25.01.2022 LIVE WEBINAR - Where to Find the Best Pockets of Value in the Sydney Market Wednesday 16th September 2020 Time: 12.30pm - 1.30pm Online Live Webinar... Finding the best value property is the goal of every property buyer. But where can home buyers and investors find genuine pockets of value in Sydney’s property market? Prices have declined but remain quite resilient in the face of the economic lockdown. The spring property season has just commenced, and we traditionally see an increase in listings at this time of year. However, Covid has dented consumer confidence and the recession is starting to bite and the overall volume of listings is low, driving some buyers crazy. In this live webinar we will be revealing the top 5 regions of Sydney where you can buy good quality properties with excellent value. Choosing a location to live or invest is not just a matter of hearing a hot tip its about selecting a suburb that has strong fundamental drivers of long-term growth. Multi-award-winning Buyers’ Agent Rich Harvey - Buyers Agent, CEO of Propertybuyer and respected researcher and commentator Terry Ryder Founder of Hotspotting.com.au will review the current landscape of the Sydney market to help you discover the best pockets of value. 15.01.2022 The bearish banks are getting more optimistic on property outcomes. https://www.afr.com//sydney-home-prices-to-jump-14pc-by-20 Westpac economists predict that house prices could rise by 15 per cent between 2021 and 2023, almost double the 8 per cent the bank forecast in April, fuelled by record low interest rates and freely available credit. ... Better than expected economic news is forcing the banks to revise their dour forecasts when Covid first hit. House prices in Brisbane are expected to increase by 20%, Sydney prices could rise 14%. Melbourne prices predicted to increase by 12%, Perth by 18% and Adelaide by 10% over next three years. Dwelling prices across Australia are forecast to fall by 5% from peak to trough by mid-2021, around half the amount Westpac's economists had previously predicted. Westpac said the pace of deterioration outside Melbourne so far has been milder than it expected back in March due to the boost from lower interest rates, especially low fixed rates, and the milder-than-expected recession. Prices in Sydney are expected to fall by 5%, Brisbane and Adelaide by 2%, while prices in Perth are expected to remain flat. In Melbourne, prices are forecast to decline by 12% by the time the market bottoms out in June next year. Australian Financial Review #houseprices #australia #property #propertybuyer Propertybuyer

11.01.2022 NSW Stamp Duty Reform Finally!! Good news for property buyers with the NSW Government announcing a proposal to give buyers the choice of paying upfront stamp duty or paying much lower annual land tax over a longer period. Applies to both residential and commercial property. Stamp duty is one of the most stupid and ineffective taxes that creates a massive impediment to property transactions. It stops people moving closer to work (reducing congestion and emissions), moving cl...oser to family, and downsizers moving into more suitable accommodation. The proposal is open to comment until 15 March 2021. It should not deter buyers from buying now if they find the right property as listings are still very tight and prices are set to rise again next year. https://www.treasury.nsw.gov.au/property-tax-proposal #propertytax #stampduty #propertybuyer #property #commercialproperty #residentialproperty #nswstampdutyreform

10.01.2022 Newcastle/Hunter Region is certainly showing resilience once again as the Region continues to be attractive for Sydneysiders looking for more affordable/lifestyle options and working from home the new norm. Regional NSW remains resilient for the most part Regional median prices were higher or steady in all states, with regional #Tasmania up by 9.8 per cent, regional NSW up by 5.3 per cent in and regional #Victoria up by 4.4 per cent for the year to June 30. One of the reason...s regional markets are doing well is because they are more insulated from economic shocks, as they rely less on international trade and housing is more affordable.
