A poor report can put off your potential buyer, so being prepared with little things you can do beforehand to make sure it goes smoothly is best. Here is Ron from Compass Building & Pest Inspections to tell us more about small things you can do in readying your property for sale.

09.01.2022 Should I renovate before selling? I was asked the other day by a client if they should renovate their family home before selling it. This is a topical question at the moment with the availability of the Federal Governments HomeBuilder scheme to some people. Of course, a considered answer looks at all of that clients circumstances, plus the property itself. But my short answer is generally no, and here is why:... *Renovating is STRESSFUL, and often goes over budget, so you risk over-capitalising. *There is never a guarantee you will get back the money you put in, particularly if you have contracted the work out. *You risk personalising the property to your taste, and not to the market. So what can you do before you sell? Well, you definitely should do something! But you dont have to break the bank. Here are a few suggestions: *Declutter so you can see the property clearly. *Repair any damage, and make good the areas. *Clean the paintwork inside and out, then decide what still requires painting after that. *Pressure clean external hard surfaces, and tidy the gardens. *Update light fittings, splash backs or vanities. *Professionally style the property (at least some of the rooms) so you have it presented in the best way possible. The reality is we just dont know the impact until raw data has been gathered and analysed. CoreLogic are the largest provider of property information and analytics in Australia, and have recently released that data to give us an indication of where the market is at. The National average drop of less than half a percent in housing values showed the market had remained resilient to a material correction. With stock numbers being extremely low, but buyers still in the market, now could be the time to put your property on the market.
