24.01.2022 When you use KDD for your property purchase, youll receive some information about taking out a title insurance policy. While it has lots of benefits, one of the major ones is non-compliance with council regulations. And it just so happens that one of our team has actually made a claim on her own policy, so heres the case study on one of the many benefits of having title insurance! ... Back in 2014, Katelyn & her husband bought a new house and their super-fabulous conveyancer completed a whole heap of searches as part of the settlement process. One of these searches was with the City of Joondalup to confirm that the pool fence was compliant. Sure enough, before settlement Katelyn received a copy of the compliance certificate from the last inspection done in 2013 Fast-forward to 2017 and the council came out for the next scheduled pool inspection. Well this time, the inspector must have had a fancy new measuring tape because it turned out that the pool fence was only 1100mm off the ground, not the required 1200mm. The pool fence failed the inspection and Katelyn was told to replace the whole glass fence with a taller, compliant one. We’re hearing anecdotal reports from certain banks that their time frames to discharge a mortgage on a property that’s sold are up to 27 business days for a full discharge and 42 business days if you need a partial discharge. 17.01.2022 As a buyer, one of your final tasks in the lead up to settlement is to book in your final inspection with the real estate agent. It’s best to do this 5-7 days prior to settlement, to allow enough time for any repairs to be completed ahead of settlement. The real estate agent will take you through the property, sometimes with the seller, sometimes without. Depending on the terms of your contract, it’s generally your opportunity to check: Lights - do they all work?... Powerpoints - do they all work? *hint* take a small appliance like a hairdryer or lamp to test Shower - does it get hot and cold water? Any other taps - do they get hot and cold water? Are there any leaks? Any other gas, electrical or plumbing fixtures that are remaining at the property, any special conditions or repairs that the seller was required to attend to Give your conveyancer a call, and we’ll be able to talk you through what kinds of things your contract covers you for, so that you can make the most of your final inspection.

Perth’s median house sale price rose 0.3% to $477,000, with 58% of suburbs in Perth experiencing stable or increased median house price growth during the quarter. It took sellers a median of 28 days to sell their property, which is 21 days quicker than the June quarter and 46 days quicker than the September 2019 quarter. There were 9,599 properties sold during the quarter, which is 21% more than the June quarter and 7% more than the September 2019 quarter. 04.01.2022 Weve had a few buyers lately who are not Australian Citizens or Permanent Residents and before coming to us, they hadnt been made aware of WAs Foreign Buyer Duty. Since January 2019, foreign buyers are required to pay an additional 7% of the purchase price in addition to the standard stamp duty that is also payable. This also applies if only one buyer is foreign - they will be required to pay the extra 7% on their share of the purchase price.
