19.01.2022 The First Home Loan Deposit Scheme is set to commence on January 1, 2020. The Scheme is designed to provide a guarantee that will allow eligible first home buyers on low and middle incomes to purchase a home with a deposit as little as 5 per cent. It will support up to 10,000 loans each financial year and will be subject to eligibility criteria in relation to income thresholds and property prices. ... Of the 10,000, 5,000 will be made available through the 25 non-major lenders appointed to the panel. Some key eligibility checks include; The Scheme includes an income test for: singles your taxable income for the previous financial year must not be more than $125,000 couples your combined taxable income for the previous income year must not be more than $200,000. 07.01.2022 On the first Tuesday of each month, the Reserve Bank of Australia meet to discuss the official cash rate. These are the widespread media announcement's you'll hear about informing you whether interest rate's have increased, been cut or remain unchanged. Effective May 4th 2016, the cash rate was lowered by 25 points to 1.75%. In August, it was cut further down to the historic low of 1.50% Fast forward 9 months and we still find our official cash rate unchanged at 1.50%.... The monthly RBA announcement has become somewhat of a distraction and largely irrelevant in terms of your home loan. It is more than likely the interest on your variable rate home loan has INCREASED over the past 9 months - unlike the cash rate which remains unchanged. This is due to a combination of regulatory requirements and lender's appetite for business - high loan to value ratio's, investment & interest only to name a few. *** THE BOTTOM LINE IS THIS 'Interest rates on hold' doesn't apply to all home loans Find out your rate and if you're unsure how it compares or if it has increased, drop me a line. In the lead up to the event, many pundits will refer to the Tale of the Tape between the fighters as a reference when giving their predictions. I thought I'd have some fun and use the opportunity to compare a 'STANDARD' Home Loan against a 'PACKAGE' Home Loan. A 'PACKAGE' Home Loan generally comes with a discounted interest rate, no establishment fees, credit card annual fee waiver... and no fees on a transaction account "all for the annual fee of $_" But what if you don't want a credit card? Or you opt for a low rate credit card which only has a small annual fee of say $99 attached to it? Lets go to the Tale of the Tape! Based on a $350,000 loan over a 30 year term, you may be surprised to find that the loan with the HIGHER interest rate is in fact CHEAPER when the annual fee is calculated into the overall cost.
