Clients loan application lodged Thu 8 Oct, checked by lender 9 Oct, exchanged contracts (10 day cool off) on 8 Oct, valuation requested Fri 9 Oct, conditional approval 10.30am Mon 12 Oct, valuation completed Mon 12 Oct, loan fully approved 6.37am Wed 14 Oct, loan documents issued, sent, signed, returned also on Wed 14 Oct. 23.01.2022 I just saved 23% on my existing electricity bill for the office - yay.... Loan Market has a service called "Home Now" which can compare your electricity, gas, or internet service to what's in the market. I put my own details in as a customer. I got an online link and put in basic details which showed me options. I had a couple of questions so I (then) chose to call them to do it by phone. Wait time was about 3-5 minutes. A very nice lady worked me through the pro...cess in about 10 minutes. I had the existing provider bill with me, and she asked me (from that bill) how much I paid, how many billing days, and what was the total kilowat hours used.... Then she gave me the comparison options by phone, and talked me through the basic info of that company. I was happy to proceed, and arranged the setup. Total call time (including wait time) was 24 minutes. If you'd like me to help you put you in touch to see if you can find a cheaper utility provider, let me know. It's not just about the home loan PS: Personally, I'm pretty hard to impress on these sort of things, and not at all happy to do this type of process. 21.01.2022 Cool tip. I had a client bought at auction on the weekend. (yay). They didn't have the full 5% deposit to transfer the deposit funds on their phone on the spot. The agent gave them this link to a Macquarie Bank product called "DEFT Auction payment". They did NOT have a Macquarie account. They registered for DEFT, and then transferred $140,000 in one transfer from their HSBC account to the agents trust account. Done. Maybe this could be Good bye to bank cheque or personal cheque for auction? ... Apart from anything else, you'll look really cool saying "I'll transfer this to your trust account on my phone straight away" !!

17.01.2022 Are SMSF loans dead? All major lenders (and most lenders) have pulled out of Self Managed Super Fund lending. It's to do with regulators' position on the rules around trusts, banks' risk appetite, and the complexity of this space in terms of the lending environment. Here is an article that's pretty good in discussing why the banks have nearly all withdrawn their products. Personally I don't have an accreditation for SMSF loans because we found it was a very specialt...y area, and hard to master in terms of lenders and options changing too much, as well as the complexity of the lending support, and the number of banks withdrawing - so it was hard to "get a run up" at it. There are still a limited number of lenders offering SMSF loans (eg Liberty, Mortgage House, Latrobe Financial). It does seem like the writing is on the wall, and this will be a thing of the past.
15.01.2022 We are our first (all) digital loan experience with a client. It's all very different to 20 years ago, but I must say it is just so much superior for the customer. The all digital loan has been getting closer (with some lenders - NAB and Macquarie), but here's the steps (all with bank grade digital security): (1) client enquiry, - we chat first chat. Then to research more thoroughly I'll send them a link and ask them to complete a FactFind... (2) I also send them a list of supporting documents needed, which they upload in File Invite. During that process, they can download all their bank statements securely without any hassle or fuss (3) We can verify a clients ID remotely using things like IDYou where a client is sent a link, takes photos of their ID and themselves, and this replaces the need for a meeting (for broker or bank) to verify ID. (4) Client meetings can be done on Zoom, and I'm building resources and videos to make this awesome. (5) Lender and loan selected, we send the client a Game Plan which shows them all the background, factors, research items, disclosures, options, and recommendations - the client can sign this on their phone. (6) When they have signed this, they also get a link for an electronic bank application by Docusign (7) When the loan is approved, the lender can send loan documents including the mortgage document for the client to sign electronically as well (usually Docusign). (8) Coincidentally, this same client signed their property contract using "Real Time Agent" which is an electronic signature process as well. It may seem a lot of steps, or awkward etc, but I assure you that done well, managed one step at a time, this is an AWESOME method to streamline and improve the client experience. No mailing documents, no paper forms to stuff up, so much quicker, do things in your own time, etc. I have had some technically challenged clients love and master this process !! My clients are loving these changes.
12.01.2022 BIG NEWS: Loan Market has acquired the mortgage broking companies Plan, FAST and Choice. It's an off market purchase by The White family, purchased from former owner NAB. This means that Loan Market will have 30% market share of the Australian mortgage broker market. Industry figures are that mortgage brokers wrote 44% of Australia's home loans in 2012, and now in 2020 that's close to 60%. So right now the Loan Market group arranges 18% of Australias home loans. This will mean going (even) harder at technology support to clients by economies of scale. The industry is changing, and Loan Market is leading the way. Very exciting.

It is 3 (identical) direct debit forms for 1 client to give an updated nomination for their 3 different loan accounts..... the bank reply is "please send this as 3 different emails with 3 different 1 page attachments". guess the bank - the winner gets the glory of being right !! {Image: needpix.com}

You may have seen the Government recent announcement of 10,000 extra eligibilities in the First Home Loan Deposit Scheme (FHLDS). SUMMARY OF HISTORY; (1) 1 Jan 2020. 05.01.2022 Approximately 450,000 borrowers are approaching the expiry of their deferral arrangements, which are set to be reviewed over the coming weeks, the Australian Banking Association has revealed.
