22.01.2022 Strange days but lending goes on. The mix of loans has changed a lot in 6 x months.
22.01.2022 If I had to guess, I reckon I'd have about a dozen conversation a week that starts like this... "I saw (Insert random bank) advertising an interest rate for (insert very low interest rate). I would like to finance my home loan" Firstly, it's great that people are looking for better value home loans, unfortunately, switching to a cheaper rate is not always possible ...or in your best interests...here's why!... 1) The bank's policies don't fit your circumstances e.g. the postcode is restricted or your borrowing capacity is limited (all banks calculate this differently) 2) The low interest rate is a 'Honeymoon Rate' and the real cost (comparison rate) is actually higher then what you currently have 3) The cost to refinance is too high, and the benefits are lost. This can occur when Lenders Mortgage Insurance is payable or you are breaking Fixed Interest Loan Having said that, you should always be on the lookout for a better deal, and at the very least, approach your existing lender regularly and show them what other banks are offering. If you want to compare your current loan to other lenders, here's a loan comparison tool to get you started... As expected we are getting unprecedented inquiries about the Homebuilder grant and are endeavouring to reply to emails/return phone calls as quickly as possible. Also... I've found there is a lot of misinformation out there about it.... Do not rely on info from a news article or similar. See below for the official treasury release which includes a fact sheet & FAQs. A few key points - It is available for non-first home buyers In SA, if you are a first home buyer, you get the current $15,000 as well as the $25,000 for a total of $40,000! "A report from the Grattan Institute in September labelled the scheme counter-productive at worst and fatally flawed and warned it should not proceed as it is too small to help first-home buyers at present and would only push up prices if it were expanded".

Minimising tax is one of our favourite Australian pastimes (I wanted to say dodging...but I won't) so make sure you're only claiming what you're allowed. This year the ATO will be trying to claw back a bit of the money being thrown around so get your excuses ready

17.01.2022 I'm seeing a lot of this. The accessing of super early (if ineligible) has more issues then just the fact you might have to pay it back; 1) You are going to find it very difficult to obtain finance. Lenders assume you are in financial distress if you have accessed you super. 2) It doesn't count as genuine savings. Even though it's your money, lenders don't include it in their calculations if you are required to prove genuine savings.... 3) If you do manage to convince a lender that you aren't in financial distress...then they are going to assume you weren't eligible to access your Super and will have to pay it back. No doubt lots more to come on this issue and it's going to be messy.

11.01.2022 There are now interest free credit cards on offer from some major banks as they seek to compete with Afterpay. So...good thing or bad thing? Answer: Bad... So...does that mean Afterpay is better? Answer: Nope...bad as well. It's all credit (money you don't have) whether you're paying interest (or 'monthly charges') or not. Unless you need it for survival, you don't need it.

They have been front & centre with their support during the bush fire crisis and this latest initiative (Home Loan Compassionate Care) shows that they are listening and learning.

"Of these customers we found: 40 per cent overstated their income in their mortgage application; 15 per cent understated other debts; 67 per cent are on [wage subsidy] JobKeeper; 25 per cent are on [unemployment benefit] JobSeeker."
