23.01.2022 A look back at October 2020.... In October we announced that we had been awarded "The Pope" project at Ryde. The project is a ‘Mixed Use’ development project incorporating unique design elements. We will add a floor to the existing flat building. The adjacent site will further be transformed into an 8 storey commercial building which houses 3 retail premises on the ground floor and professional medical suites above. "The biggest collapse in Australia's population growth since World War I will drive a huge fall in new home construction that could hold back the nation's recovery from the coronavirus recession. Research released on Monday by the federal government's National Housing Finance and Investment Corporation forecasts that demand for housing could be cut by between 129,000 and 232,000 dwellings over the next three years in a development that would hit the vital c...onstruction sector." 20.01.2022 NEWS /// The NSW Government social housing plan to transition people out of welfare NSW Treasurer Dominic Perrottet announced a program on Saturday that would encourage social housing tenants to apply for traineeships on social housing construction projects as part of a specially targeted $80 million NSW economic recovery plan. 18.01.2022 Want to know if you should factor HomeBuilder into your plans? Our Case Study series is designed to help you do just that! Meet owner-occupier Jessie: Jessie enters into a contract on 31 December 2020 to substantially renovate her home, with renovations valued at $400,000. The value of her home is $900,000 (this includes the value of the house and the land). Jessie pays the builder $150,000 of the cost of renovation of her home on 2 February 2021. Jessie then applies directly... to her State or Territory to receive the $25,000 HomeBuilder grant. The State or Territory conducts the eligibility checks and confirms that Jessie owns the property, is an Australian citizen, over the age of 18, and has a taxable income under $125,000 based on her 2019-20 tax return. The State or Territory also confirms the value of the renovations is between $150,000 and $750,000, and the value of her home (house and land) is less than $1.5 million pre-renovation, and Jessie has made a payment of at least $150,000 for the renovations. The State or Territory approves the application. As Jessie already owns her own home, she is not eligible for the first home owner grant, the First Home Loan Deposit Scheme or the First Home Super Saver Scheme. Meet first home buyers Ahmed and Amanda: Ahmed and Amanda enter into a house and land contract for $550,000 on 25 September 2020. Ahmed and Amanda’s bank applies on the couple’s behalf to the relevant State or Territory State or Territory to receive the HomeBuilder $25,000 grant. The State or Territory conducts the eligibility checks and ...reviews the couple’s documentation and confirms that both Ahmed and Amanda are Australian citizens, over the age of 18, have a combined taxable income under $200,000 based on their 2018-19 tax return and the value of the contract is under the $750,000 contract price cap. As the couple are both first home buyers, Ahmed and Amanda may also be entitled to a first home owner grant and stamp duty concessions as well as the Commonwealth’s First Home Loan Deposit Scheme and First Home Super Saver Scheme. 15.01.2022 We hope you've been enjoying our HomeBuilder case study series! This case study should help first home buyers to know where they stand in regards to the HomeBuilder grant. Meet First home buyer Rebecca: Rebecca enters into a contract to purchase an off-the-plan apartment valued at $550,000 on 6 October 2020.... Rebecca’s bank applies on her behalf to the relevant State or Territory State or Territory to receive the HomeBuilder $25,000 grant. The State or Territory conducts the eligibility checks and reviews Rebecca’s application documentation. The State or Territory confirms that Rebecca is an Australian citizen, over the age of 18, has a taxable income under $125,000 based on her 2018-19 tax return and the value of the off-the-plan apartment is under the $750,000 contract price cap. 14.01.2022 New laws came into effect this month that give homeowners better protection against purchasing defective residential apartment buildings. The Residential Apartment Buildings Act 2020 will help prevent buildings from going on the market that have serious defects. 14.01.2022 Our work on ‘The Pearl’ saw us provide a striking face-lift to the entire building. The developer sought a refreshed aesthetic and refurbishment of the exterior as well as key parts of its interior. The result was an outstanding remedial project that has added considerable value to the building and its residents. 02.01.2022 Awarded: The Taliyah at Leppington Masco Group is proud to announce that it has been awarded "The Taliyah" project at Leppington. Works will include the erection of a large six storey residential flat building containing 82 apartments, with each apartment consisting of 1, 2 or 3 bedrooms, and a 2-level secured basement car park. The project is valued at 42 million dollars and will be the first residential flat building populating the increasingly busy Leppington precinct. ...
