last month following the completion of the building structure in early September. The builder has completed: - the basement and in-ground services - stud wall and ceiling framing from ground floor to level 3 - window installation up to level 2... Fitting out of ground floor has also commenced. We are pleased to confirm that at this stage construction works are currently ahead of the programme with completion estimated to be around February 2020.

07.01.2022 Canterbury Hill construction is nearing completion. The lads at Citicon have done a good job. They have allowed all purchasers through for their first peek and generally the responses have been positive. The builder is working through the minor defects over this weekends with the view of completing the final clean by the end of next week. After that it is really in the hands of the authorities as to how quickly they can certify the project for occupancy permit to be issued. These photos were taken this morning. 04.01.2022 Canterbury Hill facade is completed. This photo taken this morning does not do sufficient justice to how well it actually looks in real life. We are still awaiting final consents from the remaining authorities before we can lodge the plan of subdivision for registration at the titles office. At this stage if all goes to plan settlements will begin early June.

01.01.2022 And the process has truly begun at Seamstress - Brunswick East. Better late than never especially when the economy vitally needs some vitamins.

01.01.2022 Brasshouse construction update: Construction truly commenced on site last week with site stripping and preparation. Excavation will take take place this week by the piling contractor. We have been so embarrassed by the constant delays in this project, which were out of our control. Except for one or may be two all our purchasers have been patient and understanding. We sincerely acknowledge your support and will be looking to demonstrate our gratitude to these purchasers short...ly. From now on we have excuses to post regular updates on this project. In fact we are exploring options to install a time lapse camera so our purchasers can monitor the progress of construction. It is an exciting time for everyone involved in this project after a horrendous two and half years of constant battle to save this project. We have no doubt that it will be a sweet victory when construction finally complete in 18 months.
