25.01.2022 - 1. Do a site measure ahead of moving day. Just before settlement day, most solicitors will encourage you to have an inspection of the property to confirm it is in the same working order as the day you bought it. This is also an opportunity to measure access points like hallways and stairways, check the fridge space, rug and furniture sizes etc. 2. Save time and energy double handling. Colour code boxes when packing to save time when un...packing. Then, at the new home, stick the corresponding colour to each door to make it easy for the removals to put things in the right place the first time. 3. Access vital items when you need them. Then the first load is almost full, pack in a box of vital items - toiletries, pet bowls, a small supply of kitchen items. These will the the first to get unpacked into your new home. Consider what you and perhaps your kids have coming up school, work, sporting events as this might fall into the vital category.

22.01.2022 The kitchen is undeniably the ‘heart of the home’ so it’s important to ensure yours is clean and dressed for sale. There is nothing worse than an unclean kitchen. Untidy drawers tend to show disorganisation and give the impression of a dysfunctional kitchen. Before putting your home on the market, follow this checklist. ... De-clutter the entire kitchen, if you haven’t used it in the last 12 months, get rid of it! Clear bench tops to allow for working space. Store away appliances like a toaster, blender, juicer, mixer etc. in cupboards to make your kitchen look bigger. Have your kitchen clean and healthy looking. This allows the buyers to imagine themselves preparing meals and enjoying family meals together with their loved ones. Ensure ample lighting to the room. Replace or repair existing light fittings if necessary. Have a simple dining table set up or even bar stools to give buyers an easy casual dining option. Clean the inside of the refrigerator and make the tops of the cooking stoves sparkle and shine. Some fresh flowers or a clean citrus scent can also help create a clean, welcome feel. For more information on how to prepare your home for sale, contact Matthew and Amy young today.

18.01.2022 Did you know? Bees help to keep our gardens thriving, but it's not just about producing pretty flowers. Bees are also vital for the pollination of many food plants. In fact, around 35 percent of global food production is dependent on bees and other pollinators, which means without them, we wouldn't have many of our favourite fruits and vegies. Fruits that need bees for cross-pollination include most apples, some pears and cherries, blueberries, rockmelon and citrus. Some edible seeds and nuts such as quinoa, sunflower and almonds need bee pollination, as do some fruiting vegetables including beans, peas, tomatoes and capsicum.

13.01.2022 Northern Beaches residents are an active bunch who embrace sport, recreation, and the outdoor lifestyle so it’s no surprise that 83% of residents cycle for recreation and 26% as a means of transport. We were happy to hear the Northern Beaches Council announce this month, "The NSW Government is providing more than $1 million in grant funding to help build more shared paths. The cash injection will help Council deliver around 2.5 kilometres of shared pathways. Once built it wi...ll be easier and safer for all users to move around." In the Pittwater area this includes; + More than 600 metres along Barrenjoey Road connecting Mona Vale and the B-Line interchange with the existing shared path network + 270 metres shared path along the eastern and northern edge of Trafalgar Park in Newport to provide a direct connection from the Gladstone Street shared path to Newport Public School This will benefit property owners in the surrounds to these areas. 13.01.2022 If you're looking to sell your house, you might be reluctant to spend more money on it. But what if spending money on your property can help to achieve a quicker sale? What if it could even get you a much better sale price? This is where property styling comes in. Property styling is all about evoking a sense of home and creating mass appeal in your property. It can help encourage more people to view your home, increase your sales price and even make the sales process shorte...r and much easier. Here are the top 5 reasons why you need to style your property for a successful sale. Did you know that 90% of buyers start their search online? For sellers, this means that the photography on your listing is even more important than ever. Property styling can help to make sure your house looks its best in photographs. Once you have the buyers at your home, you need to captivate them. This starts with enhancing the best features of your house. Your layout should create a logical flow to the property. This will help your potential buyers imagine what it will be like living there. The one thing you can never have enough of in any home is space. A professional stylist can help you create the impression of space, regardless of size. Decluttering personal items, removing unnecessary or bulky furniture can do wonders. There is nothing quite like the experience of stepping into a home for the first time. To sell your home, you need to create an impact. Stylists understand your potential buyers and what they're looking for. Styling helps properties look and feel like someone's new home. So it's no surprise that investing in property styling has an impact on the sales process. Professionally styled properties will often achieve a higher sales price, more bidders at auctions and a quicker sale.

11.01.2022 : -- Did you know that 57% of people with two-car garages don’t have room to park cars inside them or have room for only one vehicle? I think you know why. Because instead of getting rid of stuff, we throw it out in the garage! If you’re ready to take on the challenge of cleaning your garage, now’s the time to get to it. It’s very doable, here’s the plan... Declutter first Go through every single item and sort into four piles Keep, Donate, Sell, Toss. A good tip for judging which items to let go of is to ask yourself one and only one question: Have I used this in the past year? If your answer is no, then it’s time to get rid of it. Trash or recycle items you’ve decided to toss. Pack up items to be donated in your car and drop them off at the nearest donation center. Set aside items you plan to sell at an upcoming yard sale, online, or local consignment stores. Organise what’s left Once that’s done and all of the clutter is out, it’s time to start organizing. Frequently Used: Keep items that you use frequently, such as shopping bags and pet leashes within easy reach perhaps on hooks by the door. Items Used Together: Create zones for groups of things such as auto care, gardening, and sports equipment so that like items are stored together. Rarely Used: Place rarely used items, such as holiday decorations or snow tires, on higher shelves of sturdy shelving units. Tools and Bicycles: Tools such as shovels and rakes and bicycles are best stored by hanging on the wall. Keep it tidy: Once you’ve done all of that you’ll have a cleaner garage that is organized nicely. The next step is to make efforts year round to keep it that way.

06.01.2022 "This excellent photo is actually 1 of 2, both taken by Bert Cowell, Avalon Beach’s mobile green-grocer (see previous entry on website) in 1940. Bert’s daughter is Nina who is the Society’s secretary! Taken from the climb up to Bangalley Headland, note the vehicle parked approximately where you enter the reserve these days. 04.01.2022 ? Plants can add a beautiful and natural touch to your interior but did you know that aside from the aesthetics, there are other more significant reasons to add plants in your home? 1. Easier breathing.... I know we all learned in Science that we breathe oxygen and releases carbon dioxide. When the plants undergo photosynthesis, they absorb carbon dioxide and release oxygen. This means that there is an increase of oxygen levels in your home when there are plants inside. 2. Clean and purified air. With the modern climate-controlled and air-tight spaces we have these days, it is easier to trap volatile organic compounds (VOCs) which may be harmful to our health. NASA says that houseplants can remove 87% of toxins from the air. 3. Sets higher mood levels. A home with more plants tend to be happier with less stress and fatigue. Well, we can tell from the benefits stated above that with an environment with plants, people would really be happy and cheerful because they would feel better in terms of health and the aura is different with plants around. 4. Soften the look. When we talk of interior spaces, adding plants create a contrast to hard surfaces. That is why interior designers would place plants near brick walls or sharp corners. Making the area appear softer will result into a more comfortable feeling and well-being in the spaces. 5. Improved aesthetics. Well, we would all agree with this because we can clearly see how plants can upgrade the appeal of our home interior. Be creative in choosing plants too. Get small ones and big ones. Also see to it that you use the right sizes of the plants for particular spaces like adding a tall plant on a corner and a small one as a center piece. Think proper scaling!

01.01.2022 Did you know that the colour blue has been found by an overwhelming amount of people to be associated with feelings of calm and peace, and that staring at the ocean actually changes our brain waves’ frequency and puts us into a mild meditative state? The smell of the ocean breeze contributes to your soothed state, which may have something to do with the negative ions in the air that you’re breathing in. Plus, that consistent ebbing and flowing you hear as you lie on your t...owel under an umbrella, coupled with the visuals activate your parasympathetic nervous system, which is responsible for slowing us down and allowing us to relax and feel more engaged. The smell of the ocean breeze also contributes to your soothed state, which may have something to do with the negative ions in the air that you’re breathing in. These oxygen atoms have an extra electron and occur in places like waterfalls and the ocean. Staring at the ocean actually changes our brain waves’ frequency and puts us into a mild meditative state.
