(Otherwise, there is a chance of loosing a deposit and not being able to finalise the purchase) You have got a conveyancer ready to check the documents on Sunday midday if needed. (An unavailable one can kill the deal) You have done your research analysing the area, what has been sold in the last 6months within <5km radius. (The properties must be comparable in land size, location,bedrooms etc) You know that the most important factor when executing a house is NOT a PRICE. It is a right STRATEGY. Buying off-market, offering right conditions, doing an instant due diligence can save you thousands of dollars and help you to avoid competition. (Having a building&pest inspector, a conveyancer, a mortgage broker, a Buyer’s Advocate ready to go is the key). During the Stage 4 you can only purchase without physically inspecting a property.
