25.01.2022 This is one of the reasons why living and working in the Paddington and Bardon area is so good. Our local government representative, Councillor Peter Matic is truly a man of heart, soul and intelligence.
24.01.2022 I am about to go and meet a home owner who has a zillion dollar waterfront property. Apparently, hes not happy with his current agent.. As a rule, I make friends with my with competitors as I know that they will very most probably be working very hard and long hours to make their clients happy. The only person that Im happy to hold out on and not make friends with, is my ex husband., but thats another blog site all together. ... To the onlooker, the work project of selling somebodys home looks like an iceberg ..not much showing for all the big impact (the $ fee that you pay), but underneath, very often there is months and months of working together to bring a property to being market ready. This morning Ive spent far too much time trying to figure out why this mans absolutely gorgeous home is not selling, and I think it comes down to marketing and presenting it properly. I think that sellers need to think about the issue a bit more if they are serious about not being disappointed with the sale price of their home. Its like being one of my middle aged single friends going to the Stradbroke Cup on the hope that they will meet Mr Fabulous:- You need to look your best! Dress Up and show your very best feature You need to Spread your Message You cant sell a secret and hide, so be visible! You need to have Intention be clear about what you are seeking and go for it. Understand that this costs Money Investing in your future Love Life cost money so spend! Just like finding the love of your life, Selling your property for a really happy price is not easy, but it is easier if you work cleverly and team up with a great agent. https://www.choice.com.au///guide-to-selling-your-property
22.01.2022 As a real estate agent, the go-to question which everybody asks me is whats happening in the market? The answer is always, 'it depends'. If you are interested, please have a read of this rather long but well-crafted Michael Yardney article as it does a great job explaining how the market is a conglomeration of lots of markets, and whilst there may be indicators of trends, the astute buyer takes the time to analyse and understand the nuances and characteristics of e...ach sub market. Even my 94-year-old mother, Marion McLay, a retired pig farmer remains deeply interested in whats happening in real estate. That said, she has a very deep suspicion of anything urban, and is a true believer that rural industry (and rural people for that matter!) will save us all! So, perhaps to your astute real estate investors out there, it's time to call up and catch up with your country cousins! https://propertyupdate.com.au/whats-ahead-brisbanes-proper/
22.01.2022 If you play the long game, did you know that loyalty will pay off? Almost everybody has some interest or another in real estate, even if it's assuming a background curiousity and keeping a tab on what your family home is worth. However, you may have a dream to build, or to buy an old church, to find some something horrible and make it your castle.... Don't keep your dream a secret....Tell me about it! Send me an email or phone me (0475 065 822) and let's write it down and see what comes up. There are many sellers who are more than happy to take my call when I ring and say 'hey - I've got somebody who is crazy keen about your property....can I show them through?'. You never know until you give it a go!
21.01.2022 Nobody ever said that 'to much holidaying was too much'.........Here I am with Russell in Florence last week. But back to work now.......posting here with a common sense article for first time investors.........and, I suspect that some second time investors should read this as well..... https://www.therealestateconversation.com.au//property-inv

19.01.2022 If you are up early on Sunday mornings, you may like to keep me company on Mt Coot-tha as I'm trying to build some walking fitness in preparation for a 30 Km Fred Hollows Foundation, Coastrek Fundraiser. But, if you Sunday mornings are best spent in bed, you may wish to donate to the Foundation? I'd love to raise $ 2000.00 for the cause....and would be most grateful for any donation to my page. ... http://sunshine.coastrek.com.au/fundraisers/margomclay Come on! I need the company! 14.01.2022 My friend Ben Anderssen, a registered property valuer owns a very successful buyers agency and buyers advocacy consulting business called Property Chase. On a regular basis, Ben publishes a monthly update. There's a fee involved in engaging a buyer's agent, but this is easily offset by the time and dollar savings achieved if you engage an experienced professional. https://propertychase.us18.list-manage.com/track/click
14.01.2022 Message me if you are curious about how much your home is worth if you put it on the market now. I can provide a current market appraisal, which will add some facts to your Game of Life plan. Best regards, Margo ... https://www.ratemyagent.com.au//margo-mclay-ce/sales/about
13.01.2022 After a few weeks settling into LJ Hooker, today I feel 'almost in control', and well and truly open for business. I'm continuing to do what I enjoy....selling residential and commercial/investment properties. Last week, I had three almost identical conversations with clients around the question of 'when is the best time to sell'. ... Considering NOW or 'WAIT TILL THE MARKET IMPROVES', is a question which buyers constantly wrestle with, quite often until a real life event like a relationship breaking down, a health crisis or just not having enough room for all the family drives the decision making. So, I found this article which will presents an analytical framework for your decision making. There is no right or wrong reason, but the answer essentially lies in knowing your game plan and sticking to it. http://onproperty.com.au/when-should-you-sell-an-investmen/
13.01.2022 Every now and again, a really interesting property comes along. For all of you inspired 'Project People' out there, come along to one of my Open Homes to check out 50 Upper Cairns Terrace, Paddington and I'll give you a paddle to bid at our auction! The views towards the city and Mt Cooth-tha are really wonderful. https://www.realestate.com.au/property-house-qld-paddington
12.01.2022 I thought this article by Jack Dixon about 'place branding' was interesting. It's probably a prompt for all of us to elevate our interest in our local area, to create a nicer area to live, and ultimately we will enjoy the benefit of increased property values. Reclaim your power, and hassle your local councillor! Come up with ideas, give feedback, report things that aren't working, create a vision for your suburb. In Paddington Ward, watch out Peter Matic! http://www.petermatic.com.au/ https://www.therealestateconversation.com.au//suburb-brand

05.01.2022 In my experience, everybody wants their home to be worth a lot more than their neighbours, and there is a natural motivation to price it higher than its market value in the blind hope that it will sell for a spectacular sale price. I completely understand this, and might be tempted to do the same, However, these days buyers are clever, savvy and well- educated and seek to buy ON VALUE and not ON PRICE. ... Trust me when I tell you this.buyers are the first to pick on the poor old real estate agent if a home priced well over its vale. And, most times they will just move on and wont bother putting in an offer. Pricing your home is difficult, but we can add some science and find a for sale price which will excite buyers. After all, who wants to cleaning every single Saturday morning for months on end for an open house when you could pitch your sale price just right, create some buyer excitement and move on with your life plans. I thought this article was very instructional, please touch base so I can help. https://www.realestate.com.au//how-to-value-a-property-be/
05.01.2022 The 'off market' is a mystery place where you can sell your property if you work with a good agent. Trust, good communication and simply teaming up is the key. Read this to understand how to make it work for you, and talk to me. https://www.news.com.au///453e2b72162a4c9d390b9d687b6d1b72
04.01.2022 When you read the latest ABS statistics about stalling home prices, you could feel completely down in the dumps. Bottom line is that quite often we have no choice but to sell our properties because of changing health, relationship or financial reasons. Don't completely despair. There is always light on the horizon. ... The trick is to amp up your marketing strategy to elicit the best sale price out of the market. There is no one cookie cutter approach, and your dollar investment needn't be awful. Just ask me how - 0475 065 822. http://www.abc.net.au//house-price-falls-from-if-t/9886604
03.01.2022 Seriously,I feel that I want to stab myself in the eyes posting something as boring as stamp duty. That said, a number of years ago I was so caught out. A classic case of Buyer Beware. On the day of settlement for a very fancy riverside unit which I'd bought off the plan during the heady pre GFC days, the slack but very expensive Italian suite clad solicitor requested a further $ 35,000. I was beside myself, and completely blindsided by my ignorance. ... I receive these blogs from Real Conversation and very often they are relevant and the knowledge will save your bacon....if not a bit boring. https://www.therealestateconversation.com.au//what-stamp-d
02.01.2022 Finding a house close to the Brisbanes CBD for under $500,000 is becoming increasingly difficult. I waiver between being a pathological optimist and snarly sceptic about whether its possible. But the experts have the evidence: - Programme your GPS and head to Rocklea, Zillmere, Hemmant, Archerfield and Pinkenba. ...
