The comparatives are irrelevant, the marketplace going forward is unknown so any estimation is a complete and utter nonsense! What property buyer and sellers require is a professional assessment of their current situation, an empathetic understanding and a range of possible solutions going forward.... My advice is stop reacting, accept the situation, behave proactively and offer honest sensible advice. And calm down. Learn, train and give freely of your time.
