09.01.2022 Should I renovate before selling? I was asked the other day by a client if they should renovate their family home before selling it. This is a topical question at the moment with the availability of the Federal Governments HomeBuilder scheme to some people. Of course, a considered answer looks at all of that clients circumstances, plus the property itself. But my short answer is generally no, and here is why:... *Renovating is STRESSFUL, and often goes over budget, so you risk over-capitalising. *There is never a guarantee you will get back the money you put in, particularly if you have contracted the work out. *You risk personalising the property to your taste, and not to the market. So what can you do before you sell? Well, you definitely should do something! But you dont have to break the bank. Here are a few suggestions: *Declutter so you can see the property clearly. *Repair any damage, and make good the areas. *Clean the paintwork inside and out, then decide what still requires painting after that. *Pressure clean external hard surfaces, and tidy the gardens. *Update light fittings, splash backs or vanities. *Professionally style the property (at least some of the rooms) so you have it presented in the best way possible. 01.01.2022 The Great Grey Paint Debate Love or hate it, there is no doubt that a grey and white paint colour palette has taken over our neighbourhoods, kick started by the Hamptons-style revolution. So if you are planning to sell your property, would I recommend going with this on-trend colour plalette? The answer is yes! Buyers respond well to it, it is practical (not showing the dirt) and suits many different styles of homes.... If you want to deviate slightly, white-on-white is really effective as well - working particularly well on smaller homes and Queenslander cottages. Dont be afraid to add a pop (annoying but accurate haha) of colour so your property remains memorable in the eyes of potential buyers. A bright front door, striped black and white awnings, or beautiful plants or planters with bold flower colours could be all you need to provide that spark of individuality to your property.
