Adelaide property values have climbed at their fastest monthly rate in 14 years, new figures reveal. CoreLogic’s latest home value index shows the city’s median property value rose 1.5 per cent in March to $486,555. The last time the index climbed at a faster rate was in December 2007 when it recorded a 2.1 per cent monthly increase. It comes as national home values climbed at their fastest rate in more than three decades. The national index recorded a 2.8 per cent rise in March the fastest rate of appreciation since October 1988 when it increased 3.2 per cent. Director Lachlan Turner said the growth across Adelaide was driven mostly by strong demand for houses. It’s not across the board, it’s mainly houses, he said. I think it’s because since COVID people value their own space. He said the market was running wild and the steady growth was likely to continue over the next year, and potentially into 2022, depending on whether stricter lending criteria was imposed. Growth in the first half of this year will be very strong, it might slow in the second half of the year, he said. So far Adelaide has recorded a 3.2 per cent increase in property values over the first three months of the year. Meanwhile, those in regional SA climbed 1.4 per cent for the month and 5.9 per cent for the March quarter. Nationally, total listing numbers over the four weeks ending March 28 showed advertised stock levels were 25.5 per cent below the five year average, while new listings were 3 per cent above the five years average. CoreLogic research director Tim Lawless said the main reason total listing numbers remained so low was because buyer demand was consistently outweighing new advertised supply. The ratio of sales to new listings is tracking at around 1.1, implying for every new listing added to the market, 1.1 homes are sold, he said.
