22.01.2022 Why Auction Many consumers ask the question why auction real estate, the auction process has been going on since nearly the start of time. It is a tried and proven method and is one of the most effective tools property owners have. Advantages are clear for both sellers and buyers; contrary to popular belief many agents are afraid of the auction process this is mainly because to auction a property effectively it requires a committed intense effort and and a high level of skill.... The goal of all good real estate agents is to achieve the highest possible price for the seller. The problem most agents face especially in a changing market, is determining that price. Everyone who owns property is entitled to want to achieve the highest possible amount for what in most cases is their most valuable tangible asset. This is where the problem occurs, every home is different and the price of a home is subjective and determined by supply and demand. Whilst your agent knows the area well, has a database of buyers and has marketing skills, they are not your purchaser. When a market is changing, pricing becomes even harder. We are told constantly that you can always reduce the price not increase it. The auction process eliminates any issues of under-pricing. After an intensive 3 or 4 week advertising and marketing campaign the agent sits down with the owner and give they full market feedback and analysis of those interested in the home. Then in an open and transparent manor vendors place their home into the market place for open competition. Another issue we face is an owner excepting an offer from the first person who looks at the property. The intense 3 or 4 week marketing effort, takes away any apprehension of accepting an early offer which may be too low. A time frame is also identified during an auction, both the sellers and buyers have a date to work to. Forcing both parties to make informed decisions on the transaction. The advantage of auction day is that both sellers and buyers are in a transparent open forum. The successful buyer knows that once the property is sold in their favour, the property is theirs with no gazumping. The buyer gets to face their competition and know they are paying market price. For the seller a sale at auction is a guaranteed sale no backing out or changing of minds. Finally make sure you Auctioneer is of the highest standard. Like any profession capabilities are often quiet varied. The right auctioneer will make such a difference to the whole process and of course the final selling price. In the current market most homes are selling on the day, however some may sell a few days after. Don’t be afraid to auction the process works.

14.01.2022 Balgownie In June 1835 John Buckland received a grant of 1920 acres which he named Balgownie Estate. In 1839 the estate was sub-divided into 32 lots, becoming one of the first subdivisions in Illawarra, and forming the village of Fairy Meadow, according to historian Arthur Cousins. The name Balgownie - which is Scottish in origin - then appeared to drop off the map until the 1880s, when it was attached to the developing coal centre. One of the first mentions of Balgownie in t...he Illawarra Mercury was in October 1884 when Captain Osborne and a syndicate of Sydney men signed a 50-year lease of the Balgownie property to carry out coal operations. The 700 acre property included Mount Corrimal or Broker's Nose, which overlooks Fairy Meadow. In all the known coal seams in the land, there are upwards of 18 million tons of coal, a total quantity which would keep the company pretty briskly employed to work and dispose of even in 50 years, the Mercury said. When a new public school was announced for a two acre site on the property of Mr A Lang in 1888, the original thought was that it be named Cramsville school, after the small subdivision established by James Cram in the locality. However as time progressed and the place spread considerably to embrace a much wider area of the original Balgownie Estate, the name Balgownie was adopted. In April 1888, Balgownie was described by the Mercury as a progressive little village. The demand for houses was so great, they cannot be built fast enough while moves were underway to establish a co-operative store. The society taking this matter up are erecting a neat little store in the township, and as it is probable that there will be a war of prices, the general public look forward to getting cheap goods, the Mercury said. 09.01.2022 Fairy Meadow Connor Bowlen was authorised to occupy three hundred acres at a place called Ferrah Meadow on 13 February 1824. In 1841 two village lots from the Balgownie Estate were advertised for sale. The Village thus established became known as Fairy Meadow. The name Fairy Meadow can be attributed to the nature of the land in the area.
