24.01.2022 If anybody that is looking at 10 Cherrytree Place, Waterford West, QLD 4133. Price by Negotiation over $325,000 and quoted at getting $385 per week rent.Sound like a good investment property. Please don't waste your time.I did a inspection of this property last week and found a number of issues with it.They had painted over where the whites ants have been in the walls,fences need repairing,retaining wall needs to be replaced,cracked tiles in bathroom floor that needs replacing and the list goes on.

22.01.2022 Hi Everyone, I am back after a having a little break (health issue) and l am really annoyed and as mad as hell to hear of the following. l have just been informed by a client of mine that her parents were looking to down size their current home as the family have all moved out. They found a house that really suit them and now this is where everything has gone horribly wrong. They signed a contact before they had a solicitor or conveyor look at it to make sure it was correctl...y worded. They haven't sold their current property, so aren't in a financial position to buy. All that they needed to do was have a clause in the contact to say "subject to finance (selling their current house) and building and pest inspection". Which they didn't. Real estate agents do not care as long as they make a sale. Now banks will not look at anybody who is over 60 looking for a short term loan, as it not profitable for them. So in affect, this couple could lose their deposit, which could cost them thousands. So what I'm saying is, have everything checked before signing anything. See more

20.01.2022 Hi Everyone, Just want to share some good news.l had a client call me last week to catch up for a chat, as he was ready to buy another investment property. lan had his finance in place and was ready to go. We met on the Tuesday night to do some research on some areas and found a property that ticked all the boxes - close to schools, public transport, shops. It was listed for $359,000. lan rang and made an offer of $348,000 on the Wednesday morning and it was accepted as the o...wner was desperate to sell. The contact was signed by both parties on the Thursday so the deal was done. Thursday night lan had a call from the realestate agent saying another investor had made and offer for full price of $359000. The investor had been procrastinating over the property for a couple of weeks according to the realestate agent. My happy client has just made $11,000 in equity in 2 days. See more

I have booked a number of appointments with property managers from Springfield Lakes to Southport. 18.01.2022 I found this very good article in the Sydney morning Herald written by Mark Bouris is executive chairman of wealth management If you had intentions to buy an investment property this year, where do you stand with the recent lending changes? The banking regulator APRA wants banks to pull back on lending to investors on the back of high house prices, high household debt, historically low interest rates and subdued income growth.... In the year to March 2015 there was almost double the growth in investment loans (10.4 per cent) as there was in owner-occupier home loans (5.8 per cent). We've seen property prices grow nationally at around 7 per cent, but in the year to March, Sydney had 13.1 per cent growth; the next closest was Melbourne on 4.7 per cent. The good news is that by tightening the criteria for investment lending, we may see prices cooling. Home loans will also become more affordable for owner-occupiers, who represent less risk to lenders than investors. But what does that mean for those who dreamt of buying an investment property? Is it impossible? The answer is no but you'll need to be informed about the changes and have a plan to overcome the new challenges. Some things to consider: Bigger deposits investment borrowers in most cases need a deposit of 20 per cent where they could once obtain a loan on 10 per cent. Higher interest rates interest rates have risen on investment loans. In the past, investor rates were always at least 1 per cent higher than owner-occupier loans. That is still the case overseas and it is likely Australia will move back to that model. Further interest rate rises During the past year to secure a loan, lenders assessed your ability to pay interest rates if they rose by 1.5 to 2 per cent. Now you will need to show that you can continue to pay if rates rose by 3 per cent. A loan outside the big four banks APRA's new policy means that banks will limit the number of investor loans they give out. Some smaller institutions may have greater flexibility particularly if they have multiple funding sources. Financial advice demonstrating a solid financial position may support your application for a loan. Having a clear budget and insurance, in particular, could prove to be advantageous for your application. Expect to see more advice and financial planning accompanying investor loans. If you're an investor who has bought off-the-plan and has a settlement date in the coming year or two, I urge you to speak with your bank or broker in order to see if you're impacted by changes in loan-to-value ratios. For owner-occupiers, you may well benefit from decreased competition for property and loan favourability during this period as investor lending is brought back into balance. The property market is changing rapidly and many are finding themselves confused as they try to navigate the landscape. 13.01.2022 Hi everyone. We finally arrived in Tamworth after a couple of long days on the road. We caught up with our friends at Echuca on Saturday, then on to Deniliquin for morning tea to catch up with Trent from TLC Real Estate to get an update on what is happening there and in Hay. Older, renovated houses in both areas are getting great returns, around 8%. Did some research on the way through to Tamworth. Found a property 3years old for around 340K getting $380 per week rent. Ticks all the boxes. 100 mtrs from a really good state school.

12.01.2022 Hi everyone, I had an excited client ring me to check an investment property that he was looking to buy in Queensland. The salesperson was very good and told him all the right things about the property. It is on the market for $339K and getting $385 p/w rent. The client asked me to do the research on the property as he was very busy with work and didn't have the time. My research on the property found that there were a number of issues. The building is set in the wrong posit...ion on the land, being built to the back of the land, with a very small back yard and a large front yard with no front fence. Lots of lawn to mow and tenants hate this. The property would not suit young families because of the very small back yard for children to play in. It was also built in a flood prone area with a small creek across the road. On talking to various property managers there is a high turnover in renters with a property like this. In my opinion this wasn't a good investment, as the holding costs would be too high as well. For example, the insurance premiums would be costly because it is in a flood prone area, with the high turnover of tenants there would be leasing fees and finally finding suitable tenants for this property. Unfortunately, there are many investors out there who think they know about investing in property and don't do their research thoroughly. 12.01.2022 Good Evening Fellow Investors, If you or your friends are looking for an investment property, l have have come across a couple of really good ones in Southern Queensland.... These properties tick all the boxes. They are in really good capital growth areas and are close to good schools and public transport. One is around the $325K mark, getting $355 p/w rent and the other is around $335K getting $370 p/w. I have many contacts who help me source the right properties for my clients up in Southern Queensland. The reason l like this area, is that at the moment, it is under the $400K mark, with excellent returns and showing good capital growth as well. 11.01.2022 Hi everyone, I am glad to report that investors who l have been mentoring for 3 years, have just bought their 4th investment property. I encouraged them to have a crack at doing it themselves and to bounce things off me, if they didn't understand anything. l am please to report they came through and did everything correctly. They now understand how to research areas with good capital growth and good returns and what questions to ask the real estate agents and property managers, to get the best property that suits them. 07.01.2022 Hello everyone, Day 1 of my property research in south east Queensland. After talking with property managers, sales people and checking with a couple of councils, l believe l have found a really good area for buyers who are looking for really good capital growth over the next 5 to 10 years. A lot of infrastructure going in now, before houses and a new shopping centre to to be built. It's normally the other way around. Tomorrow l am off researching other areas with different property managers.

Sunday night we caught up for dinner with Richie and Robyn Thorton (owners of the L J Hooker franchise in Tamworth) They have lived in Tamworth for over 20 years and they have seen the property trends come and go. Those who bought in Tamworth 12 to 18 months ago have done really well.There are still a few good buys there. Like anywhere you are investing in, you need to know the right contacts to find the best spots to buy and the not so good areas. A few days R and R before catching up with property managers on Friday.

06.01.2022 Hi Everyone, I am up and running KB Property Consultants Pty Ltd now as l had to make sure everything was it place before l started talking to investors. On my research trip to Queensland during the school holidays l came across a scam that interstate investors are getting that are using buyers agents.When l was talking to different agents and was explaining what l was doing a few real estate agents were asking for a fee of a $1000 dollars.For that fee they would be given a l...ist of really good properties that haven't been listed on the internet once sold.The real estate agent would then list them on the internet and when investors would ring to inquire about them the Real estate sale person would say that they have just gone under offer. Now l am not saying that all agents or buyers agents are doing this. Just some and you need to be very careful when coming to buy a investment property interstate.If you are going to use a buyers agent then do your research on the company and ask lots of question before using them. Just think if you are paying a bad buyers agent $10,000 to $12000 to fine a investment property for you and the bad buyers agent pays the real estate agent $2000 for inside information and then the buyers agent sell that property to you. 01.01.2022 Hi everyone, Update on Friday's research for investment properties in and around the Waterford, Crestmead, Eden's Landing and Marsden. Bridgette from Youraddress Real estate drove me around. We did an inspection on a property for a client who was looking to make an offer. It was on the market for 339K getting $385 per week rent. Sale pitch sounded good, new carpet and repainted inside. They had rejected an offer of $328k, so they said. Bridgette was really good pointing out ...a number of faults with this property.They had painted over where white ants had been in 1 room, white ants were in the fence and there were cracks in tiles in the bathroom. The retaining wall needed replacing as it was collapsing. True rent would be around $360 for this property. It pays to get somebody good to view property who knows what to look for, before spending any money. I rang my client and told him it was a dud. We viewed another property in a really good area close to schools, railway station, 5 minutes drive to a new shopping centre. It is on the market for $360K and would rent for $410 a week. Now that would a good buy for someone as it ticks everything that a investor is looking for! Capital growth and cash flow in really good area. That's it for my research. See more
