02.01.2022 PUTTING A BIG PUNCH IN THE SALE OF YOUR SMALL HOME With such a strong demand from first homebuyers on the market, there is no doubting the need for entry level housing. As is often the case, entry level housing is smaller and therefore more affordable. But what can you do if you are trying to sell your ‘small’ property to make it more appealing to buyers?... There is definitely a very active small house market. First homebuyers and investors, are looking for properties that are manageable both size-wise and mortgage-wise. The first rule of thumb when putting your property, big or small, on the market is to think about your street appeal. The street appeal of small properties is ‘do or die’ territory, as it doesn’t take much for the yard to look littered with leaves, toys and tools. Many buyers will base their decision to inspect a property on how it looks from the street, so keep you lawn manicured, plant a few annuals out the front, and make sure you front door is free from mess. Once inside think bright literally! Open blinds and curtains, and turn on lights throughout the house for inspections. Often people will comment on how lovely and bright a room is so it does make a great impression.To compliment this, you may want to consider sprucing up your walls with a fresh coat of paint. To create the effect of more light, try painting the ceiling a colour lighter than the walls. Think about the layout and focal point of the room and decide whether you’re trying to accentuate roominess or cosiness. If you’re going for spaciousness, keep the large pieces against the wall. If you’re striving for a cozy feel, select dark pieces of furniture, placed away from the wall. Never underestimate the power of a few strategically placed mirrors, and recommends accessories that are long and narrow. Long thin lamps and plants can help you achieve a sense of height versus accessories that take up a lot of horizontal space. If you have a backyard, make sure it’s inviting! A small backyard isn’t necessarily a negative aspect, especially if it can be touted as an entertainers delight!
