After many enthralling discussions with Telstra over the last few days my internet connection should be up and running soon...but alas the show must go on and improvisation was required. 12.01.2022 If you have a tenant experiencing hardship, who has requested a rent reduction, it is important to consider impact of vacancy. Consideration should be given to what is existing vacancy rates in your area, and expected rent for a new tenant if the current one is going to exit. What would be the costs to replace tenant? How does that weigh up against a rent reduction, of course it all depends on what type of rent reduction is required and whether tenants have been good tenant...s in the past? Let me know if you would like support to consider your options. COVID-19 impacted tenants can now apply to end their tenancy Tenants impacted by COVID-19 who are having difficulty negotiating rent reduction agreements with their landlords may need to end their tenancy to avoid ongoing hardship. Tenants impacted by COVID-19 can now apply to the NSW Civil and Administrative Tribunal to end a tenancy where: the landlord has not responded to their request for reduced rent or refuses to negotiate either directly with the tenant or through NSW Fair Trading, or the tenant and the landlord are unable to agree to the reduced rent and how it can be paid without financial hardship to the tenant. The Tribunal may make an order for the tenant to pay up to two weeks rent to compensate their landlord. The tenant still has other options under the law to end a tenancy agreement. 10.01.2022 Interesting to see relatively minimal impact from the Pandemic to date across our cities (Corelogic Data). Great for some perspective! Really important to stay focused on factual statistics than get weighed down by false reports or predictions. Remember property investing is a marathon not a sprint. What we are experiencing right now is a disruption to the market, this is where I find people fall victim to the bare trap. If you want to avoid the bare trap ensure you are listening to the right advice.

06.01.2022 Many of my clients often consider lending or gifting money to their children to help them get a start in the property market or to get them out of trouble in challenging times. I always think it is far more beneficial for them to understand how to fish? Rather than giving them the fish, after all if they don’t understand how, what is going to happen when you’re no longer there to guide them or give to them. This article suggest some simple ways of taking a simple personal a...rrangement and keeping it simple by implementing some clear expectations and leaving no room for misunderstandings. The other issue I see often is parents helping children when they are not in a position to do so...the love of your children can be blinding at times, but think carefully, even though it might seem helpful to pay for a child’s rego etc. If you then have to depend financially on them later in life because you have have helped them before freeing yourself financially, this will impact them at possibly their most vulnerable time. If a loved one is in financial trouble, most of us wouldn't think twice about lending money - but be prepared first.

Nicole McLeod were you still looking to go off grid? I could come to if this was your style? It's amazing what you can achieve. One of my strategy sessions this week reminded me of... the importance of a 5 yr exit strategy. If you have held properties for many years, are they in the best condition to hit retirement? Regardless of if they are going to be long term keepers or offloaded to pay down debt. Either way you need them to be in the best condition to get the best results for you. There is no use spending large amounts of $$$$ on renovating once retired as you lose out on any tax efficiency. With $$$$ so cheap at the moment you need to consider what needs refreshing? Therefore, an exit plan is needed well before crunch time. Make sure you tune into a strategy session if you have not thought about your plan of attack to exit. See more
