24.01.2022 I am about to go and meet a home owner who has a zillion dollar waterfront property. Apparently, hes not happy with his current agent.. As a rule, I make friends with my with competitors as I know that they will very most probably be working very hard and long hours to make their clients happy. The only person that Im happy to hold out on and not make friends with, is my ex husband., but thats another blog site all together. ... To the onlooker, the work project of selling somebodys home looks like an iceberg ..not much showing for all the big impact (the $ fee that you pay), but underneath, very often there is months and months of working together to bring a property to being market ready. This morning Ive spent far too much time trying to figure out why this mans absolutely gorgeous home is not selling, and I think it comes down to marketing and presenting it properly. I think that sellers need to think about the issue a bit more if they are serious about not being disappointed with the sale price of their home. Its like being one of my middle aged single friends going to the Stradbroke Cup on the hope that they will meet Mr Fabulous:- You need to look your best! Dress Up and show your very best feature You need to Spread your Message You cant sell a secret and hide, so be visible! You need to have Intention be clear about what you are seeking and go for it. Understand that this costs Money Investing in your future Love Life cost money so spend! I completely understand this, and might be tempted to do the same, However, these days buyers are clever, savvy and well- educated and seek to buy ON VALUE and not ON PRICE. ... Trust me when I tell you this.buyers are the first to pick on the poor old real estate agent if a home priced well over its vale. And, most times they will just move on and wont bother putting in an offer. Pricing your home is difficult, but we can add some science and find a for sale price which will excite buyers. After all, who wants to cleaning every single Saturday morning for months on end for an open house when you could pitch your sale price just right, create some buyer excitement and move on with your life plans.
