24.01.2022 Good news for first home buyers with changes to stamp duty for newly-built homes and vacant land. Under changes announced by the NSW Government today, the threshold above which stamp duty will be charged on new homes for first home buyers will increase from the current $650,000 to $800,000. The government forecasts more than 6,000 first home buyers will benefit from the changes. ... Under the changes the stamp duty threshold on vacant land will rise from $350,000 to $400,000 and will phase out at $500,000. The change to the thresholds will only apply to newly-built homes and vacant land, not to existing homes, and will last for a 12-month period, commencing on 1 August 2020. 22.01.2022 It's a balancing act, and an unfortunate reality of the last few weeks. Banks are asking more questions now, around income in particular, than ever before. The best thing you can do in this market is to get pre-approved before making an offer on a property. The pre-approval process takes care of all this so you know when you make an offer, all you need is a valuation in most cases which is a few days process. This will put you in the driver's seat also as everyone is facing the same challenges, but if you are pre-approved you can bet the agent will be ready to negotiate with you first.

20.01.2022 This week we lodged a home loan application on Monday, had it approved on Tuesday and funded today - Friday. Not all lenders, in fact very few could do this. It wasn't a major bank that's for sure, but that's not the point. You might think, this lender must not have great rates because they can move so quickly. Nope, 2.19% fixed for 2 years, very close to the best rates on the market. ... It all comes down to preparation, that way you put yourself in the drivers seat. This lender in particular wants to see that you can still pay your loan if rates get over 8% per annum! Choice is key and that is why brokers like us exist. Sometimes it's just about finding a lender that will approve the loan and sometimes that means you have to wait, but in our clients case, preparation, providing all the docs the we need and keeping a simple structure meant the process for them was done and dusted within 5 days. A nice way to finish the week that's for sure.

12.01.2022 When first looking at purchasing a block of land, one of the most important things you should ask the developer is what is the site classification. This is often overlooked but can add an absolute fortune to the build costs. Here is a quick breakdown of the most common classification in Port Macquarie: Class S - Slightly re-active Class M - Modertately re-active and by the far the most common classification in Port Macquarie Class H1 - Highly re-active. Will require extra bui...ld works/engineering, speak to a builder to get an indication of cost first Class P - Unknown, best to avoid these ones or at the very least pay for a Geotech report to be done on the site so you know what extra build costs you will be up for.
