25.01.2022 We have been advised by our bank partners with the below: They want their clients who have become vulnerable to hardship to call them directly BEFORE they go into arrears I have heard some banks are doing temporary holds on repayments to help clients and others have been offering very low interest-only rates for clients just wanting to switch instead.... Solutions being offered from every bank I have spoken too, not just home loans but car loans (asset) and business loans too. So contact your banks and see what they can do to help. But also please reach out to us if you need,or your stuck and don’t know what to do and we will do whatever we can to help. https://www.ausbanking.org.au/campaigns/financial-hardship/ .

21.01.2022 Good Afternoon everyone. We hope you have all been ok during these most uncertain and challenging months that have just past. For our first post in such a VERY long time, we would like to talk about something positive that will hopefully do all the good for Australia's economy that experts are predicting. A strong economy will be good for all of us.... - - The Government has just unveiled the uncapped "HomeBuilder Scheme" - - They predict it will come to about $688 million dollars and it's said that for every dollar invested into a home building project, it will stimulate $3 into the wider economy :) - - What does this mean to us? This means that eligible Australian homeowners will be able to access $25,000 to use towards building or renovating their homes between June and December this year. - - Prime Minister Scott Morrison has said, If you’ve been putting off that renovation or new build, the extra $25,000 we’re putting on the table along with record low-interest rates means now is the time to do it. - - The scheme has been introduced as a way of injecting support into the building industry to help stimulate the Australian economy and support more than 140,000 direct jobs for the building sector and over 1 million jobs indirectly, Australia-wide. - - The HomeBuilder grant can also be claimed with existing state and territory First Homeowner Grant programmes, stamp duty concessions and other schemes, as well as the Commonwealth’s First Home Loan Deposit Scheme and First Home Super Saver Scheme. - - Applicants will need to meet eligibility criteria including; Be an Australian citizen aged 18 years or older and be an individual, not a company or trust. Singles will need to be earning less than $125,000 and couples a combined income of under $200,000; If they are building a new home, it must be worth less than $750,000 including the land; If planning to renovate an existing property, it must worth less than $1.5 million; Building contract must be worth $150,000 and less than $750,000 for the renovations; Building contract must be executed between 4 June and 31 December 2020 and work must start within three months of the contract date; Not for an investment property (only for owner-occupied properties) Must not be owner-builders; All dwelling types (house, apartment, house and land package, off the plan, etc) will be eligible; Cannot be used for additions to the property that are not connected to the home, such as swimming pools, tennis courts, outdoor spas and saunas, sheds or garages. - - Contact us to see what we can do to help you make the most of this great opportunity. - - Refer to the https://treasury.gov.au/coronavirus/homebuilder website to learn more from the "horse's mouth." - - And I thought I would leave this here for a little laugh https://www.theguardian.com//get-off-my-lawn-homeowner-int See more

01.01.2022 Happy Sunday, I hope you have been enjoying the weekend. ` ` One of our gorgeous clients sent us a photo of them standing outside their new house with the SOLD sticker on it. ... ` ` We are obviously always helping clients but seeing this photo and knowing how hard they worked to get to that moment in that photo...just really made me want to take a moment to be thankful. ` ` They had been to two brokers before us & by the time we came into the picture, they were full of so much anxiety, that they thought, maybe buying a home was NOT going to be on the cards for them. As you could imagine it had become quite stressful for them up until that moment. ` ` Looking at this photo, knowing I was able to have a part in helping them achieve their dream, to buy their first family home... is such a humbling and privileged experience. ` ` It's one of the highlights of my job. It's why we continue doing what we do. ` ` Another highlight is when we deeply feel the gratitude of our customers! The Joy of this client has really made my week, so much so, I felt the need to write about it here! ` ` Sometimes clients have come to us with tricky or challenging situations. ` ` But what I can say from my own personal experience, is that the feeling of finding solutions for even the most challenging situations has come with the greatest feelings of triumph, achievement, privilege...especially when the customers are so grateful ` ` Thank you, Isabella and Shaun, for choosing me to go on this journey with you. Have a lovely week, everyone. Crystal Maxwell, Residential Mortgage Specialist Link Lending
