24.01.2022 This year has been quite memorable, hasnt it? Despite the pandemic, the real estate market continued to rise with unexpected demand from the buyer market. Property campaigns will now bring an average of 35 inspections, and days on the market is roughly four weeks (dependant on your suburb). After the government released the homebuilder package, the number of home renovations increased, which made a lot of properties look better. Most sellers are now ready for the spring... selling season while others find the balance of working from home and lifestyle. If you need a hand in buying, selling or investing, send us a message any time. We're happy to help. Team Loyle

24.01.2022 Last week, we shared open house etiquette for buyers. Today, wed like to share with you the open house etiquette for sellers. Open house or home viewings are such a valuable opportunity youll encounter as you try to entice buyers to purchase your home. Here are some important points of etiquette that could help you seal the deal:... The very best way to allow buyers to imagine themselves living in your property is by simply not being there during an open house. Take your pets with you or somewhere safe. The driveway and front garden are the first things buyers see when they arrive, and youll want to keep these areas unobscured - this can help them create the first 30 second impression. Make sure that your house is prepped and professionally cleaned (Im talking cornices, window and door tracks - a bond style clean where buyers will notice the small things). Removing some of your family photos can help direct a buyer's attention to the house and the best features, and avoids them looking through the pictures to see anyone they know. If youre looking for a real estate agent to help you sell your property and represent you all throughout the process, just give us a ring. Team Loyle 0417 756 280

23.01.2022 Bella has been playing with bubbles in physiotherapy for a while now. She just loves it! Bubbles are FUN and aside from that, it has many benefits for child development. Interesting fact I learnt last week from Bellas therapist - teaching them to blow bubbles is great for the development of their language, learning how to speak and breath at the same time and developing their jaw muscles. Bubbles are great for improving... Visual Tracking Skills Fine Motor Skills Gross Motor Skills Language Development And Social Communication Skills Try it with your little ones. 22.01.2022 The current smoke alarm law will make Queensland properties the most fire-safe across all of Australia. Strictly by 2022, landlords must have already adhered to this policy as they might lose their ability to legally rent their property if they don’t meet the new requirement. 22.01.2022 After a long tiring day, a good night of sleep is what we crave! It's essential to have enough rest to keep our mind and body healthy. Unfortunately, there are a lot of things that may disturb us from sleeping like overthinking. If you find that you're not sleeping well, these tips may help you:... Declutter - the bedroom is like an extension of our mind; if you see many things around you, you will likely think of it too. Declutter or remove items that aren't used in sleeping or relaxation to help ease your mind. Stay cool - most people fall asleep when it's cold. Set your air-con or fan to a cool temperature where your body is in a relaxed state to have a continuous sleep. Room setting - you will also sleep better when your room is dark and quiet. Remove distractions - nowadays, the number one distraction we have are gadgets. If you can, put these aside and turn on the silent mode to make sure that nothing will disturb your rest. Essential oils - the smell of essential oils can also help our body relax, some of the scents that are effective for sleep are Lavander, Vanilla, Jasmin and Sandalwood. Here are two local ladies that can hook you up: Annabel Bateman and Sarah Poppy, they have a variety of essential oils you can choose from. :) Getting into different habits at night can also be a great help like meditating before going to bed. We have many goals in life, but the most important one on the list is to stay healthy. 4 Georganne Street, The Gap Team Loyle #gapconomy #supportlocal

21.01.2022 Year 2020 may have ruined some events but there were still good things that came along like opportunities for first-home buyers! So how did they do it? Let’s take a look at last year’s rollout: First Home Loan Deposit Scheme (FHLDS) - the government offered 5% deposit to 10,000 first-home buyers without paying the lender’s mortgage insurance.... HomeBuilder - a grant that could be used on top of the first-home buyer grant adding thousands of dollars in savings! RBA Cash Rate - the cash rate dropped from 0.25% to 0.10%. Last year was busier than expected and we know this surge will continue for at least the first half of 2021. Need help in securing your first home? Call us today, it’s never too late to make the first step in home buying. Team Loyle 0417 756 280

21.01.2022 Ever been to an Open House? Curious about what you should and shouldn't do when inspecting a home? Naturally, as a homeowner, you would want guests to be respectful and neat as they are in their own home. It's the same case in an Open House, the seller and real estate agent both feel the same way. ... So how can you go through the home inspection properly? What should you do aside from carrying out safety precautions, and what are the things that you can't do? What you can do Feel free to ask many questions as you like. Real estate agents are always present, and it is our duty to answer to anything that may gain your curiosity and help you through the fact-finding process. Depending on if it is your first or second inspection, you'll pick up on different things. But I always suggest to bring a tape measure for the second inspection or request a private appointment so you have a little more ease of time without other buyers there watching over your shoulder. s It's acceptable for would-be buyers to take photos or videos of the house but make sure to check with the agent first, to be sure, as it is still a stranger's home. Make yourself at home within reason to know how it feels living in that house. Sitting down and taking in the view is very acceptable... putting feet on the furniture is not. What you can't do It's normal to find flaws in a house, especially if it doesn't align with you, please don't loudly criticise the property, call the agent instead after the open house to discuss any questions your have. What may be a flaw to you, is something another buy is not worried about. It's a common courtesy not to bring snacks into a home to avoid a messy accident. Unless your pet is a guidance dog, it may be best to leave mans best friend at home. Some homeowners do not have pets due to allergies. These are the significant points that we wanted to share with you; the other home etiquettes are just the same with yours. When you are not sure if what you'd like to do is okay, put yourself in the sellers' shoe then ask yourself, "is it okay?". If you're planning to join us at an open home, give us a shout, we're happy to attend to your needs. 62 Paten Road, The Gap Team Loyle

20.01.2022 Looking to buy a home in a new suburb? While knowing people from the neighbourhood is a smart move, also consider meeting folks that can make your transition a breeze. A local home loan specialist who's familiar with the area and have helped many into their new homes.... The local vet. If you're moving with your furry friend, you need to know the local dog parks, pet-friendly beaches, cafes and pet minders. The local vet is a great link for all of these. Your soon to be local barista, they know the neighbourhood well. Considering that people come in and out of cafes and love to chat over coffee. Plus you'll get to have a good coffee and a decent feed on moving day. Real Estate Agent. Find an agent who serviced an area in an extended period. One who knows the area intimately. They can give you tips and advice that you need in settling into your new home and what to expect in different pockets of the suburb. If you're thinking of moving into The Gap, just give us a call, we would love to chat over coffee. Team Loyle

19.01.2022 What started as a cafe meeting, we now have The Gaps own information map! Why did this come about? I found myself referencing areas of The Gap to new buyers in the area. Teaching them about what foothills of Mt. Coot-tha means, and the northern side of Waterworks Road. I almost wondered why we didnt come up with this sooner! So, here it is! The creation from our very own and local artist David Wicks. We hope you love it and please share with your community of loc...als. Youll find this printed and featured in our next report so if you would like a hard copy comment below. Looking on a map has never been more fun and easy! You can even ask your kids to help point out places, I'm sure they'll be entertained. Great job Dave 2020 Kathleen Luck All rights reserved. Team Loyle #gapconomy #supportlocal

16.01.2022 Searching for your next home? Affordable housing in Australia is expected to almost double in demand within the next 16 years. This is true most especially in cases of workers whose jobs have been listed as essential during the COVID-19 pandemic. Brisbane Housing Company chief executive Rebecca Oelkers has told the Committee for Economic Development of Australia that a stimulus package for social and affordable housing, similar to the one that helped Australia recover... after the Global Financial Crisis, is needed to stop the number of people looking for affordable housing soaring from its current level of 400,000 to 730,000. 14.01.2022 FLASHBACK to January 2018 Before Team Loyle started, I have been working in real estate with various help. Time was spent training each associate up to 12 months only to find them later ultimately move on or they decided this industry wasnt right for them. I had reached a point where I didnt know if I could do it again - train someone to the same loving level, just for them to leave. As I confessed this to Stephen, he paused and asked: "Well, what if I join you?". He imme...diately gave up his work in civil construction later that week...and that's when Team Loyle started. (LOYLE - a mix of Luck and Doyle). We became living proof that working with a family/spouse is possible! But if truth be told, it's not always easy. So, what does it take to make a personal relationship work as a business partnership, you say? Set aside small moments to spend together. Sought out professional advice to ensure your partnership both in business and at home. Keep energy reserves for each other. Going into business with your significant other has its pros and cons - it's not always easy because you have to find and maintain balance for it to work out. Yes, it's not for everyone but if you're interested in the idea, make sure to openly communicate as much as possible and find the ideal balance that works best for you. "It's wonderful to come home at the end of the day when we got a deal together, a listing that we were so excited about or something we've been working on for a year, and we come home and run at each other and chest bump and shout YEAH!". "We are feeling very blessed as we have also found the same shared energy with Jules, who really is the perfect fit for our Real Estate business. She is an efficient mum of three, so she keeps Stephen organised and picks up on anything I may have missed. All three of us know our weaknesses but know how to celebrate our strengths." Team Loyle

05.01.2022 Over the past few weeks our town has been abuzz with students graduating and our Facebook feed flooded with gorgeous formal images. We would like to wish a very... special student, Miriam (pictured) all the best as she currently undertakes her final exams and share the story of how she came into our lives. As a locally owned business, it is very important to us to give back to our community through sponsorship of local events and sporting fixtures. However, there is a cause that we have supported for the past four years which may not be close to home but is extremely close to our hearts. In 2004, we tragically lost our daughter, Hannah to Leukaemia. Our experience with this disease and the immense loss we live with motivated us to support research and families faced with the same heartbreak through the Leukaemia Foundation, Red Kite, Children’s Hospital and many other associated charities. In 2017, our paths crossed with a young man by the name of Lachlan Miller who shared with us his incredible story raising awareness for the charity Yes Arusha, which he founded, based in Tanzania. We instantly knew that we had found something amazing to do in our Hannah’s memory; The Hannah Luck Scholarship. The scholarship awarded through Yes Arusha provides under privileged children with the gift of an education, the opportunity for a brighter future and most importantly hope. The scholarship is open to male and female children that despite the hardships their families face, have strived to continue to learn in some form. Through a formal interview process, their parents must express a desire for a brighter future for their children in a world where young girls and boys do not hold much hope. The children lucky enough to be chosen for the scholarship receive four years of schooling and the safety of a boarding house with clothing/food. This schooling is the equivalent of our secondary school, which very few impoverished families children ever reach. However, this exciting opportunity also comes with a new set of challenges, living away from their families and learning a new language; primary schooling is offered free of charge and is taught in Swahili, but, the secondary schooling is taught in English. At the end of these four years if they graduate successfully, the government will reward them by covering the costs of them entering into the next stage of their education. The Hannah Luck Scholarship has been awarded every year since 2017. As a legacy for our little girl and to assist women struggling to be accepted into the workforce, our four recipients are currently female. We are so proud of Miriam, our very first recipient to reach this point in her education and despite having to learn a new language, she is at the top of her class. We had planned to visit Miriam and the other girls this year but unfortunately due to travel restrictions we will have to postpone. If you would like to learn more about this great cause, visit Yes Arusha. Also head along to the Our Lady of the Southern Cross College Christmas Carols tomorrow night on the main oval with all money raised going to Yes Arusha.
