24.01.2022 MEET THE TEAM MONDAY - MICHAEL SHANAHAN Its a little different post today! Today we introduce Michael Shanahan - our existing clients know him well as he one of our longest serving employees. After 40 years as a Building Surveyor, today marks Michaels first day of semi-retirment. ... "Shano" has worked with Local for the past 15 years in the Macarthur Office and developed strong working relationships with the builders of South West Sydney. He will still be available in the Macarthur Office every Wednesday and Thursday. Every other day he plans to play golf!

23.01.2022 CHRISTMAS HOLIDAY CLOSURE Please be advised Local Group will be closed from 12:00 noon Friday 23rd December 2016 and reopen on Monday 11th January 2017 at 9:00am. The last day for inspections for 2016 will be Thursday the 22nd December 2016. Occupation Certificates will not be issued after Wednesday 21st December, 2016. As such, final inspections need to be booked for no later than Tuesday the 20th December, 2016.... Please ensure any inspections required for Monday 11th January 2017 onwards are booked before 3pm on Thursday 22nd December 2016.

21.01.2022 FREQUENTLY ASKED FRIDAY "HOW LONG DOES MY APPROVAL LAST??" Works must commence before the expiry date of the Construction or Complying Development Certificate. ... A construction certificate will expire when the development consent expires. A complying development certificate has an expiry date five years after the date of issue of the certificate. Once works commence however there is no time limit on the completion of works.

19.01.2022 KU-RING-GAI COUNCIL Ku-Ring-Gai Council have recently introduced some Draft Development Control Plans that identify new conservation areas within their LGA. As such, there is the possibility that this may impact on the issue of applications for CDC.... This may impact on the issue of Complying Development Certificates. Please ensure any Section 149 Planning Certificate submitted as part of the CDC Application is dated after 23 October 2017.

18.01.2022 TECHNICAL TUESDAY Swimming Pool Regulations changed in April this year, if you are selling your house and have a pool you now need to attach either: - A valid Occupation Certificate for the Pool... - A valid Compliance Certificate; or - A valid Non-Compliance Certificate. Only accredited Swimming Pool Inspectors can issue Compliance or Non-Compliance Certificates. Email [email protected] for more information.

08.01.2022 ENVIRONMENTAL PLANNING AND ASSESSMENT AMENDMENT BILL 2017 On Wednesday 18 October 2017, the Environmental Planning and Assessment Amendment Bill 2017 was introduced into the Legislative Council. This bill makes substantial changes to the current planning legislation in NSW. Of particular note is the proposal to allow a complying development certificate to be issued subject to a deferred commencement condition. This would mean that a private certifier would be able to issue a ...Complying Development Certificate for unregistered land subject to a condition that the certificate is not to operate until such time that the land is registered. If this proposal goes ahead it will only increase the scope for private certifiers and save builders and owners considerable time. The bill is due for discussion again in Parliament from 14 November 2017. Watch this space, we will keep you updated as new information becomes available.

The home will be auctioned off later this year, with proceeds donated to Variety - the Childrens Charity of Australia to help make a difference to the lives of Aussie kids who deserve it! Awesome initiative!
04.01.2022 MEET THE TEAM MONDAY - CHRIS DONOVAN Chris joined the Local team in 2015. Before deciding to pursue a career in the building industry Chris served 10 years in the army. He commenced his building surveying career in Local Government working at both Gosford City and The Hills Shire Councils. Chris is now based in our Norwest Office but also assists in the Central Coast Office from time to time. Chris hopes to soon gain A3 Accreditation and continues to expand his industry knowledge with further tertiary study. Chris is particularly interested in swimming pool certification and formulating ways in which we can provide the best possible outcome for the owner whilst still meeting all regulatory requirements to prevent childhood drowning.

02.01.2022 MEET THE TEAM MONDAY - DAVID HARRISON Meet David! David works from our Norwest Office as an A4 Accredited Certifier. David has been a building inspector for the last two years and has been with Local for a year working in both our Cronulla and Norwest Offices.... Prior to pursuing his career as a Building Surveyor, David worked as a Project and Construction Manager working on major Residential and Commerical Projects. Throughout this time David has gained valuable on-site experience in the building industry.

A blanket kicked off in the middle of the night came to rest on a fan-forc...ed heater sparking a huge blaze that claimed the life of Lindas sister and caused her horrific injuries that she continues to manage today. The house fire occurred before smoke alarm legislation made it compulsory for a working smoke alarm in each home where people sleep.
