25.01.2022 A Day in the life of a valuera week or so later. One of my recent posts was about some sleuthing..and providing some real value to all involved. Everyone loves a story with a happy ending. You may recall as an expert valuer I found a bulldozer that failed the sleuthing test..and the deal fell apart. As part of my research I often have contact with dealers and trusted advisers, all very import in the ways of an expert valuer. On this transaction, and in speaking with a tr...usted adviser, who not only assisted me in ascribing my expert valuer number, but was also canny enough to advise they had a similar machine in their inventory. My extended role on this project, was to advise the client that whilst their initial quarry was underwhelming, that I had someone that may be able to assist with a replacement asset. The happy ending here is that the client not only avoided an asset that was a pig wearing lipstick, the dealer was able to consummate a sale, and the broker and financier were still able to lend the money, and the client got a better machine at the right price, thus a happy ending for everyone! #expertvaluer #valuer #expertmachineryvaluer #expertwitnessvaluer #machineryvaluer #expertwitness #bulldozer #savedafortune See more
25.01.2022 Another day in the life of a valuerthis time adding value! Last week I had the pleasure of being the auctioneer for the second Wenona School Sports lunch. Run by the Wenona Foundation the event aim is to provide means-tested scholarships which will enable less privileged girls to attend this highly regarded school. From the guest speakers, there were some wonderful insights into being a sports professional and a mum delivered by a pregnant Aussie Women's Sevens Olympic Gold... Medallist Emilee Cherry and Former Australian Diamond and mother of 2 Megan Anderson. These women demonstrated that you can achieve many things with focus and dedication. 25.01.2022 A day in the life of a valuerthe underground economy! With much doom & gloom out there, it's great to pen a positive note. The picture associated with this post is the only one I am permitted to publish, after being underground in the new Barangaroo Tunnel & Rozelle Interchange. That I cannot show anything is a shame, as it is truly fascinating.... I spent a day looking at equipment being used in these systems, and there is literally thousands of people digging holes, building structures and the future of part of our city here in Sydney. Much like ants in size to scale, there is so much activity you have to be fully alert to ensure you dont get in the way. The operation has hundreds of businesses involved, from the multinational corporate, through to the single owner/operator contractor, all working hard to build us new infrastructure and hopefully a highway out of the mess we are all in with Covid19. For me, as an expert valuer I can determine that the work being done is priceless to the future of Sydneysiders with new train lines and roads being built, albeit with tolls! It is crazy that more of this is not being shown to the general public so we can see what a hive of activity we have right under our feet! #expertvaluer #infrastructure #sydney #construction
25.01.2022 A day in the life of a valuer.when Covid gives you the Blues! Like many, I travel a lot, and much of this is typically in a plane. With all that is going on in the aviation industry, I have not been flying, on some of the very few, very expensive flights that are available. As an expert valuer, my current work requirements has me travelling much more by car, rather than the normal and far more efficient aircraft.... There is some phone coverage on the major routes, but once you get away from towns the coverage can be sparse.giving you time to think, listen to the radio and of course take in the scenery. Having recently travelled down the NSW South Coast a couple of times and seeing the dramatic recovery by Mother Nature from the horrific bush fires, reminds me just how resilient our world is. This week the road to Wagga Wagga gave me other things to see, and on this particular journey I certainly noticed the trees on the roadside. 25.01.2022 Another day in the life of a valueran amphibious aircraft! This time as an expert aviation valuer I had the wonderful experience of valuing a Sydney icon, a flying floating plane. The best way to capture the best Sydney has to offer including spectacular views, an amazing harbour and some wonderful waterfront dining, is by doing it all at once. The Sydney Seaplanes fleet has some late model Cessnas and a Dehavilland Beaver who is older than me! 23.01.2022 A day in the life of a valuerwhen plastic is a good thing! This week sojourn I was back on the tools as an expert valuer assessing some plastic injection moulding machines. In simple terms plastic injection moulding melts granule plastic, squeezes it into a mould, cools it down to solidify, making the product. The finished product then literally falls out the bottom, or in the case of this equipment, which was very large, is removed by robot. As the expert valuer I have ...to consider other uses for the machines, and how deep the market is for a used machine, when considering my values. 23.01.2022 A day in the life of a valuer..Drilling Underground This week as an expert valuer I had some travel to a far off place, which had me losing a precious day out of my weekend, to complete an urgent task for a very good client. This client has a number of drills they use for mining and I have valued equipment for them in most states of Australia, and this one required 2 flights and several hours drive to the mine site, and then suiting up to go underground for the inspection.... As an expert valuer I have done this many times before, and there is always a level of nerves that come to the fore when you are hundreds of meter below ground, and if something goes wrong, several kilometres from the surface. For me my stints underground are almost always fleeting and done with admiration for the miners that have inherent risks turning up for work every day. The drill in this valuation was a production drill, used for production mining and cable bolting which is integral to underground mining. 23.01.2022 A Day in the life of a valuer.who needs a Canary? As an expert valuer I have been to many mines above and below ground and have never seen a Canary in use. With many improvements in technology canaries in mines were made redundant a long time ago. My task this week as an expert valuer was to assess a Raise Bore machine. From above or below the surface this machine drills a small hole (300mm Ø) into the ground, down to the mine tunnel. It then drills or bores a large ...hole (up to 6000mm Ø) back up to the surface. This process is completed for the ventilation of the mine tunnel, and the safety of not only the miners, but also the Canaries! 19.01.2022 A day in the life of a valuercoming out of Hibernation! Like many of us my life as an expert valuer has been quite surreal for the last 6 weeks or so. I have been working throughout, which gets me out on the road a little, however I have also been cooped up at home, along with the rest of my family. There has been some good times had, and some quite stressful times worrying about business, health and of course family. ... I am sure I am not the only one experiencing children with urgent needs for a new app/charger or bike tyre pumped up right in the middle of a telephone conversation. There is also the pressing teenage technology/WIFI crisis that erupts when I am trying to complete a report. These crises can often be fixed by simply turning the damn things off!! We have done some great things as a family, some of which involved flour, an oven and often sugar, and all of us having a crack at artisan baking. The good thing about all of these experiences we are having is that it will all get better and we are starting to see the light at the end of the tunnel.and hopefully it is not a freight train! 19.01.2022 A day in the life of a valuer..Covid 19 Style! I am sure we will all have stories of our experiences during lock down, and some will be uplifting, and others not so. I have been reasonably well occupied with various projects requiring the skills of an expert valuer whether it has been for litigation, lending or insolvency matters. ... There has been no industry trend with transport, manufacturing, civil, mining and construction industries (as well as others) all requiring expert valuer services. Some of the work I have been doing, has been in the insolvency space and sadly a few businesses have been total victims of the Covid Crisis. I was advised these guys had been working on a Skeleton Staff basis, until they had to close the doors, hopefully for only a short time. 18.01.2022 A Day in the life of a valuer.in a Bear Market! As an expert valuer, I have been caught up on all the same issues as the entire planet.and like everyone else, I am amazed, saddened, distressed, but resolutely full of hope. At times like this you see little acts of kindness and goodwill occurring regularly and locally, which does a lot to lift and keep up spirits of all in some small way.... As an expert valuer I am taking extra time to consider the fluctuation (read fall) of the Australian dollar, whilst at the same time a likely shortening of either cash or access to the same, and how it will impact values not only now, but in the future. I often work from home which is near a school, with literally hundreds of people, many kids walking past daily..this week it is essentially a ghost town. I have joined in the Teddy Bear Hunt, dusting off my own Teddy who has also recently had his Golden Jubilee, and still faring quite well. Hopefully he can bring a few smiles to passerby. For us it is business as (un)usual, and we are here to help in any way we can, even if it is just for a chat. 18.01.2022 A day in the life of a valuer..more Sleuthing! When you have been doing something for a while, you have a certain level of confidence in what you do. If something seems a little unusual, there is good reason to do some investigating. This was an example where on the surface things did not look right.... Having been into literally hundreds of plants in the same industry as this one, it was presented as at the very best, optimistic. As an expert valuer, and conscious of a likely repercussion on my values and of course fees, I made enquiries of the supplier, knowing prior to the call that I was calling a residential address. That the phone answered was quite a surprise! The conversation went nowhere, as the person at the other end could suddenly not speak English! I also made enquiries of the OEM, from Europe, and was quickly able to confirm all the equipment, which was >10yo, could be replaced new, for less than half the stated amount on the provided invoice. 17.01.2022 Another day in the life of an expert valuer.with a little sleuthing! Many of my posts are about exotic assets or locations, but life as an expert valuer is not always adorned with the fancy stuff. This week I was engaged by a secured creditor to find some missing assets. Armed with scant details and unbridled enthusiasm, my years of experience as an expert valuer pointed me in a different direction to most. BTW I define experience is what you get, when you dont get ...what you want! What I discovered was what appeared to be forged paperwork, most likely fraud and sadly what is certain to be an imperfect PPSR, culminating in my client being totally unsecured, and suffering a significant financial loss. Amongst the many services I provide as an expert valuer, one is the confirmation of an assets existence with photographic evidence of the same, and its unique identifiers. 16.01.2022 A day in the life of a valuer.smooth travelling, underground! In my somewhat vast travels in recent times there has been a mining theme, and this post is no different. This time as an expert valuer, it is a timely reminder that all things underground are required above ground, but almost always more expensive. ... This project was to value an underground road grader was not as tricky as the photo may indicate. As an expert valuer I know there was no point in putting on the protective canopy prior to final commissioning, as the workers were finalising the installation of the flameproof electrical system which is required to work in the flammable coal mining industry. As an interesting titbit, the flameproof exhaust of this machine operates much like a bong where exhaust emissions are filtered through a tank of water to ensure no sparks are released to the underground atmosphere, where a single spark could be catastrophic. 15.01.2022 A day in the life of a valuer..a few days later! As an expert valuer is it always good to know that whilst I make assumptions, lenders make decisions on the assumptions I have made. My most recent post had me assuming that the wheels and ROPS would be fitted to the underground grader I featured, and I ascribed my values accordingly.... The client has completed the installation of the above, and it is now work ready, fully certified and able to earn its way. As an expert valuer it is good to know these things happen, and that the client and lender are safe in relying on the advice I have given. As for those asking on my knowledge of bongs, I can advise it is my duty as an expert valuer to know not only the values, but also how things work. This does not mean I know how to work them! 14.01.2022 A day in the life of a valuerwhen things blow out! We have all suffered from things blowing out on jobs, and as an expert valuer sadly I am no exception. The things that can blow out in the world of an expert valuer include timeframes, costs and expenses, which often have an impact on the project at the time, and a cause to think differently when something similar crops up..hopefully having learnt from that experience. With the drought not making life any easier for many..., this week I found myself in the country again, looking at agricultural equipment, and this time there was a lot of it! It was also the hottest day of Summer so far, and it is still Spring! A sweltering 42 degrees, and I was in the elements all day, grabbing a bit of shade under and behind machines when I could. The blowout on this venture was not one, but both of my work boots, which possibly indicated the ground temperature was somewhat higher than the ambient temperature. I did receive some advice at the airport from an unknown fellow traveller, that I should take the boots back..to which I agreed. 11.01.2022 A day in the life of a Valuer..More Drilling As I mentioned in my last post I was underground completing a valuation on a drill. The very next day, some 6 hours drive away as an expert valuer I was looking at another drillthis time above the ground. This machine is used for exploration drilling, which requires the ability for the carrier to travel to remote places and drill in educated hope that they find something in the ground, whether that be gas, ore, oil, water o...r any other resource that cannot be readily confirmed that they exist. As the expert valuer in this instance I noted the truck (carrier) had completed just over 14,000klm but the drill engine had run for close to 19,000 hours. This is typical of assets in this class, as much of the time the truck is stationary for extended periods for the drilling process. This drill, another Sandvik unit was being acquired to expand the clients fleet, and as the expert valuer I was able to determine that in the buoyant market, the buyer, seller and financier should all be happy with their status in the transaction. #expertvaluer #valuer #expertwitnessvaluer #machineryvaluer #expertwitness #mining #drilling #sandvik See more
10.01.2022 Another Day in the life of a valuerWhen is a boat considered a bus or a bus considered a boat? This week as an expert valuer I was fortunate to complete a valuation on a LARC (acronym for Lighter Amphibious Resupply Cargo) which originally started life as a military asset, and then spent some time in Antarctica, and is now remodelled as an amphibious tourist vessel. My job in this valuation was first to determine if it was a bus or a boat. This duck is registered as both,... so as far as I am concerned, it is both! As an expert valuer, the next thing I had to do was determine its value. Quite a challenge for an asset that is older than me, and probably in better condition! An Aluminium hull/chassis, and a late model diesel engine, she has had some work done but is no old duck. 10.01.2022 A day in the life of a valuer.more trees! As an expert valuer I often see what I would call a run on an industry, or an asset class. This can be due to the industry going through either good times or bad times, as I can be valuing for a financier one day or a liquidator the next.... My most recent post on the Blue Gum, gave me cause to reflect on a recent run I have had. This run has included a range of different machines and locations, but the full vertical of what you can find in the Forestry industry. As an expert valuer in very recent times I have had to provide values on Feller Bunchers (chop them down), Log Forwarders (move them) and then milling/processing equipment, right down to log splitters for making firewood. As an expert valuer, with an open mind you gain experience every time you turn up for work, and an understanding of the assets and their markets. The drilling market is tracking quite well at the moment and the values of the machinery is also going quite well. As an expert valuer I have to consider not only the cost of the machine, but also demand and the market it is in, along with the purchasing power of the Australian d...ollar, which at the moment is not great. Having seen my third drill inside a week, this one being another exploration drill, this time on tracks, for those very hard to get to places, I can educe that the drilling market in all sectors is quite buoyant. As an expert valuer I can opine that the values are quite strong due to the market activity, and additionally the increasing cost of new equipment. I have the fortunate situation of seeing (and as per last post) driving some amazing motorcars, and to be candid I have had a bit of a run on them lately. This instalment, being a McLaren 600LT has New Zealand heritage, where for those that don’t know, the McLaren was created by a Kiwi, well before Covid19 built a fence around the islands.... Sadly I did not get to take this one for a spin, as there was a very small window of time for me to complete my inspection and capture the details required for the project. 08.01.2022 A day in the life of a valuer.........when it wont rain! I am sure you have all heard about the drought. I grew up in the bush, & with family and friends still on the land, I am quite close to all that is going on in that space, and it is a lot worse than the media suggests. As an expert valuer I have completed a number of valuations on AG equipment where the owners have to raise cash against their assets. This is not only to keep their animals alive, but also to keep the...ir businesses solvent. For the expert valuer it is a Catch 22 where the values are down, no-one can afford to buy, and no-one wants to, nor can they afford to sell! Looking at the machinery that was being assessed, it was largely underutilised, with low hours and mostly in very good condition, because quite simply, it has not been working due to the drought. Much of this machinery is imported, and the cost of replacing these assets is increasing due to the fall of the Aussie dollar. This is assisting in keeping the values from going through the floor. There is one solution to all of this..Rain. This time as an expert valuer I had the pleasure of valuing a very rare Ferrari, and they are not that common in my circles! This beauty was close to its tenth birthday and had travelled a little over a thousand kilometres per year. It seems such a waste, but in my expert valuer opinion she is now worth considerably more than what she was when b...rand spanking new. A rough guide is the owner has made $10 for every kilometre he has driven the cara good thing it was not used a taxi! As an expert valuer it is necessary to know this beautiful piece of machinery, a Ferrari 599GTO is one of only 599 globally and a reported 10 in Australia. Before going away, I recently valued some rebar assets and in simple terms these machines straighten/bend/form steel bars used to reinforce concrete. These machines are big, expensive and mostly made in Europe. Being in Asia I saw how this used to be done, using manual labour at about $2 per hour, and with none of the productivit...y of the automatic machines your expert valuer encountered when working. This week as an expert plant and equipment valuer had me looking at a Tin Lizzie, an old and not so virtuous nickname for the Ford Model T automobile, which is the car that changed the entire industry. The Ford Motor Co developed the production assembly line still used today. This car has been slightly modified since she came off the production line in 1923, but she does come in the original colour, as Henry Ford famo...usly said, you can have any colour you want, as long as it is black! As the expert valuer I had to determine what she is worth today, and that is considerably more than she was when new. 02.01.2022 A day in the life of a valuerSuper Cars With the strange times we are in currently anything that makes you smile and feel good is worth sharing. Today was one of those days, when as an expert valuer I had the pleasurable experience of having to assess a brand spanking new Lamborghini Huracan EVO.... Given this is a world class supercar, and it comes in the best colour for an Italian Masterpiece, not just red but Rosso Mars. It is simply a joy to look at. In this instance there was an offer to take her for a spin, and who could refuse! 01.01.2022 Another day in the life of a valuer..Osh Kosh and not kids clothing! As an expert valuer and keeping up with all things aviation, I recently spent 3 days at the worlds biggest Airshow at Osh Kosh in the USA. How BigOver 6000 aircraft (almost half the entire Australian fleet) on the ground at one time, and up to 70 in the air at one time..truly something amazing, and keeping the worlds busiest control tower on their toes. There was everything there from jet fighters,... mid-air refuelling planes, helicopters that can fly upside down, even NASA had a pavilion, and the future electric aircraft. An expert valuer needs to know and understand the changes in the industry, when they occur and how it will impact the values of the assets I look at.
