25.01.2022 Here’s the truth. Most people think that the best part of being a property manager is getting to see all the different houses. But that’s not the best part. For me, the best part of being a property manager is helping people set themselves up for retirement through property investment/saving property investors money. That’s the best part.... Honestly. But I do like looking at houses too sometimes What’s the best part of your job?

21.01.2022 Why is it called Boxing Day? According to the BBC, Boxing Day got its name from a time when the rich used to box up gifts to give to the poor. Boxing Day has also been celebrated as St Stephen’s Day in Ireland. And in some countries, like Hungary, Germany and the Netherlands, Boxing Day is celebrated as a second Christmas Day. How about that?... 2 Christmases! Although, these days, Boxing Day is better knows for post-Christmas sales, yacht racing and cricket matches! So whether you’re spending this Boxing Day grabbing a bargain at the sales Or watching the Sydney to Hobart race start Or tuning in to watch the cricket Or taking a post-Christmas nap Enjoy the day. And remember, Monday is the Boxing Day public holiday, so you might be lucky enough to get that day off too!!! How are you spending Boxing Day today? See more

10.01.2022 Want to see behind the scenes? Before a tenant moves into one of our properties, we conduct a full inspection of the home. And, while we always create a written report (that’s required by law). We also include hundreds of photos with this report. Now, it might seem over the top with all these photos.... But, it saves so much stress later on! Because, if we have photos of everything inside (and outside) a property There’s never any doubt when the tenancy is over. So, it’s a fair bit of work behind the scenes. But it’s totally worth it in the end! See more

06.01.2022 Do you know how to get your property ready for the Christmas period? If you’re an investor here in Brisbane there are a couple of things you need to do to be protected and prepared for the holiday period. Here are our top tips: Number 1 Check When Your Property Manager Is Away. Everyone needs a holiday, including your property manager! But you want to check when they’ll be away, and what safeguards they have in place while they’re gone.... Our office is going to close from 22nd December 2020 and reopen on 11th January 2021. So that our team can take a well-deserved break. But during this time, we will still have all the rent payments automatically receipted and we will still be checking on any late rent payments (so we can ensure your tenant doesn’t fall behind in their rent). We also have a team of tradespeople on standby, so if you property has an urgent repair, we can get this sorted straight away, to avoid any risks to your tenant, your property and to you. So, if you’re a client of K&C Real Estate you can feel confident your property is being managed, even during the holidays! Number 2 Get All Non-Urgent Repairs Organised During the holiday period, plenty of tradespeople take a break too. So, if you have non-urgent repairs for your investment property, work with your property manager to get these all completed well before Christmas arrives! If you’re a client of ours, we’ll be following up any outstanding repairs with you over the next week or so. So you’re 100% sorted! Number 3 Check Your Rent Payments When we’re moving into a period that has many public holidays, this can disrupt rent payments too. Now is the time to check with your property manager about when rent payments would usually come through and when you can expect them to hit your bank account. If you tick those 3 items off your list before the holiday season hits, you’ll be sorted for a stress-free holiday! And if you need some help with getting these items ticked off your list, send us a DM and we can help get your investment property sorted for the holidays!

01.01.2022 Why do we ask for sooooooo much information on a tenancy application? The truth is, when you apply to rent a property through our office, we’re considering giving you the keys to a property, so we need to double check so many things. Here are the things we need to check: Your Identification we need to ensure that we can identify you, so that when we draw up a lease agreement we list all the adults and their legal names on the agreement. Your Income we know this is very pe...rsonal information to ask, and we are careful to keep this information very secure. Just as a bank would check your income to make sure you can pay for a mortgage, we need to do the same thing to check that you can pay the rent. Your History if you’ve rented before, we’ll want to check your rental history. But don’t stress if you haven’t rented before. We can talk to you about verifying your history in other ways. So even though it feels like so much work to apply for a rental property, we’ll do everything we can to make it as painless as possible!
