If you have been having trouble getting to us on our land line please use the mobile, 0419 787 766, as, with out any notice, have had our landlines cut off, despite being told by them and our landlord that Telstra could not connect our landlines via the NBN. Please share this post with any one you know who might need us and cannot get through. Will let you know when we are back up.

Heres an article in this months newsletter about protecting your most valuable physical asset: Protect Yourself By Having Sufficient Insurance Cover For Your Home... Our cyclone season has been a bit of a fizzer so far this year, lets not be complacent though and make sure we are always ready to reduce the risk of disaster by having sufficient home insurance cover to protect our biggest asset. So what is sufficient insurance cover for your home? The amount you insure your home for is known as the sum insured. Most insurers ask you to nominate a sum insured, and its important you get this right or you may find yourself out of pocket if disaster strikes. The main thing to remember is that your home building sum insured should be sufficient to build your home again if you had to at todays prices. Your sum insured does not include your land, just your home itself, and is not the amount you owe on your mortgage. When calculating your entire rebuilding cost, take into account all fixed items, such as built-in wardrobes, kitchen and bathroom cabinets, tapware, light fittings, fixed awnings, fencing, garages and sheds, in-ground pools, ponds and fixed pumps. A good rule of thumb is to include anything you wouldnt generally pack up and take if you moved. Check with your insurer if unclear whether an item comes under home building or contents. Some insurers do the math for you and offer total replacement building policies. They assess what it would cost to build your home today and charge an appropriate premium. So have you recently reviewed the amount you are covered for? If not it might be time to have a look and give yourself peace of mind by making sure your cover reflects todays rebuilding costs.

The changes the government want to do to how we are paid will devaste our ability to carry on. As you know, we have always looked after customers first and cutting our income that the bank pays us (not the customer, which Commissioner Hayes wants enforced, so, banks get richer and if you want to use a broker for help, the fee comes out of your pocket. 07.01.2022 Do You Have A Mortgage? Then this article from my latest newsletter is a must read: 5 Things You Need To Do To Beat Tough Lending Policies When Refinancing Your Existing Mortgage... There are a number of reasons that you would refinance, other than selling and buying another home. Including, renovating, purchase an item such as a car, consolidate debts, divorce, stretched budget, and others. Recently we are seeing the banks be much tougher in their lending policies for these situations and are declining many requests, where before they would have been approved. When refinancing, or asking for a top up, (which in the eyes of the banks amounts to the same thing) you end up with a completely new mortgage in most cases, requires you to present a completely new application for a mortgage. You are required to detail your present financial circumstances so that a reassessment of eligibility can be undertaken. To avoid being declined here are 5 best practice money management tips to follow before you request a refinance: - Have a clear repayment history with all your products that you have with your bank, your mortgage, credit cards etc. Make sure they are paid on time and as required every time. - Keep all your credit cards in order, dont go over your limit or have missed payments noted. Prioritise this as it is especially important if you are looking to consolidate your credit card debts into your mortgage. - Keep number of short term personal loans to a minimum. As these loans usually have a high monthly repayment amount they have a significant negative effect on your repayment capacity when looking to refinance. - Dont make numerous enquiries with lenders, especially payday lenders such as cash converters, as each enquiry is recorded and the bank looks at your financial management ability in a very negative light as a result of these enquiries. - Dont wait until the last minute to make an application for refinance, as the banks are not the fastest at giving you an approval. This is especially vital if time is limited on say a purchase, or your budget is becoming stretched, act well before it is near breaking point. Regardless of the reason for refinancing you will need to have equity in your home, i.e. spare value in your home against which to borrow further. And note the banks are only lending up to 90% of the value of your home, this will determine the amount they will lend you. Of course the present value of your home will determine the actual amount of extra borrowing you can obtain. So your first step when refinancing is to get an idea of its value, thats easy, call me, Ill arrange a valuation estimate for you. And of course if you find yourself in this situation give me a call and I will work out what is possible and arrange it all for you.
