19.01.2022 LAND SALES EXPLODE!! Mandurah REIWA Branch chairman, H & N Perrys Frank Lawrence, said this week Mandurah was about to run out of vacant land to sell to an eager house building public. Since the Federal and State Governments announced their incentive packages our land at Madora Bay, Wannanup and Dawesville has been in high demand. Mr Lawrence said. ... Two Stages at Madora Bay have completely sold out within two weeks of the Federal Government Housing grant announcement. he added. Madora Bay Land Sales agent Bryan Cusick was inundated with buyers when all the land in the new Stage was snapped up in days. We released 22 blocks on the Thursday and by Sunday night 20 were sold and two contracts being prepared for signing. People building new homes could qualify for the Federal Government grant of $25,000, if they commence building within three months on a building contract signed before the end of the year and their income was below $125,000 for singles and $200,000 for a couple as at June 30 2019. The State Government will provide $20,000 if construction is commenced in a more realistic 6 month period. There are no income limits, this Grant is available to everyone Foreign Investors as well as Australian citizens. Further to the availability of those funds is an extra $10,000 for first home buyers and the Stamp duty relief on the Land purchase. Mandurah land is particularly highly sought after and Mr Lawrence advised buyers to act quickly once they find a block because soon the stocks will be depleted and Land being developed in the months ahead could face delays in Titles being available and may not make the cut off dates to qualify buyers for these grants.

17.01.2022 H&N Perry, celebrating 70 years of Real Estate in Mandurah Madora Bay, H&N Perrys largest land development was purchased in 1958 by Harry and Nancy Perry, Esta...te Agents of Mandurah, which consisted of some 800 acres. The first stage of the original Madora Bay residential locality was subdivided in 1960 with Madora Beach Road being constructed during 1959. The first stage consisted of the land bounded by Sabina Drive, Challenger, Albion and Madora Beach Roads. Prices were between 250 and 525 for the best lots fronting Sabina Drive on the beachfront. Buyers secured their own water supply with rain water tanks and wells; sewerage disposal was by septic tanks. Within a year or two of the first stage being developed the State Electricity Commission supplied power. Over the following years other stages were developed both north and south of Madora Beach Road. The name of the estate was changed during the 1970s by the developers from Madora Beach to Madora Bay as it was considered more attractive from a marketing perspective. Other initiates to improve the estate included planting Tuart Trees along Madora Beach Road and throughout the land to the east of the estate, together with the establishment of a park on the northern side of the intersection of Madora Beach Road and Sabina Drive. For the eleventh quarter in a row, Western Australia continues to be the most affordable state to live in, according to the latest Real Estate Institute of Australias Housing Affordability Report. REIWA President Damian Collins said the findings of the report revealed affordability in WAs housing and rental markets was still at the best levels we have seen in many years.... The March quarter was an unusual one for the entire nation due to COVID-19, however its pleasing to see that WA has remained the most affordable state, while seeing prices and rents holding and not falling significantly, as was predicted by many early on, Mr Collins said. Sales market For those looking to buy their first home, the proportion of family income required to meet home loan repayments was 25 per cent in the March quarter 2020. With interest rates on home loans as low as 2.5 per cent, even taking out a $400,000 loan could cost less than $200 per week, which is cheaper than renting in many cases. Mr Collins said. Overall, affordability improved across the nation as red-hot markets in Sydney and Melbourne cool, although in New South Wales homeowners still pay an average of 42.5 per cent of their family income on home loan repayments - significantly more than West Australians do. While the dream of home ownership remains a challenge on the East Coast, its very much alive and well in WA, as our rents and home values are the most affordable of all the states, Mr Collins said. 07.01.2022 Madora Bay listed as Top 5 Land Sales in June. reiwa.com data has revealed that over 1,000 sales transactions have occurred in greater Perth for the week ending 21 June 2020, which is almost double the 52-week average of 539 sales per week and is the highest level of activity seen since June 2013. REIWA President Damian Collins said the Perth metro market has certainly started to pick back up and is not only performing better than last month, but also this time last year. ... Last weeks sales compromised of 613 dwellings which is 57 per cent more than the 52-week average and 412 vacant land sales, almost five times more than the 52-week average, Mr Collins said.
