You will have capital gain from the sale of your investment property, when the sale proceeds are more than the properties cost base A quick calculation on the capital gains tax you will pay, when selling your investment. Take the selling price subtract the original purchase cost and expenses ( i.e. legal fees stamp duty) The remaining is your capital gain ( or loss) To minimise your capital gain tax in the event that you make capital gain, is to ensure you identify legitimate expenses that fall withing the cost of the property. 14.01.2022 A message from your Property Investment Team. Lets get the run down of both positive and negative gearing. What is gearing? Gearing is when you borrow money to invest, this term is most commonly used when talking about investment property. When you are talking about positive and negative gearing it is referring to the income earned from the investment property.... When a property is positive geared it earns a rent return higher than your expenses i.e. all outgoings and interest payment. When a property is negatively geared it earns less than your outgoing cost and interest payment. Why do we have negative geared properties? Basically, negative geared properties can reduce your taxable income . So the tax you pay. Here is an example: Sarah buys a property for $440,000 she has a 10% deposit so takes out a $400,000 loan at an interest rate of 4%. The annual interest payable on the loan is $16,000 pa. Sarah charges $400 per week in rent, which adds up to an annual rental income of $20,857 Based on the figures above, the investor is paying $16,000 in interest, plus approx. $2,000 in mgt and letting fees, strata $1,700, council $1,360, water $700, repairs, insurance. This equates to over $22,000 in holding costs with earnings of $20, 857 in rent, which means Sarah will have an annual shortfall. This loss can attributed to Sarah’s taxable income, reducing her taxable income and therefore the amount of tax payable. Sarah earned $80,000 (salary etc) and had a rental income shortfall of $10,000 they would be taxed on $70,000 not $80,000 Negative gearing makes it easier for people to hold investment properties and benefit from an increased sale price when they decide to sell, otherwise known as capital growth. Remember to play it safe, If you don’t have the funds outside your home equity, then it is risky to use every last cent of your usable equity to invest in property. You will always need a buffer back up funds just in case things don’t go to plan. Even if it means you can invest for a little while, it is important to keep yourself protected.
