Loans that may have been approved 6 months ago, could very well be declined today, based on the fact that they don’t meet the lenders policy exactly i.e., don’t tick every box. Previously policy exceptions may have been made, however, this is becoming less acceptable today. It is so important to know before you apply to a lender for finance, that you meet ALL their criteria. 23.01.2022 WILL COVID-19 DEFERRALS AFFECT YOUR CREDIT REPORT ? The Australian Banking Association has updated its guidance around the effect on your credit file, of taking up a financial hardship option, with your lender. It has now been agreed that any Australian who is granted a deferral on loan repayments on their mortgage or other credit products, such as a credit card, will not have their credit rating affected as a result of that deferral (provided they were up to date with repayments prior to COVID-19). If you require financial relief, it is imperative that you contact your lender as soon as possible. Your lender should help you consider the options that are available to you, based on your personal circumstances. Lenders financial hardship policies do vary and if you would like my assistance, please don’t hesitate to call.

22.01.2022 Did you know that your borrowing capacity can vary between lenders? All lenders have their own calculators and asses at different rates, which could mean while one lender says NO another may say YES. Don’t make the mistake of just discussing you lending options with your bank. It may be that you don’t tick all their policy boxes eg. they require a higher deposit, or you’ve just started a new job. But hat doesn’t mean your situation won’t be acceptable to another lender.... Protect your credit score by applying to the lender with the best chance of success and suitability the first time. 21.01.2022 Repayment holiday (COVID-19 Buzz word) - What exactly does this mean? There really is no such thing as a 'repayment holiday'. While it is true that you may be able to pause your repayments for an agreed period of time, what’s not true is that you can pause the interest on these loans. If you choose a lender's financial hardship option to pause your repayments, they simply add the missed interest and fees to the loan amount. The end result is that you will owe more to the bank... at the end of the "repayment holiday" and have to payback more. Depending on your personal circumstances, pausing loan repayments may absolutely be the right option for you. However, it is important to talk to your lender, about what other options you may have. These may include: a rate reduction, reducing your repayments to the minimum required, using funds in an offset account or redraw where you have made extra repayments in the past, temporarily switching your loan to interest only etc. Of course, you should check the exact hardship policies of your lender as these do vary. Most lenders will have this available on their website. Determining what is the best option for you, requires a good discussion with your lender about your current situation and what you expect to happen.
