You have the right to have a qualified conveyancer, or lawyer, go over these documents to make sure no nasty little surprises are slipped in by real estate agents or owners of properties. You have the right to disagree with special conditions and provisions, under advisement from a conveyancer or lawyer, if you feel t...hey are not right or fair. There are rules surrounding how the sale of a property can happen, be it private sale, auction, or otherwise. Just remember, you do have rights.

09.01.2022 Tough clients! We have a few of these unfortunately. The tardiest one has been a couple who purchased a property recently and brought in their contract which had been prepared by the solicitor for the vendor, a well-known, medium sized firm. This couple were not happy that their middle names were not included in the purchaser’s details, and the lady’s name was also misspelled. I told them that it was usual practice to simply amend these in ink, and initial the amendments, ...but they did not accept this. They wanted new documents drawn up. I didn’t think the solicitors would accept this, but I asked anyway. They did, as a matter of courtesy, and then I unbound the original documents, and rebound it with the new pages inserted. But they were still not satisfied, and wanted a completely new set of documents. We suggested they may feel a little bit more comfortable with a solicitor, who could do more legal things than just a conveyancing expert like me. They liked that idea, and collected the documentation and went on their merry way. Years of experience has led me to see cracks in some transactions, and how best to handle them. Sometimes, people really want to deal with lawyers, despite our specialisation. And that is okay. Buying and selling a house is a big event, and can be stressful, so to make the process easier for you, sometimes you need something different.

03.01.2022 As we look forward to 2015, I thought I would look back on the year that was. My favourite client of the year I will name "Mr Broom". He purchased a rural property, and sold his metropolitan property. He was a very friendly chap, smiled a lot. At the end of the proceedings, he brought in a straw broom as a gift, something you might see being used in a game of Quidditch, or something a witch might fly! :) It symbolises cleaning the hearth for a new life, of sweeping away the cobwebs; of returning to a simpler life.
