08.01.2022 Stats have shown figures of a very flat and slow moving Perth property market over recent months. This may be the case from an overall perspective, however, its important to take a closer look. On the ground our adviser Paul Gardner went through several home opens in the inner western suburbs last weekend where up to 20 plus buyers were attending and multiple offers have been put on the table. REIWA provides an interactive map that shows the two-tier market of Perth. The inn...er western suburbs showing growth and lack of stock through evidence of how long they have been on the market. This is very positive news and something we consider a good sign for a general recovery as it stays in the inner suburbs and works its way out. If you require any assistance with any property advice please contact us and we can see if we can help you. https://maps.reiwa.com.au/ See more

08.01.2022 Our Research Team at LMW Property Advisers and Buyers Agents welcome the statement by NABs Chief Economist that WAs property market is shaping up to be the best performer in the country in competition with Queensland in terms of property prices. We have for the past 6 months called the bottom of the market based on significant changes in reading the signals within our market surrounding stock levels, time on market, employment numbers, population movements and the diversifi...cation of the WA economy. Although we do not necessarily agree with the choice of suburbs mentioned in the article, we are confident that we will see several suburbs perform strongly. Central Perth will still struggle with an oversupply of apartments whilst Armadale although coming off a low base may see some small growth. We are currently working closely with our clients in identifying great buying opportunities in the WA property market and guiding them with careful and strategic selection There is no doubt the substantial capital spend at Scarborough will bring on long-awaited activity and an increased level of demand for property in this prominent seaside location, being close to the CBD with fantastic and unique infrastructure currently being built that will continue to drive real estate prices. 05.01.2022 Following the release of details relating to the Federal Budget and the governments aim to increase growth in the Australian economy over the next year, it has now been revealed that there has been a surprising announcement that the government will cease the temporary $5,000 boost to the First Home Buyers Grant and will be cut back to $10,000, effective as of June 30. This cut comes half a year early, as its original cut-off date was December 31st. It is believed that making this change will save a further $20 million and another step towards budget repair.

03.01.2022 News has recently been released that The WA State Government has given Landgate responsibility for delivering strata reforms to Western Australia. Addressing seven key areas, the restructure aims to provide more flexible and sustainable housing options to benefit strata owners, residents, tenants, investors and developers. They aim to improve the way strata schemes work but not to change current strata owners land titles and boundaries. In our eyes, this is long overdue. The...se changes will finally bring Western Australia into line with other states, creating improved opportunities in the Strata market, with better and more flexible products as well a more streamlined development opportunities. Those areas of Perths inner suburbs will be the beneficiaries.
