25.01.2022 Hey Hey, It's Hump Day...happy happy Hump Day Again!!! Go the Blues! Pic: 6:20am yesterday (for some reason my post didn't launch yesterday, I did do one but it failed to go live for some reason) ........... 'The Down Town Newsagency' in Smith Street, Kempsey. "It was the old writing/branding up high that drew me and has me wondering ....it says MACLEAY ARGUS..........I wonder was this the old Argus Headquarters years ago? I can't so remember that .....anyone? Also, any other history on this little discreet building??? anyone ever work there? What's up top? Anyway, it was a massive day yesterday....we may have secured another buyer on a rural block it seems....but no new listings.....arrhhhh, gosh we need new listings, new property to sell....at the moment we are selling 10 to listing 1 - now that can't go on forever can it. Today though, have two great listing appointments booked in....and other one tomorrow! All exceptionally big beautiful homes - they will range between high $600's to around $1.2M for the small acre property......so keep watching. REAL ESTATE CASE STUDY - For Those That Say 'Can't Go Up But You Can Always Come Down' - we had a home advertised at $375,000 - $395,000....and it just didn't get a solidly committed buyer for over 3 months, so then we reduced the price to create a buyer frenzy, 6 buyers in 2 days and an offer of $380,000 accepted from a cash buyers.....yes it happens. We did one last year where after we reduced the price to create hot competition the sale price went back up and over the first advertised price. 24.01.2022 Happy Monday Peoples....who's sunstroke from yesterday??? Pic: 5:50am after a windy night in Kinchela 'someone' oh yes, he is human, did not want to ride in the back of the ute.....no no no I'm over the wind mum! Ok, so who is staying in the magnificent Macleay Valley for the Xmas Holidays? I for one will be......I mean I can understand people from the city wanting to travel away......but they usually travel to places like we have on our door step: Hat Head, South West Rock...s and Crescent Head! Or they go camping in the country side.... We've got all year round! Actually if the conditions are right I'd love a Georges Creek to Bellbrook canoe trip again....absolute magic. Anyway, it's the last day of November, we've just notched up our 20th sale for the month.....and there might be another one or two today...we'll see. It will be interesting to see what December brings......most Decembers are slow, as people deal with the pre-holiday planning, shopping, parties and school activities.....BUT.... in the last 16 years I've had a couple where the buying was ferocious right up to the last minute of the Xmas Eve. I do expect January to come out of the gates full on though.....I've had most of my January's busy....and only 2 or 3 out of the last 16 were slow............but this year, I think there will be buyers everywhere! "Yey, a new bright shiny building for Kempsey's commercial precinct - it looks awesome! Congrats to the owners for digging in and having a go - I know you went through a few years of hell with the Council trying to get something exciting for the town! Can't wait til it all opens up!"... So as much as I love celebrating our Valleys past, it's also exciting to celebrate the future and those that that spend their money creating that future for us all - well bloody done! And as we here at my office look toward the end of 2020 with amazement as to how the year has gone - so different to that expected when the virus hit in March - we start to look at what has been and plan for next year.....it was really cool to check our database for some stats... Pic: our LIST to SELL ratio for the year so far 99% So amazed and proud of that stat! And we have 15 under offer and hopeful to exchange this year. 21.01.2022 Oh Where Did Monday Go....happy whatever is left of it! Incase you haven't heard....It's a massive sellers market....prices are up up up and yes I say 'boom' often. I started my first inspection at 6:30am and my last one was 6pm...3 sales agreed...2 negotiating....big day.... Pic: 6:45pm on my way home, a little no-through street with a lovely guard of Jacarandas...it was a pretty sight....CAN ANYONE TELL ME THE STREET??? OMG the amount of buyers v sellers is amazing. If only the banks were faster....it seems this boom is fairly full of cash buyers....more than Ive seen before I feel....and mortgage buyers are being held back by the banking systems being overloaded....some buyers are told to go shopping and the lenders haven't even done a pre-approval.....well let me say....usually a cash buyer will beat a mortgage buyer and a pre-approved buyer will beat one with no pre-approval. Im hired to find a buyer .... not an offer. Buyers...mortgage buyers....please get your finances in place before you put in an offer...if your offer is to be accepted above all other offers...I for one will need proof of finance to take to my sellers. It is my business...the central part of my business. Would you believe I often have buyers, bankers, conveyancers and solicitors tell me literally "the buyers finance is none of your business" ......yep really. Yes you can sell in this market easy, but selling is not the goal, getting the best price is. Pic: 6:30am morning street scape of Elbow Street - I love the West Kempsey shopping precincts old buildings - just look up sometimes and appreciate the old school way of building. Oh and Drifta 'Ho, Ho, Hoing' everyone as he does! Ok the rain is coming ... omg....we have so many properties to get photos of and it looks like a week or more of big rain. And we are almost running out of time to get them al...l loaded up before we break for HOLIDAYYYYYYYYYYS! There's a little less activity of buyers and sellers at the moment in the lead up to Xmas (as usual) - just a little less full on but still ticking over. That's not so bad, there's always always always phone call 'to make'.....yep, when they aren't calling you.....we call them. Never a nothing day in my world ....real estate just flips on a dime, one day they call you....the next you might have to be the one calling them.......buyers, sellers, buyers, sellers, buyers, sellers. I tell you what is really slowing up the properties coming onto market lately - and that's the speed at which Kempsey Shire Council are pumping out the 10.7 certificates (a compulsory part of the Contract a solicitor/conveyancer must put in the Contract they send us!) If it's a property under 2.5Ha ....an agent needs a Contract For The Sale Of Land before marketing the property. Usually the Council would have them back to the solicitors/conveyancers in 2to 3 days..........now it's a minimum of 2weeks, sometimes more. So unless something drastically changes at the Council today......none of those properties will like get marketed and shown off to the Xmas web-surfing crowd.
