24.01.2022 Part 2 of the Rose Bay blog series. Planning stages. Old Art Deco buildings have a habit of throwing surprises up along the way. There werent really any strict building codes in the early 1900s like there are today, so you never really know what youll find until you start stripping things back. ... Having a team approach to forward planning and solutions has meant weve been able to handle whatever pops up along the way. With multiple designs and sketches based on potential findings, once the unknowns become knowns, we have options on our options! Well worth the efforts in putting the time in before the first hammer is swung.

24.01.2022 INVESTMENT UNIT RENOVATION: A quick renovation of this little unit in Potts Point. That view! ... The benefits of a freshly renovated investment property arent just the additional rent received per week. Weve also noticed the projects we renovate are always leased almost immediately, and to a much higher quality tennant for longer periods of time (less problems with tenants + less gaps between tenants). Which was the same result with this project. We hope this newly renovated unit brings years of trouble free yields to our property investor client. (Were also sure the lucky tennant is going to enjoy NYE! Nearly the best seat in the house )

24.01.2022 I hope everyone had a great fathers Day So when did you first get into carpentry and building???....uummm.... ) I was annoying Dad with questions and getting under his feet about as soon as I could walk!! Thanks for always being super patient and generous with your time Dad ... Very honoured to be the latest in a streak of 6 generations of builders that were all lucky enough to have been handed down the skills from father to son, and then to be able to use those skills to put food on the table for my own family (especially emo, this being my first Fathers Day ). Thanks Dad, and thanks to all of our Dads from all the guys at Lifestyle. The great job you did raising us, is the reason the values in our company and team are so strong #ontheshoudlersofgreatmen #nosuchthingasselfmade

23.01.2022 Weve just found out that Anoushka from Smartspace interiors has been quietly blogging the progress of one of our current projects in Rose Bay along the way!! Not only are her projects highly decorated so is she! <<< see what I did there . Winner of the Houzz best service award for the last 4 years in a row! (Did you say 4??? Yes 4!!! ). ... Were very lucky to have been happily working with Anoushka for over 5 years now. So If anyone you know needs an interior designer you know who to see . 22.01.2022 ROSE BAY FINAL FOOTAGE We thought wed try something new with this one. Our first little entrance into the world of drone footage. This Art Deco unit was completed earlier this year. We love the way it turned out so we thought wed capture it. ... Let us know what you think! 21.01.2022 Hoodies are in! Thanks Felipe and Embroidme Bondi for not just a great design, but also the thoughtful gift (in the last pic). (The last pic explains why the lifestylebm page is a bit behind on posts! ... We had a DIY- apprentice in the making that was.. ah... delivered ahead of schedule ... 2 weeks earlier than expected ). The boys have been busy while Ive been away, so theres plenty of catch up posts to come!

19.01.2022 Who wants a magazine worthy bathroom like this one!? (Hint: me! ) The old bathroom was completely stripped (including floor sheets and ceiling). The particle board flooring was replaced with fiber cement sheets, the ceiling replaced with new aqua-check (square set/no cornices for a sleeker look). The old large window changed for a highlight window, to allow for the shower to be positioned at the end of the room. ... The old walls were bent like bananas, so time was spent painstakingly straightening them ready for the large format and feature tiles to sit perfectly. The features like linen texture tiles and herring bone feature wall with niche (a job for skilled tilers only! ) , frameless glass panel (with no door) and floating vanity all come together to give the high end finish seen in the pictures. Other features: - heated towel rail - smartwaste tile insert floor drain and channel drain - under bench lighting - heated flooring - new downlights - duel sinks.... etc etc The Mercedes Benz of bathrooms (with all the options) Credits: Interior designer Anoushka Allum SmartSpace Interiors. 19.01.2022 NORTH BONDI APPARTMENT RENOVATION: Before and during shots This 3 bedroom unit was purchased recently by our lovely new clients who decided to fully renovate before moving in. ... 18.01.2022 ROSE BAY ART DECO UNIT: Were putting our hand up We have an addiction .... Art Deco units ... Usually when we first arrive, theyre old, dusty and some are built to questionable standards. Which means we dont always know exactly what well uncover until we start the strip out process, and yet we keep coming back! The reason we love them, is they give us a chance to use our older craftsmanship techniques as well as the way they look when theyre finished. Little details that you dont really see on new homes, like curved masonry walls and ornate trims... This building in Rose Bay was one of the nicest around. Detailed decorative brickwork, concealed plumbing, and that main timber window in the family room drops completely down into the wall cavity. Quite fancy for the 1920s! A Building like this, in a location like this needs a renovation... Like this - Full strip out - New floorplan to allow for 2 bathrooms - 2 Bathrooms with period styling - Removal of main supporting wall between the old kitchen and dining room - New floors throughout (Traditional spotted gum, laid on batons and acoustic underlay) - Matching and replicating of existing traditional cornices and trims. - new wardrobes and joinery - High end kitchen with stone Benchtop and oversized pantry - Paint throughout, Roman blinds etc etc etc! 16.01.2022 Second last blog post from Anoushka Allum. Last month . This is our favorite stage. Its nice to see all of the dust and hard work of demolition and dirty bits start to pay off now the pretty bits are going in. Tiling, cornices etc complete, painters team has been through for their first pass.... Currently were starting to lay the new (proper) hardwood flooring, then skirting/odds and ends, final paint and were done! A few weeks and itll be ready for dressing and final pics. Awesome work so far team!

16.01.2022 REDFERN PENTHOUSE UNIT RENOVATION: BEFORE and DURING shots. This is large 3 bedroom unit in a great location, with a MASSIVE rooftop outdoor area, so the new owners wanted a quick renovation including a new larger (penthouse worthy) kitchen and dining area before they settle in. Luckily high end unit renovations are becoming our specialty! ... With stratas quick approval to remove the entrance wall, it was all systems go with the floor tile removal, strip out, services and cabinets. The new kitchen will be massive! With lots of 40mm stone including waterfalls to allow for a 2 level 6 seater island area. Final pics to follow as soon as the stone and painter is in and finished. ETA 1 week.

14.01.2022 Word got around about our top notch service on the previous Coogee unit renovations. A neighbour in the same unit complex asked if we could also give her unit the Lifestyle A-team treatment! Of course we can! Heres during and after pics of her new bathroom/laundry/W.C. Complete strip out, replacement and upgrade of plumbing/shower drainage pipes to 100mm, new square set ceilings, doors floating vanity and mosaic tile feature wall to name a few. ... 12.01.2022 LOOK at the traditional timber floorboards we found under the carpet We wouldve loved to have seen them polished up and restored them to their former glory, the neighbors in the unit below however, may not have loved the extra noise . Solution: clean them up ready for Regupol underfloor insulation and new wide board spotted gum laid perpendicular to the original boards. 10.01.2022 Anoushka Allums update on our unit renovation project in Rose Bay. This stage is the structural walls being supported to allow for removal, (deleting of the bedroom wardrobe and shifting of bedroom walls to create new ensuite. Also deletion of kitchen/dining wall to allow for a larger kitchen and better flow. Incase anyones interested in some of the behind the scenes. ... Ill post up a few of the during pics to show the work involved to remove the walls and get everything spot on for the new 2 bathroom floor plan at the high end finish that were known for. We mentioned in an earlier post about 100yr old buildings throwing up surprises due to the age as well of their unique individual building specs. One thing we discovered when we peeled back this onion was corroded plumbing pipes that were laid into the old slab. As there was no false ceiling below, and disturbing the neighbours was not an option, it was decided to lay all brand new pvc plumbing into the new bathroom floor. This future proofs the new bathroom plumbing for the buildings next 100 years

08.01.2022 GREENWICH DECK: A good solution for low lying decks is the klevaclip. Wed been waiting for a chance to use them and got the opportunity on this little deck. The rear sliding doors are lower than the minimum (400mm) for a timber deck, so a concrete slab was layed with drainage and then the klevaclips installed and adjusted to be perfectly straight and level with the stacking door. ... Itll look great once the yards tidy and the landscaping all done.

07.01.2022 ROSEVILLE CHASE: At approximately 9m2, this wins the award for our smallest renovation yet! (Before and progress shots. Final pictures to follow). ... Wed worked with David and Natalie before removing walls, adding built in wardrobes and a few other items when they first purchased this house. When they needed a small renovation, we were very happy to return to work with them again! Even know the first floor addition was only 9m2, it still required approval from council which we were happy to sort out with the help of one of our Architect/engineer firms. The scope for this project consisted of 3 stages. STAGE 1: Replace windows STAGE 2: Fill in front balcony to create a larger bedroom. STAGE 3: Render whole house and replace front and rear pergolas. STAGE 1 DESCRIPTION: Replace Windows. The old timber sash windows were due for maintenance/painting, so instead it was decided (with a baby on the way) to take the next step and replace them with maintenance free aluminum windows. This means no drafts in the house, especially the two nurserys The home is on a busy road so the decision was made to upgrade to soundproof 10.38mm laminate windows. We expected them to be good, but the noisy road became a whisper! Theyre really REALLY good! The old balcony was leaking into the garage, after realising the costs involved to rectify the balcony (waterproofing, tiling etc), the engineer/architect suggested building in the front balcony which would also solve the issue of the small front room. Two birds! STAGE 3: Rendering the whole house and installing new insulated panel style pergolas with light panels and downlights. 06.01.2022 REDFERN PENTHOUSE REFURBISHMENT: This was a unit refurb we completed earlier this year. (See earlier post for before and during pics )... The original kitchen was smaller, with a dividing wall and entry area (roughly where the wine fridge is). The dividing wall and entry joinery was removed to create one large penthouse worthy kitchen! The cleverly designed 2 level stone island Benchtop with waterfall gave the unit a pseudo dining room. No more eating dinner on the couch The combination of hand made pendant lighting, high end appliances, new floating floor and new relocated downlights gives the whole unit a high end feel worthy of its panoramic city views! 05.01.2022 We took a break from high end bathroom and kitchen renovations to build this woodies dream outdoor area Being that the clients a high school woodwork teacher with a passion for timber meant we got to work with some wow factor oversized hardwood posts and beams as well as select grade cedar lining boards. It also meant we had to dust of some of our apprenticeship skills and get our joints spot on or it mightve meant after school detention! Thanks for the opportunity John, it was great working with you. We really enjoyed being involved with this little project

05.01.2022 ANNANDALE EXTENSION INC KITCHEN AND BATHROOM: Its a very rare occasion that we get involved with owner builder projects these days.... Weve come to specialise in projects where we take care of the whole design and build ourselves for a smooth process. ... In this particular case, the owner builder was someone Kurt and I did our builders license over 10 years ago (and have been mates with ever since) we were willing to make an exception. His similar high level of attention to detail as ours meant the final product is a project we very were proud to have been associated with The architect engaged were told did a great job with the design and being a local himself was well accustomed to dealing with the local council The project incorporated polished concrete, timber highlights and combination of contemporary finishes that marry up to the period details of the existing home perfectly. Theres literally hundreds of minute touches, that you may not notice until you look very closely, and when theyre all put together are whats responsible for the high end finish you see in the pictures. Details like the light-well and skylight in the bathroom, custom made air con vent, highlight window over the bathroom door, shadow line finishes, folding e glass doors out on to the patio that meet up perfectly with the polished concrete for a seemless transition into the courtyard.
