20.01.2022 Verdana, Miranda - We are proud to announce that Practical Completion was achieved on our Verdana project in September 2020, bringing to an end the 1st project completion in Australia for our valued client BRDB Developments. Featuring 65 apartments, split over 2 building cores, 3 levels of basement, 8 levels of structure spanning 13,670sqm in total, this project was impeccably delivered by the Lords Group project delivery team in conjunction with project partners QPC & C Pty ...Ltd, nettletontribe, Xavier Knight, and Certified Building Specialists. Despite the COVID19 pressures placed on the industry and the project itself, the Lords Group team, delivery system and operations in its entirety have proven strong and resilient once again. The vision and outlook for Lords Group have never looked stronger and we look forward to continuing to deliver high-quality outcomes consistently for our valued clients. 20.01.2022 Marmont, Double Bay - Our delivery team are continuing to hit milestones with internal fit-out now in full swing across all levels. With basement soffits, columns and walls now painted and services installation 90% complete the team are now preparing the 4m deep pits for the car stacker installation. Above basement, the entire building has been sheeted, painted and we have screeded the entirety of the building ensuring that we achieve perfect threshold transitions for floor ...finishes between wet areas, living spaces and lobby corridors. With the prototype apartment joinery approved, the commencement of carcass installation has also progressed concurrently to all levels. Within the bathrooms, over and above our waterproofing system the protective coating above our screeds has also been installed prior to tile installation to mitigate the risk of efflorescence within our wet areas. The team are also working through our QA inspection process signing off the set-out of tiles prior to commencement of tiling to the building. When it comes to quality, our delivery teams are passionate about achieving construction excellence at all levels, notwithstanding where the eyes sometimes don't see. 18.01.2022 Marmont, Double Bay - Exciting times for our Marmont delivery team, valued client Fortis and associated stakeholders, with scaffolding being dropped, protection being removed, and the balance of joinery and associated fittings and appliances now being installed. The team are in the final stages of the Prototype Apartment, completing early defect inspections and driving the high-quality mantra through our team of contractors and suppliers, thereby establishing our minimum expe...ctations for the balance of the project. 14.01.2022 The Benson, Rose Bay - And just like that, a vision is realised. On Monday, the Lords Group project delivery team achieved the Occupation Certificate for The Benson, Rose Bay project. This project threw a variety of complex and detailed challenges at the delivery team, but through proactive and meticulous planning, a committed client, a detail-orientated team of consultants, contractors and suppliers, and a passionate delivery team committed to the pursuit of construction ex...cellence, it was delivered to a premium standard and a standard we are confident has set a benchmark for luxury apartment living in Sydney. In the words of the Fortis Senior Development Manager, "the smoothest project I have ever worked on..". 13.01.2022 Pallas House - Momentum on our heavy commercial refurbishment project, Pallas House has ramped up significantly over the last few days, with the installation of the B Class Hoarding and full height facade scaffolding now complete, facilitating heavy demolition to commence on the existing concrete facade upstands and fins, which will make way for the new facade system. Concurrently, the structural amplification works are progressing, with all new footings and column pads saw c...ut through existing ground floor slabs and now poured and the new lift shaft excavated, tanked with Bentonite membrane and poured to protect from the shallow water table. The installation of the new lift and fire stair core is a critical sequencing hold point that must be completed and tied into the existing roof slab prior to the demolition of the existing shafts. 12.01.2022 Pallas House - Our commercial delivery team continue to meet tight project milestones on this complex heavy refurbishment project for valued client Fortis with the structural demolition of existing lift and fire stair shafts now complete. Of significant challenge to this project and the structural engineers, was the requirement from the Lords Group team to construct new building elements, whilst concurrently demolishing core elements but also maintaining the integrity of the ...building as a whole. As evident in the images, large portions of the original building fabric have been demolished and augmented to facilitate the open plan design intent of the commercial spaces. The 4 level continuous column in the centre of the image, transfers load from the new PT roof slab down to the foundations of the building. This steel column now installed including the recent milestone of the new PT slab being stressed has enabled the safe removal of the existing core and also the commencement of the new Level 5 & 6 structural steel framing which should be completed next week. The team will now also be prioritising the bottom-up in-filling of the voids which laterally ties the new column into the existing slabs. 10.01.2022 Pallas House - Our commercial delivery team continues to hit critical milestones at our heavy refurbishment project in Double Bay for Fortis. This week the 1st level of pre-cast panels consisting of boundary walls and fire stair shafts were delivered and installed seamlessly within a 5-hour shift. 08.01.2022 Marmont, Double Bay - Exciting times ahead for all project stakeholders, with the finishing trades now well and truly progressing across all facets of the project. A key feature of Marmont, is the natural copper cladding which is being installed to the front facade and which will no doubt draw the attention of the thousands of daily New South Head Rd commuters. A protective film is currently installed to the copper, ensuring its protection from scratches. But once this film is removed, the natural oxidation process will immediately commence leaving this building post-completion with a facade that is low maintenance, durable and ageless. 02.01.2022 Pallas House, Double Bay - A major project milestone was achieved recently by the Pallas House team with the completion of the new transfer slab which was poured to the existing roof slab. The demolition sequencing, propping enabling works and new core re-construction staged works were carefully coordinated and meticulously executed by the Lords Group commercial delivery team in close collaboration with our structural engineers Xavier Knight. This new PT slab facilitates the ...transfer of loads from the original building column alignment to the new column alignment of the 2 additional floors which will be added to this existing building. With final stressing to the slab currently being undertaken, we look forward to the imminent delivery of structural steel and pre-cast paneling for the 2 new floors.
