When it comes to adding a tennis court or pool to your backyard, there is always a debate as to whether or not they will add value to your property. It is easy to spend upwards of $50,000 on a backyard pool, but would it lead to the value of your home increasing by $50,000 or more?... I would love a swimming pool, even if it didn’t add value to my home. A tennis court less so, but that is because I am an atrocious player. Swimming pools are on buyers’ minds ‘Swimming pool’ is regularly the number one keyword search term for buyers and renters on realestate.com.au. It is consistently number one in every state, except Tasmania. It is also consistent with other keywords that buyers use buyer search terms tend to be aspirational, which a pool definitely is. For renters, the popularity of a swimming pool is more surprising. However, for many rental properties, the landlord maintains the pool so the tenants don’t have this headache. In comparison, the term ‘tennis court’ rarely shows up as a keyword search. This may have been different in the 1980s when playing tennis was a far more popular pastime, but perhaps a lot of people are like me (terrible at tennis), or alternatively, are great tennis players but lack friends that are similarly talented. 04.01.2022 Property market update: build to rent schemes gain interest Build to rent properties are gaining interest in Australia, buyers are back but listings are still down and the Sydney market continues to hold strong clearance rates. In the US, build to rent is currently one of the biggest property asset classes, but it barely exists here. There are a lot of reasons why the sector is attracting interest.... Why Australia is interested in build to rent Due to the fact that some developers are unable to rely so much on the build to sell model they are now looking at alternative ways to kick start projects. Furthermore, there is a lot of money, particularly from overseas, interested in investing in the sector (e.g sovereign wealth funds, pension funds) in Australia. Although the gap between rental yield is significant between investing in most commercial property types and build to rent, this gap is tightening. Social and affordable housing providers are interested in build to rent as it has been a way to get significant amounts of this type of housing into the overseas markets. For renters, living in a build to rent apartments can also be a positive experience for a few reasons. That’s thanks to the tiny house movement a concept which has seen scores of Australians and people from all over the world reject traditional homes in favour of more minimal living.... While there’s no set definition of tiny houses, they are generally custom-made, transportable and less than 46sq m.
