25.01.2022 The rain in Sydney today did nothing to dampen enthusiasm of buyers. Vendors today were thrilled to see wet weather given the recent fires and high clearance rates with Domain reporting 80% clearance on the wettest day of the year so far. A good number of interested parties were seen at auctions today. I expect continued good results while stocks are low. If you are thinking of selling Id love to hear from you.

25.01.2022 I hope you and your families are safe and well. Here are some interesting stats I found for our area. As at 8pm on 12 April, NSW Health reported a total of: * 57 confirmed cases of Covid-19 in The Hills District, LGA.... * 45 confirmed cases of Covid-19 in the Parramatta, LGA. Lets all keep up the good work in relation to responsible social distancing and hope that the worst has passed. In relation to the property market I have attached a snapshot of last weeks results for the McGrath North West Weekly Wrap. * Although the numbers are down it shows that there are still solid enquiries from buyers and interested parties. * The number of days on the market is still at an acceptable and enviable low amongst agents in the North West. * We are still managing to conduct private appointments safely and securely for both prospective buyers and sellers. 15.01.2022 Auction volumes continue to grow week on week which shows to me that the property market is strengthening. Clearance rates remain high and the numbers through our open homes continue to show strong buyer interest.

15.01.2022 Auction results show that overall volume is down meaning the number of properties going to auction was down from last week from 911 total auctions to 675. This is borne out by the total value of Sydney sales dropping from $575 million last week to $382 million this week. The clearance rate remains steady at 80% with last week being 77%. The feeling at the auctions I attended this weekend was that there is still great interest in the auction process and bidding was spirited. Attendance levels were high both for the auction and for this weeks open homes. So, my feeling is that there is still strong buyer demand out there with pent up demand driving prices higher. We will wait to see with anticipation the effects of the most recent interest rate drop and the ongoing effects of the Coronavirus.

14.01.2022 "There is a genuine feeling of FOMO." Auction clearance rates are still strong and the number of homes going to auction this Saturday increased over last weeks results. The feeling I got this weekend at our open inspections was that there is still extremely strong buyer demand and interest in quality properties. I noted better than usual interest in unit stock as well. There is a genuine feeling of FOMO (fever of missing out) within the buyer pool. At one of our open insp...ections we had 50+ parties through and we kept the open home going for well over an hour as there was a constant stream of buyers and contracts issued. Combine this buyer sentiment and the current market economic conditions with regard to interest rates (remaining at .75% Cash Rate) and extremely low stock levels we and are seeing compelling conditions for prospective vendors to get their properties to market. 11.01.2022 This weeks marketing wrap. Clearance rates are down by 20% as are properties going to auction. How much of the change is due to wet weather over the weekend, general market sentiment or COVID-19 concerns is difficult to tell.
