23.01.2022 The Federal Government today announced a stimulus package designed to keep the construction sector pumping with flow on effects to the broader economy. Grants of $25,000 will be made available.... Before you get too excited - it's important to realise it is not a free-for-all. 1. The grant applies only to principal places of residence - i.e. it does not apply to investment properties. Owner builders need to have been registered for 6 months prior to the announcement and builders must be registered and hold the appropriate licences. 2. The owner occupier can be building a new home with a cap price of $750,000 or tipping a minimum of $150,000 and maximum of $750,000 of their own funds (inc. borrowings). In other words, a new build or fairly substantial renovation. 3. Eligibility will be means tested with couples earning <$200,000 & singles <$125,000. There is a capped value of $1.5million on the value of the asset. 4. It does not apply to structures separate to the main property, i.e. swimming pools, tennis courts and sheds. Clearly, home owners will have to be in a fairly secure position to access the program, and may involved the taking on of more debt to finance.

22.01.2022 Metro Melbourne has woken this morning to new, tighter restrictions. Many people, many industries a state of flux whilst preparing over the last few days will settle now into a new norm. Transacting real estate is entirely online and while we wait for any additional advice that differs, in person inspections are now not allowed. Much fine print is still being ironed out. We will update you as confirmed information comes to hand. Until then, work in the regions continues and we use the pause to slow the pace down just a little and work on rather than in our business and on the goals of our clients so that opportunity is there to be embraced when the time is right. 21.01.2022 So often I hear from buyers that they dont want to use a buyers advocate because our services are viewed as expensive. This map represents the position of each property visited by a buyer in the year and a half they have been looking - before being referred to me. In their price range, conservatively I dare say the market will have gone up $80,000 to $100,000. Thats easily a bedroom, or a bathroom / en-suite, somewhere to park their car. Maybe 40 square metres of land an ...extra suburb out or two. Or a combination of many or all of the above. And many multiples more than my fee... Other than elapsed time and property features, these buyers have wasted their own time and emotion, fuel and agents may no longer be taking them seriously. Neither member of the couple is on the same page and they have decision paralysis. In the same elapsed time I estimate that I have focused on as many properties and bought approximately 80 homes for buyers who are over the moon about their experience and their outcomes. Considering buyers advocates as an expense IS a false economy and the question is - can you afford not to invest in a buyer advocate?

14.01.2022 More sensationalist and frankly, very unhelpful headlines by our press outlets today. Buyers and sellers need real information on which to base their buy / sell / hold decisions. It must be remembered that there are markets within markets. Not all asset classes in all streets in all suburbs have gone down. Many asset classes across numerous price points and suburbs have actually gone up. If you are a seller / buyer, a buyer / seller or just a buyer or seller - call for in depth analysis and expert advice on what is really happening in the markets relevant to you. It may be very different to what the sellers of newspapers and advertising will have you believe. Dont be held ransom to often needless fear.

14.01.2022 Congratulations to my client who is over the moon with the purchase of this Armadale flat. P had come to me confused, frustrated and with decision paralysis. New to Melbourne, the buying process was as much a mystery as were the right asset classes and positions to buy in. Stage 1 includes a return to #openforinspection and #auctions with up to ten people and all contact details recorded for tracking. 10.01.2022 Victoria recorded a clearance rate of 79% for the 290 auctions reported to the REIV for the week ending 26 July 2020. A strong result from considerably fewer auction campaigns than this same time last year. Overall transaction numbers and the volume of properties available for sale remains very low. Private sales continue, many for off market properties. Finding and securing homes requires tenacity and an excellent understanding of values and process - particularly in best and final offer scenarios favoured by some agents on all or many of their property listings. Buyers are advised to ask for the experience of an experienced buyers advocate to navigate these processes and market conditions saving heart ache, time and often many more dollars than the fee for service.

03.01.2022 Many buyers unfortunately struggle to see the value in engaging a buyer advocate when purchasing property - unfortunately they likely also either miss out frequently or overpay for property. The property for which this pricing analysis was conducted sold at auction recently for $1,100,000 - just $2,000 off my prediction and well above the quote range of $850,000 - $920,000. My buyers approached this auction well aware so there were no nasty surprises and fully prepared to m...ake informed decisions prior to auction day. Their were 19 registered bidders that day, most of whom didnt even get a bid in, others who were never in the chase. An experienced buyer advocate knows their values and how to collect and dissect the necessary information to save their clients time, $$$ and frustration - priceless in this in this complex market which for good property favours vendors and agents.
