07.01.2022 LONG POST I'd like to talk with you about vacate cleaning, the costs involved and the time it takes to complete. This is purely to spread some awareness and... straight away I would like to say PLAN in advance for this type of clean. Most people don't understand the costs involved and are not prepared for the quotes they recieve when enquiring. Now to clean an average house, lets say 3 bed/2 bath for reference, can take from 12 to 20 man hours... easily. This is based on a well kept home. This equates to 1 cleaner for 1-2 days or 2 cleaners for 6-10 hours. I'll now break this down for you a bit. BATHROOMS: Take up a lot of the time and product. As a general rule we allow 1 hour per bathroom minimum. This does not include seperate toilets. *2 hours + (based on 2 bathrooms) KITCHEN: The oven/stovetop/rangehood is the time taker in this area and these alone can cost anywhere from $50 to $265 depending on the size (600 or 900) and the company, which is something to remember when looking at pricing. Another time consuming area in the kitchen is inside the cupboards/pantry. This is somewhere that tends to not be maintained because who wants to empty all their cupboards out regularly to clean?! So all in all your looking at a minimum 2 hours for this space. *2 hours + WINDOWS: Vacate cleaners will include all windows interior and exterior - including tracks, frames and sills. A specialist window cleaner charges from $5 to $25 per window pane (piece of glass) depending on the size (and this may not include the tracks etc). Now the average house has 20+ windows, mostly large with smaller ones in the bathrooms and laundry. This can easily equate to $400+ just for windows. For the 3 bed/2 bath we are using as reference we would allow roughly 2 hours for this. *2 hours + WALLS: Walls and skirting boards are probably at the top of the list of areas that we dread (for me definitely). They are very time consuming and can take 2+ hours alone to remove marks, scuffs and wash down. Remember there are A LOT of walls in a house *2 hours + LAUNDRY/BEDROOMS: Then of course you have to factor in the laundry and bedrooms too. These mainly consist of walls and windows which has already been accounted for above but don't forget inside all the cupboards (WIR, BIR, Linen etc). We allow roughly 30 min for each of these rooms (not including walls and windows). *2 hours + (based on 3 bedrooms, 1 laundry) THINGS THAT GET OVERLOOKED: Okay so now that the main areas are accounted for there are many things that get overlooked when doing this type of clean but I guarantee will be noticed by your real estate. Just to name a few: Ceiling fans, cob web removal, light fittings, vents from heating and cooling, fans in bathrooms, door handles, power points, air con filters plus more. Add in another hour or so for these things. *1 hour + FLOORS: Always the last thing to be completed and usually a hot mess after the rest of the cleaning has been done. Vacuuming, removing scuff marks, mopping. Another 30min minimum. *30 min + OTHER SERVICES: Some businesses such as our own offer other services including carpet cleaning and garden maintenance which allows us to cover the whole vacate clean for you without the need for hiring numerous companies. 9 times out of 10 your real estate will also require professional carpet cleaning when vacating your home. Add another 1 hour for carpets and 2+ for the garden. * 3 hours + Just with what has been mentioned above we are already at 11.5+ hours (with 2 cleaners and not including the carpets or garden) so over 22 man hours. COSTS: For the amount of hours and hard labour put into any vacate clean most businesses are fair and reasonable in pricing. We take into account everything such as equipment, products, training, travel time, insurance, tax, super, wages plus the rest. For any legitimate business, especially those with staff, I would be very surprised if you receive a quote under $800-$900 for what has been described and that's being generous ($609.40 is wages alone in this example- 11.5 hours 2 cleaners @ $26.48 per hour minimum each, not including super etc). Unfortunately though we do have "cleaners" offering similar packages for $250 - $300 which I'm telling you right now is ridiculous and covers nothing!! As you can clearly see with the wages alone. Furthermore if they are happy to work WAAYYY below minimum wage then they are doing a disservice to themselves and are the reason people don't value cleaners. PLEASE PLEASE PLEASE consider the time and effort that goes into a vacate clean when deciding which company to employ. Many people think cleaning is an unskilled labour and should be paid accordingly and this is so far from the truth... If your doing it the right way. SIDE NOTES: 1. Check that the company you are enquiring with GUARANTEES their work. It's not uncommon for a real estate to pick up on something that may have been missed and you want to make sure your cleaners will return free of charge to fix it if it was included in your package. 2. Some companies will require either a deposit or full payment to be made prior to your clean. Use your judgement with this. If it's a solo cleaner at the $300 rate proceed with caution but if they are a well known business, providing an invoice etc then this is reasonable. As I have just explained this is a large booking so, for myself, we would block out a whole day or more to complete this which means we are turning away other potential clients. A deposit helps to ensure no last minute cancellations, lost work etc 3. Ask as many questions as you can! You don't want to be hit with any hidden costs at the end for things you may assume are included but are not. Some companies will provide a checklist of what will be completed and this is worthwhile asking for. 4. Please note that the time it takes can vary widely and is determined on a case by case basis. Above are just guides and could be less or could be much more. 5. All businesses have different ways of doing things and for me personally I prefer to charge a flat rate (not hourly) as I find clients dont like to be quoted 6 hours to then recieve a bill for 8 hours because it took longer than expected. A flat rate eliminates the potential for extra costs. I also offer a range of different packages that are fully customisable to suit everyones individual needs. This is another question you may wish to ask. 6.
