24.01.2022 The Victorian property market has displayed true strength in holding firm against all predictions regarding the impact of Covid-19. The latest Quarterly median prices released by the Real Estate Institute of Victoria show that the market is still strong. While there has been a small adjustment from the previous quarter, the market is in much better shape than it was in 2019 across all property types. House values in Metropolitan Melbourne fell by just 3.5 per cent over the ...June quarter, following four quarters of continuous growth. With a median price of $864,000 houses in metropolitan Melbourne are still 6.1 per cent more valuable than they were at this time last year. Houses in Middle Melbourne recorded an astonishing 9.4 per cent increase since June 2019. Units in Melbourne have recorded a quarterly median price of $621,000, just 2.5 per cent lower than the previous quarter having grown by 6.4 per cent over the past 12 months. House values in Regional Victoria have held steady with the quarterly median house price at $420,000 up by 0.1 per cent over the past quarter and a healthy 3.7 per cent annual growth. Regional units have shown tremendous growth of 13.6 per cent over the past quarter, the median unit price for regional Victoria of $339,000, setting a new quarterly record. The underlying strength of the Victorian market is evident as prices have stayed firm despite volume of sales transactions significantly reduced due to the restrictions imposed by the pandemic. 29 per cent fewer properties sold in Victoria for the June 2020 quarter when compared to June 2019 quarter. New records have also been set for houses and units sold by private treaty. Houses sold by this method are up by 7.6 per cent and unit sale prices have grown by 3.4 per cent over the quarter. 21.01.2022 BREAKING NEWS.... The Victorian Government is extending the eviction moratorium laws to provide greater certainty for tenants and landlords. Extension of these laws will ensure that Victorian renters facing hardship due to the coronavirus (COVID-19) pandemic will not be evicted from their homes (with limited exceptions) or have their rent increased until 31 December 2020. ... In addition to the eviction moratorium extension, further support being introduced for residential and commercial tenants and landlords includes: changes to the land tax relief scheme and an increase of land tax discount from the current 25 per cent to 50 per cent for residential landlords who provide a 50 per cent rent reduction to eligible tenants extension of the Rent Relief Grant program to 31 December 2020, increasing the maximum grant amount to $3,000 for new applications, and allowing previous recipients to receive up to an additional $1,000 extension of the Residential Tenancies Dispute Resolution Scheme until 31 December 2020. Residential tenants and landlords who are finding it difficult to strike a deal over rent reductions have access to the free dispute resolution service run by Consumer Affairs Victoria for residential tenancies. 21.01.2022 This week the REIV has not reported an auction clearance rate because the number of auctions that took place were too low in numbers. Only 78 auctions were reported, 35 sold before auction, 27 sold at auction and 1 sold post auction. A massive sigh of relief occurred last week to everyone working and transacting in property, be that buying, renting, or selling when Premier Daniel Andrews announced public auctions and open for inspections could recommence. The public auctions... will be restricted to 10 people in attendance not including the sales agent/auctioneer and general open for inspections for sale and rental properties are also restricted to maximum of 10 people in attendance and require agents to take the name and telephone number of each person and to practice safe hygiene and social distancing. This was positive and welcomed news. Our office is now offering advertised open times and private inspections on request for our rental properties. Now the initial shock of COVID-19 has settled, and we live in a new hopefully temporary normal for now, we ponder is the worst behind us? Unfortunately, no one has a crystal ball. We acted recently as a Vendors Advocate selling an A grade family home a couple of weeks ago $130,000 over reserve. The property attracted 5 potential buyers with two fighting it out for ownership before what was going to be my first virtual online auction. This supports my belief with stock levels down we should see more competition for quality A grade properties as buyers have less choice. 21.01.2022 We awake this morning... ...to a whole new world but with what appears to be a great win for the realestate industry with hopefully some more to come so we can still service those in need of relocating. The REIV has advised its Members the Directions are still a bit confusing and no doubt will be 'cleaned' up over the next few days. ... However, services related to property settlement or end of lease (including removalists) are now permitted activities as outlined in: Permitted Work Premises List for the purposes of the Restricted Activity Directions (Restricted Area) (No 6), effective as at 5 August 2020 from 11.59pm (version 1.0) It appears as though employers will need to give a permit to staff to do these activities and have a Covid-19 safety plan. The REIV will work through the details and get communications out promptly to their Members. We are grateful and thankful as our team has several vacating tenants as well as Vendor Advocacy settlements during the next six weeks. A record sale in Bryne Avenue, Elwood sold over 6.5M the highest price ever for this Street and Kath & Kim star Jane Turner is currently selling a very noice Elwood mansion pictured below. She has listed her property located in Tiuna Grove built 1884 with a $7.3-$8M price guid...e that, if achieved, would break Elwoods house price record. 15.01.2022 With a combination of government restrictions starting to ease, people returning to work and a new $25,000 home builder incentive there is certainly a positive vibe in the property sector. This weekend will be conducting a total of 6 open homes for rent ranging from St Kilda, Moonee Ponds, Ascot Vale, Ivanhoe, Docklands and Kensington abiding by the social distancing and sanitation guidelines set in place. Auction numbers are low which is always the case over a long weekend. ...The REIV is expecting about 175 auctions. As we start returning to a new normal, here are some things you may like to do over the long weekend: 1. Go to a restaurant, it does not need to be lavish, just go. We all need to help businesses survive. 2. Visit the Zoo, our Zoo in Melbourne is one of the best in the world. 3. Get on a boat! Make the most of the autumn sunshine by floating along Melbournes waterways. On a Boat are back, with protocols in place for social distancing and heightened hygiene. 4. 15.01.2022 The September Quarter has been released by the REIV and I am pleased to say that Melbourne property prices have defied doom and gloom forecasts to remain resilient throughout the coronavirus restrictions. The figures show that median house prices in metro Melbourne only fell 1.7 per cent with the median price of $846,000 while still recording 7.4 per cent annual growth. Units in Melbourne have achieved a median price of $622,500, which is 0.2 per cent higher than the June Qua...rter and an annual increase of 5.4 per cent. The following factors have contributed to the market’s strength: LOW INTEREST RATE Record-low interest rates- with the cash rate at the historic low of 0.25% where it has been since late March and the Reserve Bank of Australia keeping the official interest rates on hold at its last meeting as well as talk of a further cut to come this side of Christmas. DECLINE IN STOCK LEVEL Due to the restrictions, fewer properties were listed for sale which kept prices relatively stable over the quarter. There was however an increase in off market transactions because during the restrictions vendors did not want to invest in advertising campaigns or have a bunch of strangers or unqualified buyers traipsing through their home at an inspection. When inspections were not allowed, vendors did not want to try and sell their properties the traditional way when a potential buyer could not inspect. OPEN, CLOSED, OPEN AGAIN The varying levels of restrictions placed on Melbourne Metro and Regional Victoria over the last couple of months impacted transaction volumes as expected. While transaction numbers in Melbourne plummeted by 31 per cent compared to the June Quarter, transactions in Regional Victoria soared by 15 per cent. Low advertised stock levels are a key factor supporting housing values. GOVERNMENT SUPPORT PACKAGES The federal government announced an extension of the Jobkeeper and Jobseeker packages to the end of March 2021. This provided some confidence to both businesses and employees. NEW TRENDS Since Covid-19 which has led to most of us working from home, and restrictions on many of the activities that favour city living not permitted there has been an increase peoples’ desire to move coastal and regional. In the September quarter, regional houses set a new quarterly record at $442,500 recording strong growth at 5.1 per cent for the quarter and 4.9 per cent over the last 12 months. WHAT NOW? we have seen an increase in the volume of stock hitting the market which means we will be busy right up until Christmas. It’s a great time to buy but do not expect a bargain as there remains strong competition for quality properties due to supply and demand. 15.01.2022 Melbourne’s property market achieved a clearance rate of 83% from an increased number of 290 auctions reported to the REIV. In addition to this there were 112 private sales. According to Eliza Owen, CoreLogic’s head of research Australia, since onsite private inspections resumed on 28th September there has been a large influx of listing volumes in Melbourne, increasing around 330% in the last four weeks ending 18 October, up to 6,974 from the 1,606 listed in September. For the 66 auctions reported, 27 were sold on the day of auction, 34 were sold before auction and there were a total of 244 private sales. 09.01.2022 First Home Loan Deposit Scheme. Now the clock has ticked over to a new financial year another 10,000 places are released in the federal governments First Home Loan Deposit Scheme. Under this initiative, 27 lenders, including the big four banks are allowing first home buyers to take out a mortgage with as little as 5% deposit, without needing to pay lenders mortgage insurance. This is great news for first home buyers allowing them to purchase a home sooner and stop paying re...nt. A couple of things to be aware of is some banks may charge higher interest rates when purchasing with a smaller deposit and they may be paying extra interest over the life of the loan because it will take longer to pay off unless they have the ability to pay it down quicker. Eligibility criteria: Earn less than $125,000 a year for singles, or $200,000 a year for couples. Wages are based on earnings from the previous financial year. We are happy to see the numbers of COVID-19 cases continuing to decrease in Melbourne as we begin the last couple of weeks of Stage 4 lockdown. 06.01.2022 This weekend 14 auctions were reported of which 11 were sold at auction and 3 were sold prior to auction. With the volume of auctions seriously low and fresh listings on hold during stage 4 due to professional photography and stylings not being permitted some vendors that were lucky to have their campaigns ready before the extended lockdown are selling with great success. Unfortunately for Melbourne, properties are still required by law to be transacted virtually, site unseen for both sales and rentals. In times like these it is even more important to have a professional on your side as it will make all the difference.

05.01.2022 There were 425 auction results reported to the REIV from the weekend resulting in a clearance rate was 66%. Our team is not witnessing any distressed sales results due to COVID-19. If the second wave heats up, we may go back to online auctions and less people allowed at inspections. Agents will be able to adapt quickly again if needed as we saw many master the task of the virtual auctions.

04.01.2022 The team at KPI hope you and your loved ones are safe and well in these difficult times. If you are anything like us, and I imagine a large majority of Victorians, you will be frustrated by the extension in the lock down and the difficulties that they are causing many Victorians. Over the past 6 months, I have had discussions with friends and clients who are doing it tough. Whether their business has been shut down, they have been stood down from work, missing family and frie...nds or they are dealing with home schooling and the stress that places on their children as well as themselves. While I am not trained in psychology, or as a counsellor, I have been able to help others, allowing them to vent on personal matters or discuss the affect that COVID-19 is having on their real estate journey, and how best to plan a strategy working through their concerns. There are no simple answers and no certainties, however if you need a friendly ear and a good old fashioned chat I want you to know that I am only a telephone call away. 03.01.2022 From 295 auctions held over the weekend, the REIV reported a clearance rate of 65%. Hopefully with the continued easing of restrictions we start to see more properties hit the market as confidence returns. Even with low numbers we good properties are still performing well but it we will need to wait until the next quarter results are released to fully understand what impact COVID-19 has had on different sectors including the residential rental market.
