According to the Insurance Council of Australia, more than 30,000 claims have been received by insurers in the last 12 months for water damage caused by the failure of braided flexible hoses. The claims for damaged cupboards and flooring making up the bulk of an estimated $320 million. Flexible braided hoses are found lurking under our bathroom and kitchen sinks and we almost never think of checking on them. These hoses only last 5-10 years. There should be an ...expiry date tagged on your flexible hoses. If there is no tag or if it has expired contact us to check them immediately. Top tips for flexible braided hoses: - Check the expiry tag on your flexible braided hose and get a plumber to inspect them at least every two years. - Never install a flexible braided hose yourself. A professional plumber should always do this specialised work. - Don’t store harsh chemicals near your flexible braided hose as this could cause the item to fail faster than expected. So go home tonight and look under your sinks at the hoses that connect your hot and cold water to your taps and if you are unsure call us to check them for you.

Under your kitchen and bathroom sinks and connected from your toilet to your mini-stop (the tap at the wall). Possibly on your hot water unit and other places in your home. While this brilliant invention has been a big time saver for plumbers, it has caused major problems for some home owners. Flexi hoses are the flexible braided hoses that are made of rubber and ...encased in braided lengths of steel. They have only been in Australia in the last 25 years replacing copper pipe. They are cheap to buy and install, easily bent into shape and aligned to fit under your sink and pipes. The flexi hoses available today come with a 10 year warranty but many installed over the last 10 years only have a 5 year warranty, so it is worth checking these if you have them installed for signs of corrosion or fraying of the metal. Most of these hoses have an expiry date printed on the collar of the hose. If these burst they can cause thousands of dollars worth of damage. These hoses accounted for 1 in 5 water damage insurance claims in 2016. These types of hoses often burst well before the 10-year mark. According to experts, the risk of pipes bursting and flooding a home increases significantly a decade after the residence was built. Why do they cause so much damage? Flexible braided hoses have a limited working life. While the hoses have required Water Mark certification since 2006, it’s unclear which hoses installed before then have been certified. Some hoses may come with a 10-year warranty while others have no warranty at all. These under-the-sink accessories are cheap, convenient and popular but they can cause a lot of damage if you don’t take the right precautions, such as having them correctly installed by a qualified plumber, and maintaining them as part of your regular plumbing maintenance.
