24.01.2022 Its disappointing to see that basic defects such as water ponding on tiled surfaces due to inadequate falls are still occurring in the industry. Ponding water not only affects the amenity of the affected area but can also create unhealthy or hazardous conditions. This defect can be easily avoided during construction but unfortunately, we are seeing an alarming rate of tiled surfaces where compliance of falls is being overlooked. 23.01.2022 Following a lengthy litigation process, our team was engaged to assist the Owners Corporation with the remediation of extensive building defects. A priority item for the owners was the rectification of significant water ingress throughout the basement which has been constantly wet since the construction of the building. 18.01.2022 From 1 September 2020, the NSW Building Commissioner David Chandler is continuing to implement strategies that will change the landscape of the construction industry. A SVoP and multi-party risk rating tool is soon to be introduced, targeting risky developers, builders, and certifiers delivering class 2 buildings in NSW. Mr Chandler believes this tool will be a "game-changer for those building and buying residential apartments in NSW". The rating tool will provide comprehens...ive insights into the integrity of key developers, whilst also providing this information to project financiers, insurers, and client advisers. Additionally, the SVoP tool will allow inspectors to view construction sites through digital data and concentrate on those with the weakest ratings. The new laws soon to come into effect will also allow audits of construction work prior to buildings obtaining an occupation certificate and settlement of buyers. The Commissioner hopes this will help to identify the risky players and support the trustworthy ones, ultimately creating a more level playing field. These leaks happen when the waterproofing is not installed with a simple and relatively cheap item called a puddle flange. The importance of providing a flanged connection to penetrations through wet area floors is an item referenced in the Australian Standards and the BCA. If overlooked, the entry of water into moisture-sensitive materials such as timber, plasterboard, carpet, or elect...rical wires can have destructive results, as shown in the image. To avoid the issue, puddle flanges need to be installed on drainage pipes to assist any building movement from causing the waterproofing to fail. This has caused a major shift of focus towards these issues but another issue that is commonly overlooked is a flooring material known as magnesite. According to experts, up to 90 percent of apartments built between 1960 - 1980 have defects related to magnesite, meaning this potentially affects tens of thousands of buildings. 07.01.2022 Our completed project in Leichhardt involved of the remediation of ongoing water leaks into the basement carpark. The leaks were a result of defective waterproofing and drainage to the paved walkway above. The team was able to address the issues promptly by replacing the waterproofing membrane and upgrading the drainage provisions.
