06.01.2022 ARE YOU READY TO TAKE ADVANTAGE OF THE PROPERTY SHORTAGE? Property sales were steady in 2020 which we expect to continue into 2021. In fact it is predicted that this continuation of sales is meaning we are headed for a shortage of stock and a boost to price points. We are seeing quick moving developers are setting themselves up to take advantage of this by getting approvals in place to ensure they have the flexibility to bring on extra stock in 2021. This demand for stock is... likely to impact on the Western Sydney market in particular. We've already seen price points going up in the Greenfield developments and, should Government Stimulus allow, this could continue to increase. Post-Covid, the property market is appearing as a safer investment over the stockmarket, home owners are excited by "a community vibe" outside the CBD and with the added bonus of new flexible 'work-from-home' arrangements becoming the new norm, home owners are more open to reach toward their dream homes in development sectors outside the CBD. 03.01.2022 SPOTLIGHT ON LAND EVOLUTION 2020 PROJECTS: CALDERWOOD HEIGHTS - SHELLHARBOUR NSW Land Evolution was engaged by the Landowners to manage approval of a 450 lot residential subdivision in Calderwood Heights. The Development Application is being sought through the Land and Environment Court for approval, however, with planned May 2020 court dates abandoned due to the Covid pandemic, we were amongst the first companies to undergo a Section 34 conference via video link. ... 2021 will hopefully see the project approved and development commence. Highland Views - GLENMORE PARK NSW Working with the Vianello Family in partnership with @CCLdevelopment , Land Evolution was engaged to manage all aspects of the Highland Views Development including finances, design, approvals, sales and marketing. While navigating cautiously through the Covid pandemic, we managed to deliver multiple stages of the project and achieved the highest sales rates on the project to date with multiple sell out releases. We have assisted in building the project pipeline and developed builder partnerships that have set the project up for a strong year in 2021. Mulgoa Sanctuary - GLENMORE PARK NSW Land Evolution were engaged to assist in the culmination of the final two stages of Mulgoa Sanctuary. In collaboration with @CCLDevelopment , we assisted our client and contractor, Mulgoa Quarries, to deliver a premium large lot estate fronting Mulgoa Nature Reserve. The last stage of the development is being finalised with a steady sales rate achieved and building over the second half of 2020. We look forward to the estate maturing through 2021 with more magnificent houses being built.
